The photos were deceiving-in the best way! The property was much larger than expected, very clean, and located right on the waterfront with easy access in and out. Communication with Pat was excellent-quick and easy throughout our stay.One thing to note: while the property does include a garage, extended SUVs (ESV) won’t fit, so street parking may be needed. Overall, a great stay and we’d absolutely recommend it.

Great spot,FABULOUS window

This was a gorgeous property in a wonderful location. We adored sitting on the couch upstairs and looking out the window. We enjoyed the patio! The layout is great for hanging out, and also for having space in separate bedrooms.

Great vacation getaway reunion!!!

Enjoyed walking the delightful island. Fun downtown. Easy walk to Duffy Rental place…very relaxing and nice experience seeing the island from the water. Multitude of good restaurants. We stayed 4 nights, and enjoyed every minute. Thank you Pat for always being available to meet our needs.

Very relaxing

This place was very comfortable way down the street for houses away from the main area on Balboa Island restaurants shops we’re all one minute walk away. This is the quiet area of Newport on the Harbor across the bridge very bright and airy we enjoyed our stay. It was a blissful eight days easy check-in easy check out. Everything went well. We would stay again.

Spectacular North Bay Front Property

This property has such a beautiful view of the bay and bridge. It’s stunning and the wide open windows make you feel like your outdoors. Lots of space and perfect for us and our four grandchildren. The host is a delight to work with and everything was so clean and inviting. Fully stocked with beach chairs and towels.

We had a wonderful time in this location . The view spectacular & walking close to all the shops & restaurants! 4th of July Fireworks

Our stay at Pat’s place on the Bayfront was great! We have a tradition of being in Newport Beach for the 4th of July but this was the first time in a long time that we have stayed on the island. This place is in the perfect location, steps from all the restaurants and stores on Marine St. The bay windows looking out onto the channel was not only peaceful but we had a perfect view of the fireworks show on the back bay. It couldn’t have been more perfect. We made great use of the BBQ and front patio along the bay front. The place was well appointed with anything you might need. Being on the island is definitely a more calm environment than being on the peninsula. Very easy to get over there by ferry on bike if you choose. We thoroughly enjoyed our stay and would definitely rent Pat’s place again. 5 stars

A Perfect Stay on Balboa Island!

My husband and I really enjoyed our stay. We rented the top floor unit of the two story home. The top floor had 4 bedrooms, 2 bathrooms plus a great room with a picturesque view of the canal/water and a perfect size kitchen! The unit was clean, well appointed, super sharp kitchen knives which my husband adored having available to him as he is a chef and a garage that we could use to park our car. Patricia was an outstanding host and very responsive the couple of times we had questions. We were there for 8 nights so we ended up buying some potted flower plants to put on the outdoor patio table to brighten up our side of the patio during our stay! We BBQ’d dinner 5 nights to enjoy the bay and to say Hi to folks as they walked by. We took 4-5 walks around the Island every day and took the ferry over to the peninsula a couple of times (super easy to walk to). We even rented a Duffy one afternoon to motor around the harbor. We loved our stay and highly recommend the upstairs unit as it was wonderful!!

Perfect situation for our family

Five adults and two infants were very comfortable in this spacious place. Plenty of room for everybody. Beautiful view out the windows. Good layout. Highly recommend it.

We enjoyed our week. Loved the fact that there was plenty of seating for everyone at the dining room table that had a beautiful view of the balboa bridge and bay. Also plenty of room on the couches. With a view of the water or tv. Another plus was there there were plenty of beds to comfortably sleep 10. With out anyone needing to sleep on the living room couches

New year's vacation fun!

We were 4 adults and 3 teenagers and we're so comfortable in the living and dining space. The photos do not show how large the space is. This is a great property in a super location.
