Clean and organized- however- it needs some love. The little details. The grill by the pool is shot. The ping pong paddles are shot- the sliding doors are beat up. There was not hot tub- as listed in the description. Nice. Clean. Needs some love.

We were beyond pleased with this property for our leadership training retreat with 43 women! The spaces were fantastic! We had plenty of space to train and present and everyone was comfortable to see, listen and take part. We did rent both sides of the property, so we had 50 bed spots. It was nice to have a few fewer than 50 so we didn't have anyone sleeping on the couch, however that is available details of sleeping arrangements can be seen in the property description. We did bring hand soap, shampoo, toilet paper, paper towels, etc...There was hand soap there that evidently prior guests ahd left in most bathrooms, so we didn't need all that we brought, however we were super happy to be sure we had it. We also brought regular coffee filters for the coffee pots - that was needed for the drip coffee makers.There are PLENTY of bathrooms for the number of guests. The kitchens are amazing. We did bring a few bags of ice and were glad to have them.Overall, we couldn't be more pleased with our choice of where to stay..literally 1 minute walk from the beach. If we come back to this area for future retreats, we will be staying in this house again. And this property might sway our decision of what area to have our retreat in next time.Thank you for providing us the absolutely perfect place for our leadership retreat!!!!

Thoroughly enjoyed our stay! Enough big bedrooms and full bathrooms for everyone. Some baths were rather small, but still en-suite. Beds are comfy. Having 2 kitchens each with 2 major appliances quite beneficial at meal time. Plenty of room for all to spread out, but also enough seating if we wanted to be together. Very close to beach. Would stay here again!

Great place - too bad the folks before us were slobs!

The cleaners worked overtime but still had to come back as the prior renters trashed the place.AC issues, but Carolina palms got temp repair fairly quickly. After first 24 hours things settled down, and became good and enjoyable, but the first 24 were too filled with unhappy surprises. I would give these folks a second chance as they did work hard to try and recover!

Cleanliness and water problems

The place was very spacious and was the perfect place for our group, however, the fruit flies in the house were a major problem. Also, the last night we stayed, it seemed like a toilet bowl pipe broke somehow in the middle of the night and started leaking through the ceiling. Other than that, the place was perfect.

Pros: LOCATION it’s great to be that near the beach! NMB is a great town with lots to do.SIZE- the house is huge with mirror North and South ends six large bedrooms on each end. Great kitchen, two dining areas and huge living room on each end.SIMPLICITY No frills . Which I think is a good thing . The rooms are simple and large- easy to get around. NEW kitchen appliances! Theses are great even though the ice makers and water in door were not yet hooked up:(Cons: CLEANLINESS Not very clean. It’s clean enough - but definitely doesn’t have a five stars for cleanliness. When we arrived, the floors and counters were dirty and we had to clean and sweep. At least one of the bathrooms was definitely not cleaned by their staff- there was poo on the side of the toilet and the sink and mirror were dirty. two bedrooms had completely unmade and ready beds. SIMPLICITY- parts this house is a bit TOO simple. No hooks to put towels, coats &c. Some bedrooms don’t have a dresser or shelf to put personal items or suitcases. A bathroom had broken light fixtures, two shower drains are broken or don’t drain well. A water leak from an upstairs bathroom through the downstairs can lights!CUSTOMER SERVICE the maintenance person responded quickly on the VRBO app… but there doesn’t seem to be much care by the operating staff. I mentioned the issues above especially the water leak- and there was no rush to get it taken care of or offer of courtesy or compensation. Just “you signed the agreement” We n

Great 3 Generation Family reunion!

Used both sides, excellent floor plan for large groups (we had 18 adults, 9 kids), great each bedroom had an attached bathroom, large washing/dryers. Short walk to the beach, excellent parking for everyone. Kids loved the pool. Used Cherry Grove Beach Services to set up/takedown beach chairs & umbrellas. Well worth the expense. Great family bonding opportunity.

Excellent choice

Overall stay was awesome. A few things that were advertised on website was not in place! But we made the best of it. There was NO pool table! This was a big disappointment for the group. The cleanliness was tolerable it a few things could have been better. One refrigerator was out of order. We were a big group and needed all of the refrigerators! But we made it work. Overall, the space was just what we were looking for. Everybody was able to spread out and have a good time.

3 Generation Girls Trip

The location to the beach access was awesome! No golf cart necessary. The private pool was appreciated and the host made sure to have it ready! There were plenty of beds and bathrooms and everyone had a great time!

Very Disappointing

We booked this beach house for a group of ladies from our church. Upon arrival the overall cleanliness of the house was very disappointing for the amount of money we paid to rent it. The floors were dirty, crumbs left on the table, and the chairs were dirty. The toilet had mold/mildew on it and there was no trashcan in the bathroom. Beds didn’t have sheets and the main door wouldn’t lock. The ladies had to prop a chair in front of it. A window was duct taped closed and another had fallen in and knocked over a dresser. The ladies contacted the maintenance supervisor, Chris, who ended up actually being the owner of the company, but he never came by or even returned their phone calls. We realize things happen and so once the ladies returned I wrote an email to Courtney, who was very understanding and helpful but wasn’t in the position to help us resolve the issue. We asked for some of our money to be refunded but we never heard back from Chris. I texted and emailed back and forth with different people from this company but Chris never responded, I haven’t talked to him yet. We took this trip back in September and I withheld this review in hopes that the issue could be resolved but no one will talk with me. The ladies said it was a nice house, but I have no confidence in sending a group of our ladies there ever again. They had problems and no one was there to take care of them even though they said they would be in the information packet we received. What’s even more disappointing is the lack of effort the owner has shown in communicating with me. There are lots of beautiful homes down at the beach, I suggest that if you rent one, do not rent one owned by Carolina Palms. Normally, you get what you pay for, but in our experience with them, the price to rent is not worth the stay you’ll get.

