Le Clos des Sources welcomes you at the confluence of three distinctive tourist regions: the Bordeaux vineyards, Périgord (Dordogne), and Agenais (Lot-et-Garonne). This cottage is both secluded and close to essentials. Located within a vast, green, hilly property, the cottage is housed in a detached house in the immediate vicinity of the owners' home. You will have access to the owners' park and swimming pool. Numerous indoor and outdoor games are available (boules, ping-pong, table football, badminton, etc.). A private terrace with garden furniture and barbecue will allow you to enjoy your meals and pleasant moments of relaxation surrounded by nature (garden, woods, 200 m² pond, vineyards, fishing available - with a float - for carp and roach). The cottage is all on one level and has several levels (maximum 4 steps). It consists of a beautiful living room with dining room and lounge, a fully equipped kitchen, a bedroom with a 160x200cm bed facing a bathroom (shower, bathtub, double sink) with separate toilet, a second bedroom with two 90x200cm beds and its own bathroom (shower and toilet), a veranda, and a laundry room (washing machine, dryer, sink). The cottage is equipped with central heating via a heat pump and an additional fireplace insert (1 wheelbarrow of wood provided, additional wheelbarrow for a fee). Parking for two cars. Sheets, towels, and household linen are included, beds made. Private swimming pool (except for maintenance by the owner), 12x6m, depth 1m to 1.70m, access by stairs. Open from April 1st to November 1st until 11:00 p.m. It can be covered or uncovered, allowing it to be used 5 to 6 months of the year. A reinforced socket for recharging electric vehicles is very easily accessible in the gîte's parking lot.
