Winston Estate is the whole property — main house and carriage house — with a private pool
that's yours alone, two kitchens, two patios, and a five-minute walk to the sand.
Mornings start with coffee on the balcony; evenings end poolside, grill going, string
lights on. Rosemary Beach's shops and restaurants are a short stroll away, waiting
whenever you're ready to wander.

ABOUT THIS SPACE
Chateau Winston Estate is two homes on one property, booked just for your group —
every bedroom, every patio, the private pool between them. No shared walls with
strangers, no splitting across separate reservations.

The main house is where everyone gathers. The kitchen opens into the living area — a
natural wood island, a KitchenAid gas range, and a full-size dishwasher. The living
room wraps around a tiled gas fireplace with a mounted TV and custom built-ins, deep
cream sofas, and French doors that pull the patio right into the room.

Across three floors, the main house sleeps ten in four bedrooms: three ensuite kings with the primary bedroom featuring vaulted wood-plank ceilings and private balcony access, plus a custom bunk room
with four single beds and a ladder — open to the hallway with a curtain for privacy. A
stacked washer and dryer keep pool towels in rotation.

Across the courtyard, the carriage house is its own quiet retreat — a studio with a
queen bed in a separate sleeping nook, a queen sofa bed for two more, and a
kitchenette with stove, microwave, mini fridge, and dishwasher. Perfect for
grandparents who turn in early or a couple wanting their own door to close.

Between the two houses, the private pool is the heart of it all — heating available at additional cost. Two covered patios frame it, two gas grills mean burgers and shrimp go on
together, and an outdoor shower rinses sand before it hits the floors. Cornhole waits in
the side yard; the garage doubles as flex space with a ping-pong table and a fridge for

Chateau Winston sits on Winston Lane, right where Inlet Beach meets the Rosemary
Beach town line — close enough to walk to both. The nearest public beach access is
two blocks away, a five-minute walk from the front door.

Rosemary Beach's town center — shops and restaurants like Cowgirl Kitchen and the
Wine Bar at Rosemary Beach — is a five-minute walk. Grab bikes and reach Alys
Beach, with its white architecture and Caliza Pool, in about ten minutes. Seacrest
Beach and The Hub, with pickleball and food trucks, is roughly a five-minute drive.

Further along 30A, Seaside and its Airstream food truck row is about a 15 minute
drive; WaterColor's dune-lake boardwalks are close behind. Grayton Beach State Park,
one of the best beaches in the country, is about 10 minutes, and Eden Gardens State
Park is about 20.

Both Publix and Whole Foods are nearby and deliver. Pier Park in Panama City Beach is
about 25 minutes east; Destin's harbor and outlets are roughly 35 minutes west.

Guests have full access to the entire property for the length of their stay — main
house, carriage house, private pool and patios, both kitchens, the garage ping-pong

Check-in is self-service via a smart lock — enter your code any time after 4:00 PM.
Check-out is 10:00 AM. The main house's ground floor is one level; upstairs bedrooms
are reached by stairs.

PARKING
The property has space for up to four vehicles on-site, free of charge. Three side-by-side spots in the driveway with space for a fourth vehicle to park tandem or perpendicular behind the others. Please keep all
vehicles on the property for the full stay, since overnight street parking isn't available
in this area.

A fast Level 2 EV charger is available on-site with a standard J1722 connector. Bring your own adapter if you need a different connection.

HOUSE RULES
This is a non-smoking, no-pet home — please respect both so the next group enjoys
the same fresh space you do. The booking guest must be 25 or older and present for
the entire stay.

A standard rental agreement is sent after booking and must be signed before arrival.
Because the property is on a septic system, a refundable $600 security deposit applies
to every stay — a hold, not a charge, placed two days before check-in and released
two days after check-out if nothing needs repair.

Quiet hours and respect for neighboring homes on Winston Lane are appreciated,
especially poolside in the evening. Maximum occupancy is 14 guests, and smoke and
CO alarms are installed throughout.
