Great layout, great views, would love to stay again.
Overall we had a lovely time at this location. The great room is truly great - the open concept connecting the living room, dining table and kitchen meant our whole 10-person group was able to spread out and still be part of the conversation. Having 3 bathrooms is a nice perk as well, especially with large groups. Even with great properties, I always try to think of something that could "make it better next time" - in this case, maintaining some kitchen staples. I've learned from experience with rentals to bring certain items with you: aluminum foil, spare trash bags, etc. And for our stay, at least, this property lacked a few fundamentals such as salt, pepper, measuring items (liquid cups, spoons) and dishwasher detergent, so I'll add those to my travel list. In the grand scheme, relatively minor things to be worried about - this place is still a 5/5, and I'd be happy to visit again (perhaps in warmer weather to really enjoy the dock!).

8 adults stayed here. The kitchen had every appliance. The views are spectacular even with rain. The location was perfect to hike and visit wineries. Of the 2 rooms upstairs only 1 has the bathroom attached to it. And of the 2 rooms downstairs you have to share the bathroom also not attached to either bedroom. You do need to bring bottled water for cooking and drinking. We had 8 people but the table only had 6 chairs. Overall a great stay!!

Great 4 day trip - gorgeous view
Property was clean; kitchen was very serviceable and amenities were as described. The view from the upper deck is amazing! It would be a 5-star except for 2 issues (which are important to consider): 1. The step area/concrete at top are slightly dangerous - the concrete is slanted and stairs are slanted a bit as well. As we have some elderly in the party we chose to not go down to the fire pit as a result. This is really the reason for 4-star instead of 5. With the fire pit at the bottom you have to navigate to use the fire pit. 2. The grill - it's a very sturdy charcoal grill but like you see in parks - a big square with the front completely open. As such you have tremendous heat loss. And no gas grill to compensate. If you cook in kitchen not an issue - but you need to plan your visit accordingly. We would absolutely recommend this property as long as you are OK with the above 2 issues.

Beautiful house
Really wonderful and gorgeous house. The views just take your breath away. You can't beat the porch, which is where we spent most of our time. Our family had plenty of room to spread out with enough bathrooms that we weren't bumping into each other. I wouldn't hesitate to rent here again. My criticism includes, on the listing there is a sleeper sofa/futon on the lower level, either we couldnt figure out how to pull it out or we have different definitions of a sleep soda, either way I had a family member that wasn't able to utilize it as advertised in the listing. The other item is there is a list of items to do before leaving , nothing outrageous but since check out time is at 10am with the penalty of an extra charge if late, it left us rushing to get the list done instead of relaxing during our last morning. All in all, a really beautiful house , great location to wineries, Geneva and Watkins Glen .

Great place to stay with a large group. Very pretty on the lake. Property manager needs to be a little more helpful and respond more quickly as we fixed the problem ourselves while we waited for a response but overall it was a great trip.

Gorgeous view, spacious deck, a solid 10
This is one of the nicest places we have stayed in the fifteen years we have rented summer homes in the finger lakes. The huge wall of windows gives a great view of Seneca Lake from the living room, dining room and kitchen. The deck is huge and lots of seating/table was provided. The gradual water entry was welcomed for kayaking, playing on floats and use by our dog. The home was very clean. Owner easy to reach with questions. Lots of living and sleeping space. Powerful a/c was appreciated, although some zone differences in temperature were tricky to negotiate. Furniture was in great condition. Kitchen fully equipped. Will stay here again!

