INCREDIBLY SPACIOUS PRIVATE BEACHFRONT VILLA WITH POOL AND KAYAKS

The perfect family or friendship haven right on the Caribbean seafront just 5-minute drive from restaurants! This grand yet relaxed five-bedroom six bed villa resides on a picture-perfect expanse of soft coral beach and boasts a huge great room, first and second floor patios for entertaining plus large rooftop terrace for the ultimate sunset spot! The ultimate laid-back retreat for all your favorite people in an exquisite, private location.

Super spacious 5 bedroom/4.5 bath beachfront house on 3 floors (including rooftop deck).

Large entry lobby leads out to pool deck, family bathroom and to 4 of the 5 bedrooms. King size beds in each room apart from the largest first floor bedroom, which has one queen and one king. Two of the downstairs bedrooms have ensuite bathrooms.

Up the stairs to the great room - two sofas, two armchairs, a table, large kitchen and access to second floor deck overlooking pool and beach.

Master bedroom is off the kitchen with a walk in closet and ensuite complete with washer dryer.

We provide a beach volleyball net, as well as kayaks, paddle boards, snorkel gear, and pool toys for your enjoyment.

New Dawn Beach House is in a perfect location. Privat, but yet only a 5 min. drive to Maya Beach with top restaurants (e.g. The Maya Beach Bistro, one of the best restaurants in the country) and bars. The closest supermarket is also in Maya Beach. Seine Bight is about a 10 min. drive. There is a big supermarket (Publics) with a nice produce selection. Placencia is a 20 min. drive. Top Value is one of the best supermarkets and there are multiple produce stands along the street and at the football field. Placencia offers also a fantastic selection of restaurants and bars.

This was our second trip to Belize and like the first, we walk away with some great memories. This time, we had our family and kids in tow. and the people, the food, the culture, and the activities are exactly like we remembered, perfect. This house is amazing for multiple reasons. First, the host quickly responds to any inquiries the group has before and during the stay. They are extremely knowledgeable about the area and provide great insights into restaurants which accommodate food allergies (celiac), where to shop to get great seafood, produce, etc..., connected us with a private chef for a fantastic day of breakfast, lunch, and dinner, and provided guidance on medical facilities as we encountered a medical emergency early in the trip. They checked in on us throughout our stay to ensure we were taken care of.The place itself is fantastic. The ocean views, the pool, the rooftop deck, the spacious rooms, the proximity to good restaurants, it was perfect for our family (10 people all together). This is the best stocked place we have seen.

Fantastic stay at New Dawn

The beach house is nestled away a few miles from the town of Placencia. We loved the house, it was well equipped with everything we needed from kitchen to bathroom to beach needs. The home was clean and really big. We loved the pool and the beach. It was a perfect home for our family and I highly recommend it.The property manager was very helpful arranging things for us and making suggestions for Captain Jak’s for excursions and aPersonal chef for our stay.

Very nice but could have some improvements.

Arrival was easy, home was large and spacious, had great AC, had a fantastic pool with a deep end, was well stocked with sunscreen, bugspray, coffee, bluetooth speakers, pool toys, and much more. The location is close the road so you get road noise while outside. We experienced a few roaches (in the main floor bathrooms) and small geckos inside the home. As others stated the property is showing some signs of age and wear in the kitchen (cabinets issues, burners that wouldn't light, subpar blender for tropical destination, wear in and around the pool, many light bulbs in the overhead lighting were not working, the beach and sand was really nice though a few patio pavers would be nice to walk on transitioning from the pool to the sand as the coarse rock was a little rough on bare feet. A little sea grass was present on the beach most of the trip, while in the water in front of the home had just a small area of sand that you could stand in up to your thighs, otherwise the sea grass was everywhere else. The clarity on our visit was only 4 about feet, snorkeling was not really viable from the house. There was one normal size kayak paddle and 2 kids size paddle, they should get adult paddles for all the kayaks. We did kayak to the south a ways where we found much more sand than seagrass The property was good overall with just a few minor improvements it could be really good, the water front is what it is - beautiful too look at but not the best for activities.

