My husband and I stayed for 3 nights earlier this month, and it was delightful!
The room was immaculate, and the view of the water was lovely. We appreciated the hot water pot for coffee/tea (provided in the room), as well as the mini fridge. The soaking tub was amazing, and the bed was comfortable.
Breakfast was delightful, essentially breakfast charcuterie! Cheeses, cold meats, breads, variety of fresh fruit, yogurt, cereals, juices, hot beverages, and hard boiled eggs. Ample amount of food for the cost of breakfast, especially since you'd have to walk to town to get breakfast elsewhere.
However, the walkability of this guest house was great to restaurants and shops, while being quiet as well.
The manager was great at checking if there was anything she could do to make our stay more pleasant.
We hope to return to Oban and stay again!
Only a few possible minor downsides, in case it's helpful to know:
1. It can be hard to make the temperature in the room colder if you like it on the cool side at night, for example, if you're an American used to having air conditioning in a hotel room, which this doesn't have.
2. There is a fee for breakfast; however, it's worth it!
3. If you have trouble with stairs and luggage, it could be hard if you can't stay on the first floor.
