21 girl bachelorette trip
Wow! We had the best time staying at downtown villa. Yanet (house concierge) could not have been more helpful answering questions and helping with planning the trip. She booked all of our reservations and had great recommendations for us (transportation from airport, bartenders and the amazing chef Arturo). All of us fit comfortably in beds / air mattresses. It does get loud at night from the clubs so I would suggest earplugs or a sound machine. When we arrived, the house was spotless and she had bridal balloons decorating the living room. It was such a nice surprise! Both security guards were also very attentive and kind and we felt safe at all times. I will be recommending this place to many people!

Perfect Bachelor Spot and Amazing Staff
We stayed at the Villa with 10 friends of +/- 30 YO and it was the perfect place to do so. The Villa is perfectly located in PDC, without the hefty price of Tulum. It is right in the middle of the city and very close to the beach also. The Villa itself is amazing, the staff at the entrance is perfect (thanks to Carlos and Abdel) and Yanet, who help with all the organization was simply perfect. We arrived and we had surprises and decorations to celebrate the bachelor. We've never received any complaints for noise since the villa is located where all the party are at. Everything is perfectly clean, the AC worked well, there was water dispenser with 10L water bottle everywhere and felt in total security. We had four nights and they were all perfect. For the activities, I recommended doing a private boat tour and visiting the Party natural Cenote on Sunday at Buuts'ah. Thanks to all the staff for their help. We will definitely recommend and hopefully come back.

HIGHLY RECOMMEND!
This rental is beyond amazing – starting with the views, rooms, security, communication, and location! Yanet was great with communication on WhatsApp – always answered our questions quickly and helped us get set up transportation and vendors. The rooms are spacious and the views from the rooftop are beautiful. We always felt safe especially with a 24/7 security guard at the front door. Lastly, location – the location is what made the trip. Once we were in town, we were able to walk everywhere – to restaurants, bars, markets, beach, etc. Thank you for a great weekend, we look forward to coming back!

Amazing Experience
This is the perfect location for a large group. The security is top notch. Yanet the concierge is a sweetheart and is very helpful. The proximity is so close to the beach and also the best restaurants and bars in Playa. We felt very safe and accommodated the entire stay. I’d stay here again in a heartbeat. Two things you should know. There are no elevators so if you are handicapped or have trouble walking stairs then take note. It is also very noisy from the surrounding bars at night. But that is to be expected. I consider the proximity to the nightlife a positive

Downtown Villa + staff were all incredible!
The villa itself is awesome and the staff were very accommodating leading up to and during our weekend stay. We did run into an issue with water pressure during the last night of our stay which ended up getting resolved in the morning, but other than that, no complaints at all. If you like barbecuing they have one if, if not the coolest barbecue that I've ever had the pleasure of using on the top floor of the villa. There's room for a ton of people, my group of 15 had no issues with beds/living arrangements for the weekend. I would highly recommend making sure you and your group are ok with being in a busier night life part of Playa though, as there are a couple of big clubs less than a block away from the villa that will be noisy until ~3-4 AM every night. If your group wants to experience the night life though, I could not recommend a better place. Thank you Downtown Villa!

Literally the most beautiful space that I have been in ever, the pictures do not do this justice!!! Absolutely stunning! I stayed here for my birthday trip with friends and family and couldn’t have had a better experience. Shout out to Yanet and Daniella for doing an amazing job communicating and helping us through all of our exertions, transportation, eating spots, and more! Wonderful hospitality and great location, right in the heart of everything….food, shops, beach all walking distance. The taco stand down the street literally has the BEST street tacos! Just some helpful tips I learned…. definitely bring pesos (sometimes there is an extra fee for card), be on time for your transportation (they sometimes have other rides in their schedule so make sure to be courteous of their time), not a place for heels ladies bring some cute flats or sneakers, it get’s Hottt so dress accordingly, bring enough cash in pesos for tips, and have the most amazing time by BOOKING this villa immediately, it will not disappoint!

BEST TRIP EVER!!
Me and 11 of my best friends had the most epic weekend staying at this GORGEOUS Downtown Villa!! It was my bachelorette party and I could not have asked for, or imagined, a better weekend! The rooms are all beautiful, the rooftop is so much fun and has a great view, everything was spotless and to top it all off, Maria is the best host I have ever encountered in all my vacation rentals over the years!! She was so kind, incredibly helpful in providing vendors for transportation, private chefs, private boat charters, decorated some of the villa to welcome us in the sweetest way - the works! The villa felt incredibly safe the entirety of the weekend and the security was SO nice! You're legit located in the heart of Playa del Carmen, steps from the beach and are walking distance to amazing restaurants, shops, clubs and beach bars. The clubs were a PARTY, the food everywhere was top notch and everyone from the locals, to the servers/bartenders, to our private chef and drivers, were the nicest, most friendly people ever!!! Thank you Maria + Playa Del Carmen, for making this the best trip ever! VIVA MEXICO! :)

The Villa is a fantastic option, especially for larger groups seeking proximity to the beaches, shopping, dining, and nightlife. The property management team was a simple text away and responded quickly with accurate, helpful insights. The security team was onsite and polite at all times. In fact, we did have an instance wherein two individuals attempted to social engineer their way into the property while we were out of the house enjoying the beach and prevented a possible intrusion, theft, etc. I highly recommend the Downtown Villa with 5 stars!