Getaway with Friends

Overall, the New Dawn Beach House is great! Does it have some quirks sure, but should that sway you from booking this house, absolutely NOT. We were there for 10 days and flew in on Tropic Air. We rented 2 cars from Destiny Car Rental and they were waiting for us at the airport upon our arrival. Pros: IT’S ON THE BEACH! I mean it's wonderful to wake up each morning to the sound of the waves and the birds and to see the sunrise. The pool was an amazing. There was plenty of room for us (4 couples) and we each had our own bathroom. The house was stocked with leftover condiments/sunscreen/bug spray, it was so nice! They have plenty of beach/pool towels so don't worry about packing any! Communication with the host Herbert was easy and he answered all our questions. Cons: A few of the beds are hard. Some of the cabinetry/windows could use some attention as a couple kitchen drawers are broken, one window near the 1/2 bath is off its hinge. There was a small leak in the dining room ceiling from all the rain they’ve been getting. The tile around the pool is very slippery when wet. The main laundry room is in the master bedroom. We found there was another laundry set outside on the south side of the house. We found the Wi-Fi to be spotty. Despite those few cons, we really enjoyed our stay. The house is about 40 mins from the village of Placencia by car. We drove to the village about every other day during our stay. We would highly recommend this little piece of paradise!

Spacious and relaxing!

We stayed a week at New Dawn - plenty of room for 3 couples. The fabulous pool is the best part of the home and the beach and grounds are lovely. Be aware that the water off the beach is not clear like you might expect at a tropical beachside unit. We did have a lot of rain, but I don’t think that’s the reason. Even so you can swim and we enjoyed the kayaks and paddle boards. At the time we stayed the unit had a lot of snorkel gear, sunscreen’s, and even bug spray. Generous towels, both bath and beach. The beds were comfortable with the exception of one which is very hard. Keep in mind that there is one room that is attached to another bedroom on the lower level, and two bedrooms share a hallway bathroom. The kitchen is well equipped, but the pans are old. We ate out for dinner every night. The best restaurant is the Maya Hotel bistro about 10 minutes away. Amazing food!Our biggest complaint, and worry, was how slippery the tile floors are when wet even with shoes. Rainwater pools on both upper and lower balconies, and on the front steps, and is very slippery. We did a snorkeling outing, but also drove to the nearby King Maya waterfall which was beautiful. The drive from the Belize airport is about 2 1/2 hours, but you really need to watch for the speed bumps everywhere. Herbert, the property manager, was very responsive and helpful.

We loved this home. It was spacious and so comfortable. The pool and the view were fantastic. There were so many little things that I loved: the beds, the bed sheets, the makeup removal clothes and the antique looking bowls in the coffee bar. This place has everything that you need. Unforgettable Beach Escape

Our family created unforgettable memories at this stunning beach house! The location was unbeatable – being right on the beach AND having a private pool was a dream come true for everyone. The house itself was spacious and beautifully decorated, with a fully equipped kitchen and a grill outside. We especially loved the comfortable living room and deck living area, perfect for gathering together in the evenings.The property managers were incredibly helpful, providing us with a detailed list of local restaurants, hidden gems, and things to do. They even offered personalized recommendations based on our interests. There is a dock right next door should you choose to do any boating or fishing excursions. They will literally pick you up right there. The Efoil instructor works next door - highly recommend lessons if you like wake surfing or jet skiing. Amazing restaurants within minutes of the house, or hire one of the chefs recommended by Herbert. Definitely a treat to have someone come create local cuisine for you right in your kitchen!We spent our days soaking up the sun on the pristine beach, swimming in the pool, and enjoying the breathtaking views. The 360-degree vistas were simply stunning, from the vibrant sunrises to the breathtaking sunsets that painted the sky in a kaleidoscope of colors.We highly recommend this incredible beach house to anyone seeking a memorable vacation experience. Experience the magic of this coastal paradise for yourself!

Incredible Stay and Amazing House!

We had an amazing time at the beautiful New Dawn Beach House. The layout of the house is wonderful with large private bedroom and bathrooms, multiple patios with great views, the beach was spectacular, the large pool that was amazing and the location was perfect for our group. It was quick and easy to get to restaurants, grocery stores and activities. The food and people of Belize are truly unforgettable. Thank you to Herbert and Simone, they were great hosts!

Slice of Heaven for Families!

The property is located in a great location along Maya Beach. It's close to restaurants, activities, grocery store, and a short drive from the Placencia airport. We opted to fly from BZE to PLJ airport on Maya Island Air and rented a car and golf cart. The flight was short and offered unbelievable views.   The property was perfect for our family with plenty to keep everyone entertained and happy! The bedrooms are large, multiple patios with stunning views, a large salt water pool, and the beach was quiet and peaceful. They have lots of cool amenities like paddle boards, kayaks, excellent Wi-Fi, and Sonos speakers keeping the vibe fun at the pool. It's located in a very safe area. The sunsets from the rooftop were breathtaking. We truly enjoyed the people, food, and culture!   We would recommend island hoping, fishing the reef, snorkeling, and the Monkey River if you want a tour in the jungle.   Highly recommended. We will be going back to beautiful Belize!
