The Space:

This spacious 6-bedroom, 6-bathroom home sleeps up to 12 guests inside the gated ChampionsGate Resort, about 13 miles from Walt Disney World. With a private screened pool, whirlpool spa, and a converted garage game room packed with air hockey, foosball, a pool table, and a basketball shooting game, it’s built for families who want easy access to the theme parks and plenty of reasons to stay in.



Bedrooms & Bathrooms

Six bedrooms give everyone room to spread out, and every bedroom features a Smart TV. The layout works well for families and multi-generational groups:



• Bedroom 1: King bed, master suite with ensuite bathroom, downstairs

• Bedroom 2: King bed, master suite with ensuite bathroom, upstairs

• Bedroom 3: Queen bed, master suite with ensuite bathroom, downstairs

• Bedroom 4: Two twin beds, with a Jack-and-Jill-style shared bathroom with Bedroom 5

Living, Dining & Kitchen

The bright, open-plan living area features comfortable recliner sofas and a large flatscreen Smart TV with cable — a great place to unwind together after a day at the parks. Upstairs, a bonus second living room gives larger groups extra space to relax, with another flatscreen Smart TV and cable so different members of the group can enjoy separate shows at the same time.



The dining area overlooks the pool and seats at least eight comfortably, while the breakfast bar provides four additional seats. The dining table and breakfast bar can also be used as convenient laptop-friendly workspaces for remote work.



The fully equipped kitchen includes quality appliances and everything you need to prepare meals at home, including a coffee maker, blender, and dishwasher for easy cleanup.



Outdoor Amenities

Step directly from the living area onto the private back patio, where you’ll find a screened-in swimming pool and whirlpool spa, chaise lounges, and an outdoor dining table. It’s a great spot to enjoy a pool day when you take a break from the theme parks.



Game Room

The converted garage serves as an in-home game room with something for everyone, including air hockey, foosball, a pool table, and a basketball shooting game. It’s an ideal place to keep the fun going after a day at the parks.



Good To Know

The home includes a washer and dryer, iron and ironing board, hairdryer, and safe for added convenience. Parking is available for two vehicles in the driveway, with additional parking throughout the community on a first-come, first-served basis.



Beyond the home’s private amenities, guests also have access to the many offerings within the gated ChampionsGate Resort community, including clubhouse pools, onsite restaurants, cafés, a mini-mart, an open-air retail shopping area, golf, and more.

You’ll have full, exclusive access to the home during your stay and shared access to the clubhouse amenities on-site.



The Neighborhood:

The ChampionsGate community has many resort-style amenities, like outdoor pools, a kids’ pool, plenty of sun loungers, a gym, a lobby, and a common area at the clubhouse with a ping-pong table! You’ll have great restaurants in the community to dine in or take out after spending a long day at the parks. There’s also an open-air retail shopping area at the nearby ChampionsGate Village and many great restaurants outside the resort, like Culver's, Texas Roadhouse, and Sakura Asian Restaurant.

Getting Around:

The home is 27.4 miles (about a 30-minute drive) from the Orlando International Airport and is located inside the Championsgate Resort community. It’s always best to check your mobile phone map or traffic app for driving times, as they differ depending on the time of day.



Other Things to Note:

Pool & BBQ

- Pool heating is available (Winter only) for $50/day and must cover your full length of stay — just request it at least 7 days before check-in. A BBQ grill is also available for an additional fee; please request it at least 48 hours before arrival.  It takes at least 24 hours for the water to reach a comfortable temperature, and the weather conditions might affect the maximum temperature.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- This is a two-story home, so please keep in mind there are stairs to reach the upper level.

- We kindly ask that you avoid moving furniture.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout, provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.



Interaction with Guests:

You can check yourself in using the electronic keypad on the door. Access codes to the gated community and the home will be provided to you before your arrival.
