If you love the character of an old home with modern and luxe amenities and a place that is just far enough off the beaten path that you get total privacy and tranquility but are only 8 miles from the action, then the FLX Farmhouse is for you! Set on 25 private & idyllic acres with rustic nature trails to explore, we are also a maple farm, Grouse Hill Maple Farm, where we make maple syrup from the land. Come here to hibernate, relax, roam, explore and have fun! Dog-friendly too!

While we do not live on or near the property, we will be available via phone and text during your stay. We also have a property manager that lives locally who can assist at any time.

POINTS OF INTEREST

📍 Is the wine trail calling you? You're less than 8 miles to the first winery on the east side of the SENECA LAKE WINE TRAIL. On the trail, there are many wineries and breweries along with a distillery and a cider house.

📍 Want to hike amongst 19 waterfalls at the world renown WATKINS GLEN STATE PARK? It's only 7 miles away! Insider tip: they also have an Olympic-sized swimming pool and a kiddie pool at the north end of the park. EAGLE CLIFF AT HAVANA GLEN (an easy trail that leads to a 41-foot waterfall with a small plunge pool to dip in), SHEQUAGA FALLS for an amazing insta-worthy selfie experience, and AUNT SARAH'S FALLS are only minutes from Watkins Glen State Park too.

📍 Heading to ITHACA or CAYUGA LAKE, it's only 25 minutes from the Farmhouse and you will find an eclectic mix of eats and culture (and more wineries and waterfalls) there along with Cornell University and Ithaca College.

📍 Looking for more hiking, more nature trails and more waterfalls? BUTTERMILK FALLS, ROBERT E. TREMAN STATE PARK (you can swim next to a huge waterfall here) and TAUGHANNOCK FALLS STATE PARK (known for it's 15-foot free-falling waterfall, the tallest in the Northeast, and its mile-long gorge trail that offers spectacular views) are all 30 minutes or less from here.

📍 Are you a gearhead? Known as America's "Super Speedway of Road Courses" for its high speeds and technical layout, Watkins Glen International Race Track is famous for its rich history in American road racing and is only 10 miles from here.

📍 Steeped in history with great hands-on experiences for all ages, CORNING and the Museum of Glass is only 35 minutes away.

📍 Excellent fishing charters and a great walkable town, GENEVA is 55 minutes north and KEUKA LAKE is 35 minutes west for more winery experiences.

Best of all, upon booking, we will provide you with an interactive (great for accessing via your cell phone) guidebook that lists out everything you need to know about the home and the region as well as our TOP 10 places to eat, drink, play and explore! We lived here and vacation here too! We give you all of the local tips and our past guests have loved it!

Guest will have sole access to the property during their stay and will access the home through a keypad. Access includes the main house and the 25 acres.

There is a garage on the property that is off limits to guests.

You will need a car to get around. There are private drivers who will drive your car (Main Street Drivers) and limo and party bus companies for private winery tours. Uber/Lyft are not reliable at this time and we do not recommend relying on them. See our House Manual for more details.

THINGS TO NOTE:

-The wood-burning fireplace in the 1st floor bedroom is functioning but off limits to guests. Do not use it.

-Our home is a non-smoking inside the home, no parties rental. No smoking includes, but is not limited to: cannabis, vaping, cigarettes and cigars. No outside guests are allowed to use the nature trails on the 25 acres. There are absolutely no hunting, ATV or snowmobile riding on the property. By booking our home, you agree to these terms and conditions and those outlined in our house manual. Any violation of these may result in a minimum of $250 house violation fee.

-At the back of the property, before you enter the woods, is a large, old well with a circular rock wall around it. Do not sit on or go near the well. Although it is covered, it still can be dangerous.
