➤ We use third-party provider Truvi as part of our guest screening process. Truvi will contact you via email and/or text to complete the verification. As a condition of booking our property we require the booking guest to purchase a non-refundable damage waiver ($35) via third party provider Truvi, which will protect you and your guests in case of accidental damage of up to $500 during your stay.

➤ Your reservation is NOT confirmed until these requirements are fulfilled, otherwise the reservation is at risk of cancellation.

➤ Driveway parking for (3) vehicles. Covered parking for (1) vehicle. There is one electric vehicle charger available.

➤ Please note: Oleander bushes are present in the backyard. Oleander is highly toxic to pets if ingested. For the safety of animals, pets are not allowed on the property.

1. For reservations of 30 days or longer, a separate cancellation policy applies:
- Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
- A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
- No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. Pursuant to the City of Tempe Code (Section 16A-219) we will conduct a national sex-offender check on the booking guest for short-term stays. Any confirmed sex offender status shall be cause for cancellation of the reservation.

3. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival. We are committed to protecting our properties, which is why we have partnered with Truvi, a third-party provider. Truvi will contact you via email and/or text. Please note that before your booking begins, we will need to verify your details (name, email, date of birth, and submit a passport/driver’s license or government issued ID, along with a real-time selfie image through the Truvi website. This must be completed within 48 hours of booking, or the reservation is at risk of cancellation.

4. We have partnered with Truvi to require a Damage Waiver Policy as a condition to book our property. You will also be asked to purchase a $35 non-refundable damage waiver through Truvi, which will protect you in case of accidental damage of up to $500 during your stay.

5. Stays of 30 nights or longer require the Tenant(s) to sign a lease, to be provided via email after verification through the Truvi website.This must be completed within 48 hours of the check-in date, or prior to staying 30 nights, or your booking is at risk of cancellation

6. If you are local and / or under the age of 21 please notify us before making your reservation

7. For short-term stays (< 30 days), no third-party bookings are allowed. The reservation holder must occupy the property for the entire length of the reservation.

8. We would like to inform you that for direct bookings and long-term stays, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy

9. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

10. Exceeding the number of guests for your reservation may result in immediate non-refundable eviction and/or additional fees. Reservation holder agrees to provide the names, ages and city, state of residence of all guests over 18 prior to check-in. Any changes to the number of guests booked in the reservation must be pre-approved in writing prior to check-in. Cameras located on the exterior of the residence (driveway, front door) shall be used to enforce this requirement.

11. This is a non-smoking property. Smoking (including cigarettes/cigars/tobacco/vaping/candles/incense/marijuana) is prohibited in any area in, or on the Premises and on the Property. If any evidence of smoking inside the house is discovered, the Guest(s) or Tenant(s) will be fined $1000, or the amount incurred for any smoke remediation fees, whichever is greater. Illegal activity,
including drug use or distribution, is prohibited.

12. A lost key charge of $300 shall apply for any lost keys to cover locksmith costs.

The house was very cute and clean, the hosts were very responsive they hosts thought of everything, lots of little extras were made available (water, sunscreen, lotion, bottled water, coffee, creamer, just to name a few) to make it a great stay!

This house was a great fit for our family to visit our ASU daughter. Fun decor, plenty of space in each room. We loved the personal extras Jared left out for us. Our favorite area was the patio, perfect for breakfast and we enjoyed the fire pit each night. We will make this our Tempe base for sure each time we visit!

Only 4 coffee cups, 4 plates, 4 bowls for house with beds for 6 people. Plenty of silverware. No blankets, throw doesn’t count. Too lite for warmth. Extra set of sheets wasn’t there. Called, told us where to unlock chest to get it and got 1 comforter and 1 sheet with excuse maid forgot. We hate it when there’s labels on drawers, soap, silverware, light, dish soap etc, we’re not idiots. Couldn’t get in once, owner responded and solved immediately. Lots of tv problems, owner had someone come out, still problems, then told us to unplug it. Nuisance. Rules very adamant: no party’s, one whole cupboard shelf of beer glasses and wine glasses and complimentary beer in fridge and bottles of wine.