We rented from 8/14-8/21 but won’t rent again for the following reasons: Upon our arrival we found wet laundry in a VERY overloaded dryer (2 sets of sheets, 8 bath towels, several wash cloths and hand towels) all in one load! I rewashed all of it (separated into 3 loads) to make sure it was clean. The first load of 4 bath towels and washcloths took two 50 minute cycles on high heat to dry. I left Todd a message on 8/15 about the laundry issue, dryer not working properly and a broken window near the driveway. He replied within 5 minutes and advised a replacement window was on order and would have their service company call me directly to coordinate a time to check the dryer. By 8/17 there was a bigger issue; mouse droppings on the kitchen counter! I left Todd a message requesting an immediate reply and advised their service company didn’t call me about the dyer (Todd didn’t reply). I left him another message on 8/18 (still no reply from Todd). The “Welcome to the Lake” instructions at the house only had Todd’s number to call; however after arriving home and accessing my email I found additional phone numbers for Tom and Norm (perhaps they could be added to the instructions at the house). I also planned on notifying Todd of the following but he didn’t return my calls: Only a small section of the dock was rebuilt and the rest is in horrible condition! The mooring whips were installed into old split boards; the board closest to the end of the dock was lifted up, twisted and not properly screwed. During a heavy rain storm we were concerned about our boat being damaged and had to purchase additional bumpers to protect it from the dock. The master bedroom mattress has two deep body impressions and needs to be replaced. We couldn’t use the shower/tub in the main bath upstairs because it wouldn’t drain. The morning sun heats up the family room; unfortunately the sliding doors don’t have screens so we either had to turn the A/C way down or leave the doors open and deal with the flies/bees. The handle was missing from the sliding door near the kitchen. Upon retrieving my dog’s toy from under the couch I noticed lots of dust and a few game pieces from previous renters. Walking barefoot will confirm the floors were not clean. The lower level shower stall had black mold on the ceiling. The sliding door lock on the lower level doesn’t work; there’s just a board there for security. The fire pit was by the water and not inviting to use in a corner of tall weeds.

We really enjoyed our stay. This home is perfectly located 1/2 way between Watkins Glenn and Geneva and within minutes of dozens of wineries. If you chose to stay at this property I recommend renting a boat from Roy's marina to get the full experience of the lake. The home was perfect for 10 adults and dogs. We used goggle maps to find local attractions (wineries, breweries, restaurants, etc) and we really had a blast. The only criticism we could pass would be the exterior of the house and landscaping was less than desirable to say the least. The boat dock is in need of repair and the property landscaping should be improved to enhance the experience of enjoying the the outdoors of this property. We found ourselves either on the large deck or lower patio every night enjoying the view of the lake. I would definitely recommend this home for anyone to stay! Hope you enjoy!

Big Disappointment
Upon our Sunday arrival, we were greeted by overflowing garbage from the last occupants. We notified the property manager, it was picked up on Friday. This property has been severely neglected. The house was not cleaned throughly. The kitchen counters and cabinets were not wiped down. We found pots and pans left dirty with dried food on them and mouse droppings in the cabinets. The kitchen was not as advertised and was ill equipped. The outside property was even more of a disappointment, not to mention dangerous. The upper deck's railing was loose. The steps leading to the beach were old and in disrepair. The dock was equally unsafe if not worse, we couldn't walk to the end of the dock without it shaking uncontrollably with loose, uneven boards and exposed nails. The property's landscaping is overgrown and like the rest of the property has been neglected. There was a rain storm one night which flooded the downstairs bedrooms. We had to scramble to prevent our belongings from being damaged. The property manager was responsive to our concerns, however, I believe this is a case of absentee, or distant property owners who's main concern is collecting rental fees and could care less about the property it-self. Finally, we saved all year for this vacation and this home was NOT as advertised. Huge disappointment!!!

Relaxing week on Seneca Lake
This property is beautiful. It was the perfect get away for our family. The house inside is well taken care of and had plenty of amenities and accessories. The location is prime. You are right in the middle of the lake, very close to wineries, Penn Yan, Geneva and Watkins Glen. We had an issue with a non working oven and the owner had someone over asap to replace it. The only negative I would say is that the outside of the house does not exactly look like the pictures. We had brought a photographer in for a day to take 3 of our kids senior pictures and a new family photo. The hill leading down to the lake is very overgrown and the beach area is also overgrown. We were able to get some great shots from the top deck and the neighbor was kind enough to let us use her yard. I would imagine it's not a top priority because the water is definitely still visible and accessible- it was just not as the picture shows. Overall we had a fabulous trip and would definitely consider renting this home again.

Great Stay
We stayed there in the beginning of the month and overall, we loved our stay. The view is ABSOLUTELY BEAUTIFUL, and is so quiet, we spent every night outside till 9:30 just enjoying. The house is perfectly located between Watkins Glen and Geneva and it allowed us to go to great restaurants for take out. It is also very close to all the wineries, which was so fun and made for a fabulous location. The house for the most part was very clean. The Property Manager was responsive with any questions we had and tried to be as flexible as possible if something came up which was incredibly appreciated! We would stay here again in a second and talk about trying to come back to Seneca Lake in the Fall! There are a few things that could be addressed in the house. There is no house manual for how things work which meant we needed to contact the Property Manager for issues like AC, garbage, etc. One of the couches in the upstairs living room is definitely broken in the middle so that could use an upgrade. We used the outdoor furniture on the upper deck all of the time but when we got there, we had to do a deep cleaning outside (wash down the table, sweep all the leaves, etc.). Some of the dishes in the kitchen were in bad shape and should be removed (we rewashed all the dishes when we got there and but there were a number that were in bad shape, even the dishwasher couldn't clean them). In terms of WiFi since we know this is a big question given remote working, we had 3 people who needed WiFi. If you do a lot of virtual conferencing, I recommend that you bring a jet pack/hotspot. The house WiFi had low download speed and the house comes with 1 jet pack. However, if you do virtual conferencing like we did, 1 jet pack only allowed for 1 person to be on it without having issues. Overall, great stay! OH and the neighbors are so nice and friendly!