Okay for the price

House was in poor condition. Balcony had caution tape on it, one window was boarded up, and other windows came completely off if you tried to open them. Mattresses in the pull out couches were gross and need replacing. In general it looks more run down than the photos make it out to be. However, the easy beach access is fantastic and there’s plenty of parking and space. Game rooms upstairs are nice too. Wi-Fi is fast and easy to use. There are two kitchens with plenty of appliances and fridge space. My group had a lot of fun there. Overall 3/5.

Disgusting/Overpriced/Oceanview essentially non existent/BEWARE

This place was absolutely disgusting. We got there for a relaxing time with friends and family before our wedding and it was anything but that. Sheets and towels were filthy, so we had to wash everything the moment we got there. When I complained, they told me the cleaning lady had been there the day we arrived, which clearly was a bold face lie. One of the fridges on one side smelled like something died in it, so we could never use it. I opened the freezer to it and there was mold caked on the inside. A drawer in the other kitchen smelled the same way and of course had all the utensils. The pool had so much debry floating, because the pump did not work. Not once did they bother to say anything to me about it before we arrived and I even had messaged them asking how the house was following the storm, and I was told it was unscathed. They first said they could send someone to vacuum the pool for appearance but it was not safe to swim in. They had someone come out and he magically fixed the pool without the part they said they absolutely needed for it to work. He then had to refill the pool with water plus the pool heater never got looked at, so we never got to use it because it was freezing the entire stay. We had to change the furnace filters ourselves because they were caked with so much dust (almost black.) Internet and TV's didn't work our entire stay. Ping pong paddles were all broken, card table broken. They advertise a pool table that is non existent. All the couches/chairs/carpets have nasty stains. Caution tape on balcony & wooden board over one of the windows in a bedroom, which we all thought was from the storm so we didn't see this as a huge issue until we saw other reviews dating back months before the storm stating the same issues. My mother in law found trash swept under her bed, and there were nasty bras and panties left in a drawer in the room my husband and I were staying in. We messaged them about one of the toilets not flushing and never even got a response from Ally "the maintenence manager." Cleaning lady was suppose to bring new sheets and she never did, but made sure she told her bosses she did. On top of everything else, to make matters worse, there were COCKROACHES found in the kitchen, which they tried to justify as just being palmetto bugs, so no biggie. I'm sorry, I grew up in Florida, and it is still a cockroach, only it flies!!! (multiple roaches in the house might I add) Place should be condemned. DO NOT BOOK HERE!

It was clean on the inside, emergency communication lacking, broken appliance

I booked both units for my wedding celebration to hold all family and friends (about 40 individuals). It served it's purpose with all the rooms available to sleep everyone. This was booked for Columbus weekend and unfortunately a week after Hurrican Ian made landfall south of NMB. After the storm passed, I emailed the property manager to make sure it was still available to be occupied. The property manager emailed me back that there was minimal damage and the pool had debris and it would be cleaned before check-in. Unfortunately, that was not the case; the pool was never cleaned; full of hurricane debris and not even shocked. Once we gained entry, we started to put perishable food away and one of the 4 refrigerator/freezers was not cooling. It was set at the lowest setting and never got cool the entire weekend. Due to it not cooling, there was a lingering fishy smell. We eventually did not need it, but it was an incovenience, especially when I made contact with maintenance both via email and phone and there was no response. I also CC'd the property manager who responded the next day that maintenance would contact me, but maintenance didnt respond until after I checked out. Upon inspection of the rest of the property, half the sun sign was missing due to the hurricane, pool was dirty, there was caution tape across one of the balconies, which was not shared with us by the property manager. This should have been shared because there were several small children staying on the property and there could have been injury. There was damaged outdoor chair on the third floor balcony. Also, whoever rented the South unit, left a drawer full of women's undergarments in one of the dresser drawers. As much communication I had with the property manager, I wish the emergency contact number was manned with a live person, not a voicemail. And forcing us to email for issues with the property instead of calling, especially on the weekend was inconvenient. I would be mindful about renting this property again.

Family Vacation

We spent the week at Tropical Rays Castle with our children, their spouses, our grandchildren and a few friends! We had 35+ people! The bedrooms were a great size with enough beds for everyone. The gathering spaces were large enough that we were able to primarily used one kitchen/dining/living room the whole week. The pool was the perfect depth and size for the whole family to enjoy. Access to the beach was perfect, just a few minute’s walk with the public walkway being just across the road. We had a great time! The house needs some freshening up and several minor repairs. A few pieces of furniture were broken when we arrived and some of the cords for the TVs were missing. Overall a great stay especially for the price.

Good house for a large group

This was a good house for our large golf trip. We had 20 guys and there was plenty of room. The house met our basic needs, but it could use some upgrading, interior maintenance and be a lot cleaner. It was not the cleanest when we arrived, plus there were many maintenance issues in the unit that need to be addressed. A lot these issues were minor, but when paying this much for a house, you expect it to be top notch. The furniture is older and needs upgraded, most of the tv's did not get basic cable and required you to have an account with Apple TV, Roku, etc. There were ceiling leaks that were older and appeared to have some growth on the ceiling. The refrigerators smelled awful when we first arrived like fish. We had to call when we arrived to get the basic cable activated. We requested maintenance to fix some things, but they never showed up. Again, they were minor items so not the end of the world. Overall, the house met our needs and was spacious to relax and play cards when we were not playing golf.

This was perfect for our family reunion. Great location. Nice, spacious accommodations. Very clean. It could use some updates and upkeep. However, when we had some problems, maintenance addressed the issues promptly.
