External Description
Villa la Quercia is a wonderful villa located in a panoramic position, on the top of a hill overlooking the Val di Merse, near Monteriggioni and Siena. Immersed in a large private park (1000 sqm) of oaks and holm oaks, the property boasts a well-kept garden with lawn, and a parking area for 4 cars.
A covered loggia extends the entire length of the villa, and you will find: a lounge area (with sofas and various seats), and a dining area (with a table for 14 people and barbecue).
Next to the loggia there is a beautiful hot tub, ideal for relaxing surrounded by nature.
On the back of the villa you will find another dining table for 8 people, and a wood-burning oven, excellent for preparing tasty pizzas with friends.
The outdoor spaces are embellished by a fantastic pool (9 x 5 m), open from May to September, and equipped with an outdoor shower, deck chairs and parasols.
Moreover, at guests' disposal a lovely vegetable garden with fresh vegetables and eggs.
Internal Description
Spread over 3 floors, Villa la Quercia is internally furnished in an elegant and refined style. It can sleep up to 12 people, has 6 bedrooms and 7 bathrooms. Upon request, it is possible to accommodate up to 2 additional children, for a maximum total of 14 guests.
Internet Wifi is included. All bedrooms have air conditioning. Pets are allowed on request. A baby bed and a high chair are available free of charge.
Ground floor: You are welcomed by a large and bright living room with sofas, fireplace, tv, and direct access to the loggia. Following you will find another large living area, furnished with antiques, dining table for 14 people, sofa, armchairs, and double French windows that give access to the loggia.
The lovely kitchen is fully equipped with: two dishwashers, oven, stove, toaster, kettle, coffee machine, refrigerator, tv, dining table for 6 people, wood stove, microwave. From the kitchen you have direct access to the back garden.
Next to the kitchen there is a laundry room, equipped with washing machine and dryer.
Also on this floor you will find a service bathroom, and 2 double bedrooms, both with ensuite bathroom with shower.
Loft: From the living room a few steps lead to the loft, a spacious two-room apartment consisting of: a bathroom with shower, a large table with sofas, and two sofa beds (one double and one single). This space can be used both as a family room and as a tavern for games and entertainment.
First floor: An elegant staircase leads to the upper floor where there is another living room with sofa, tv and fireplace.
The sleeping area is made up of three bedrooms: 1 family room (with double bed, single sofa bed, 1 ensuite bathroom with bathtub and 1 private bathroom with shower), and 2 double bedrooms, both with balcony. Following is a bathroom with shower.
Finally, at guests' disposal a bright gym equipped with: treadmill and other exercise equipment, tv, sofa, armchairs, and large windows that offer a panoramic view of the valley.

Prices and conditions
Included in the price: Electricity included up to 40 Kw per week; water; Internet Wifi; house, garden and pool maintenance.
Excluded from the price: Electricity if more than 40 Kw per week (1.00€/Kw); gas according to consumption; final cleaning (350.00€); heating according to consumption during winter months; other extra services on request. Tourist tax if required (the amount usually varies, depending on location, from 0,50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
Security deposit: Customers are required to pay 900,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