2019 Family Vacation
We had a mesmerizing time this week, a time of redefining our family relationships. Three generations stayed the entire week. Our oldest son proposed to his girlfriend under the falls at Watkins Glen, our middle son and his wife are expecting our first grandchild, and we all took walks and talks with each other in varying combinations of small group time. We had big breakfasts each day enjoying the morning sun in the great room, toured around each afternoon, and played board games in the evening. The congratulatory flowers sent by Michele were gorgeous and made our future daughter in law feel so special - thank you!!

I can say the owner was great to work with and got back to me right away but otherwise the place needs some updates. The kitchen has been updated, but the rest of the house needs some TLC. Some fresh paint.Bathrooms are so out of date,tub clogged up, shower stall in need of repair. I get it's a rental but TLC is calling.Windows and corners are loaded with cobwebs. Some have screens and many with holes.Down stairs was better after being opened up(very musty). Stairs and dock are covered from a summer of duck poop and very over grown going down steps. Area is nice-close to Geneva. Everything is there that you need .So, just okay.

There was a ceiling that opened with debris falling in the bathroom, lots of mold, not senior friendly as advertised, could not open doors to outside because screens had holes. The opening in the ceiling cited by this guest was where water had entered the house from our damaged roof in one area that was caused by severe weather (please see my response to a previous review). We now have a brand new roof and we completed an extensive list of renovations and upgrades to the house in November and December of 2018 (again, please see my response to a previous review). We are thrilled with how our renovations turned out and will have new photos as soon as we coordinate with our photographer.

Nice location and view, but ruined by the owner's obvious neglect of the property
We were drawn to the property by the view and proximity to the lake. These features did not disappoint. However, the condition of the property as a whole was extremely disappointing. The dock was old and in bad shape. There were numerous rotted boards and the dock was extremely "wobbly" in multiple areas. The few attempts to patch the dock with replacement boards resulted in at least one treacherous gap (trip hazard) near one edge. Luckily, we managed to make it through the week with no injuries caused by the unsafe dock. The disappointment did not end there. During the week we had substantial amounts of water enter the house during a bad rain storm. There were at least 4 different areas of the house that experienced pooling of water (including the master bathroom). According to a roofing contractor sent out during the week, this was at least in part caused by leaks from a roof that appeared to be well past its useful life and completely clogged gutters. Once again, we were lucky in that no injuries occurred and none of our possessions were damaged. Although we did have to waste part of our vacation mopping up the pooled water and setting up dehumidifiers to dry the place out. Unfortunately, the dilapidated roof was not the only sign of neglect by the property owner in the house . The step up to the raised shower in the basement was very unstable due to rotting presumably caused by water leaking from an improperly installed shower door. Someone in the future will fall and suffer an injury if this continues to go unaddressed. Also, there were no functioning smoke detectors in the house. They were either disconnected and stored in a kitchen drawer or non-functioning due to having dead batteries or no batteries installed at all. We noticed several more instances of neglect, but the most egregious instances have been mentioned above. These issues on their own are unacceptable, but given that the property owner charged us almost $4000 for the week to rent the property without disclosing these issues is ridiculous. Overall, I would avoid this property at all costs and choose one of the other similarly priced and better maintained properties on the lake until this property owner stops neglecting his property!

We did not hear from these guests while they stayed at our home for their week long vacation, and were unaware that they had issues with the condition of the house during their stay. One item of note: our roof was damaged during a severe wind storm prior to their arrival, and our insurance company took much longer to assess the issues we had than we would have liked - installing a temporary tarp prior to the roof replacement. Having said that, due in large part to the review of this guest, we completed several significant projects (and basically renovated the entire house) in November and December of 2018. Our guests in 2019 will enjoy the following upgrades to the house: Brand new roof, NEW lower level bath, NEW paint, ALL-NEW modern electric fixtures and NEW plumbing fixtures throughout the house, several pieces of NEW furniture, Several upgrades to the kitchen, ALL NEW/coordinated bedding and linens, and NEW window treatments. Every room has a NEW smoke detector and each level has a NEW carbon monoxide detector. Our dock is 100% functional and we have mooring whips for our guests to use that our extended family enjoys each and every time we gather up at the lake. We are absolutely thrilled with the way the renovations turned out, and we'll have updated photos of the house as soon as we coordinate schedules with our photographer. Here's to a great 2019 at the lake!

My 6 friends and I rented out the house for a weekend in April. We were immediately impressed by the wall of windows that greet you as you enter the main living space. Tremendous views of the lake. There were plenty of bedrooms to accommodate all of us, and the main room was perfect for socializing. However, Todd forgot to mention that there had been some roof damage last winter, and that a patch had been placed above the Master Bathroom, but that the hole was still in the ceiling. Unfortunately due to rain, it was leaking, and the housekeeper must have left a bowl to collect it without informing Todd. ( he seemed surprised to hear that it was there and that there was water dripping from the ceiling) He apologized, but thankfully it did not rain too hard the next day so that there was no more dripping. My friend complained that the drain in the main bathroom on the top floor tub did not drain, but she had not told me till Sunday. My other friends felt that the towels were moldy smelling downstairs, though I had no such issue upstairs. In addition there were ants everywhere in the kitchen and in the bathrooms. We did not tell Todd since I assumed it was the time of year that this usually happens, and he must know about it. The house suited our needs, and was comfortable, if not dated. It fit into the neighborhood of mid-century homes. I think if it was given a little more TLC it could be better. Honestly, for me it did the job, but I think if my friends had written the review they would have been less forgiving.

Conveniently located to visit the many wineries on the west side of Seneca Lake. Would have loved to see a sunrise or sunset on the lake, but the weather didn’t cooperate.

An Amazing Getaway with a Stunning View
We spent an extended Easter weekend at this beautiful property with our family. I can't say enough good things about it. First, Todd - the owner, is exceptionally helpful. When I had questions about our arrival (and the information somehow didn't come through in its entirety via our messages) he took the time to call me and go over the information over the phone. That was such a huge plus in my book! Once we arrived we knew we had picked the perfect location. My 13 year old son, who is an avid fisherman, immediately went to the dock & came back incredibly excited. He spent 90% of his time on that dock during our stay and he had some great catches. That wall of windows in the Great Room....what can I say? It's as stunning as it appears in the preview pictures...even more so if possible. Since we were up over Easter & it was still pretty chilly outside we didn't get to take advantage of sitting on the deck very much. But, my sister in law and I did pop out there one morning with our coffee and our blankets to watch the sun rise over the water. The kitchen is well stocked with whatever kitchenware you may need. We prepared most of our own meals during our stay...including Easter dinner....and we became quite comfortable in that kitchen! The bedrooms are cozy and comfortable. There was plenty of room for all of us (10 total). In addition to the Great Room on the main level (2 bedrooms on the same level), there is a large family room in the lower level along with 2 more bedrooms. In other words, there is lots of room to stretch out! While we were there we ran into a small issue with the water pressure. I wasn't sure if it was normal for the house so I contacted Todd. And he responded right away. At first he sent his brother in law to check to see if it was something as simple as the filter needing changed. It ended up being a little more involved & a plumber came out the same day to remedy the situation. Even the plumber was super friendly. This house sits on a quiet road with hardly any traffic so you could easily bring your bikes to putter around or take a nice walk. Penn Yan is about a 10 minutes drive and there are several grocery stores to choose from. There are also several wineries within just minutes of the house. It's the best mix of being in an extremely convenient location while also having privacy. We highly recommend this property and would gladly stay here again!

Beautiful house
This home is absolutely beautiful. Everything is well maintained, and the house is spotless. Todd is a wonderful homeowner who makes you feel welcome right from the very beginning. It is close to a lot of wineries, and close to the town of Geneva. I visited the house to do several events in the town of Geneva in February, and even though it was winter, it was absolutely gorgeous. Waking up in the morning to the view of the lake was amazing. I highly recommend this home.

Thank you for your comments about the house. It always amazes me how peaceful and quiet the winter is up at the lake. Some of our very best trips have been in the middle of winter. We make it to the lake regularly during the winter months to relax and unwind and visit our favorite wineries and breweries - which are open all year 'round.