We celebrated my daughter's 30th birthday in Playa Del Carmen. We had a group of 10 and the Downtown Villa was absolutely perfect for our stay. Located just one block from the beach and just one block from 5th Ave, it was easily accessible to all the Playa has to offer. The rooms were clean, spacious, plenty of bathrooms, and the rooftop was perfect for hanging out! Kitchen and Bar areas were fully equipped. Before arrival and during our stay, Yanet was very helpful in assisting with dinner reservations, transportation, and excursions. You name it, she was prompt to respond and willing to help. There was even a wonderful surprise for my daughter when we arrived! We arranged breakfast and mimosa with Chef Arturo...the set up was beautiful and the French Toast and Fruit salsa was so delicious! Everyone enjoyed themselves and felt very safe with the 24/7 security. I'm already looking for an opportunity to stay again!

Nothing short of perfect!
Downtown Villa was an absolute perfect stay for my friends and I. The house is simply gorgeous and pictures do not do it justice. The location you cannot beat. We never had to rent a taxi for anything (besides a yacht reservation outside of Playa). You are truly in the heart of downtown Playa. Yanet goes above and beyond in all ways to ensure you are all set for the trip. I highly recommend communicating with her prior to your trip. She made everything perfect and helped coordinate shuttles, restaurant reservations and grocery stock. We reserved Chef Miguel and Chef Arturo for two nights and both were spectacular. The food was incredible. Make sure to ask if you can keep the leftovers. The house was great, the downstairs was pretty muggy but that didn’t bother us as the real heart of the house is the rooftop. Perfect mix and of shade and sun and a huge bar to make drinks on with a cool pool. We spent most of the time here. The rooms were all air conditioned and cooled and we never had problems sleeping. Bathrooms are gigantic and rooms have plenty of space. They have tons of air mattresses if needed but with our group of 17, we did not need any. You can reserve housekeeping if you need and we did it for one day mid way through our trip which was so nice. Just try and plan it while you are out. The 24/7 security also made us feel really safe. Our stay was simply perfect and if we ever come back to Playa, this will be our spot.

This location was exactly as described. Clean, beautiful, safe, and right in the heart of the best part of Playa Del Carmen. You do not need to walk more than 2 blocks to enjoy any bar, restaurant, or club you can imagine. It's the perfect house for a large group of friends. Yanet especially was helpful before, during, and after my stay, communicating with me for months before the trip and helping to plan an amazing trip, from choosing bars to private chefs to excursions. Perfect would be an understatement
Booked this place for a bachelorette trip – group of 12 girls from Canada (age 27-30) and loved everything about it. We stayed for 4-nights – photos do not showcase just how nice it is. The villa is huge and well looked after. The rooftop did not feel crowded – lots of seating space with both sun and shaded areas. There is a huge speaker you can connect to with Bluetooth. The location is top notch! You are within walking distance to everything in town and there's a convenient store beside it. The beach is a quick walk. You can lay towels down (provided by the villa) or go to one of the beach clubs which made sense if you're planning to get food/drinks as those get deducted from the price. Rooms were very clean, beds were comfy, and lots of sheets/pillows were provided. Water pressure was good and hot water was not an issue. We never used the TVs so I can not comment on that. You do get a lot of noise from the bars at night, however, I’m not sure what accommodations in downtown Playa Del Carmen wouldn’t hear noise as there are so many bars with loud music – I don’t think it’s specifically to do with this location. I would highly recommend bringing ear plugs if you’re a sensitive sleeper (villa may provide it). During the day, noise is not an issue, rooms almost seemed soundproof. There is always at least one staff member that acts as security. They will greet you as you come and go. They were also available to help with things around the villa when needed. They stayed in their own area at the front but we all felt really safe knowing they were there. Theft is certainly not an issue! Some things to note: (1) You have to be okay with stairs as there are a lot. The ground floor includes the kitchen, dining room, indoor bar and living room. No AC so it got a bit muggy but not terrible. There are two of the bedrooms on the second floor and two on the third – all had great A/C. The fourth floor consists of the rooftop deck with the bar and plunge pool. The view is gorgeous! (2) If you hire a chef, make sure to ask to have the leftovers. We had chef Miguel and we were under the impression him and his team would leave the leftovers after reading other reviews but they did not. (3) Ask Yanet (the concierge) your questions. She is AMAZING! Went above and beyond for anything we asked. Really can not explain how great she is! We loved our stay so much and would highly recommend it to any large group looking to make the most of their time in PDC.

I can not recommend enough. Incredible Villa run by true professionals.
We had a group of 11 guys for a bachelor party. The place could not have been more perfect. Everyone had their own bed. We spent the entire 3 days on the roof deck just hanging out since the beach wasn’t in the best condition with the seasonal seaweed issue. Yanet was the absolute best. She handled absolutely everything we needed. From transportation to the airport, to restaurant reservations, and for booking the private chef. Chef Miguel was the highlight of the trip. Nothing better than having your own restaurant on the roof deck. Go for the BBQ. There are probably 100 bars/restaurants within a 10 minute radius of the house. We never had to get a taxi as everything was walkable. I would highly recommend this house and location for groups of friends

We had the most amazing time at the villa for my bachelorette trip - Yanet was above and beyond and my bridesmaids said the trip would have been 10x harder to plan if it wasn't for her. The house was BEAUTIFUL, pictures don't do it justice - the open air feel makes you feel like you are in a treehouse. We also felt very safe in a super fun and heavily trafficked area. The food from chef Miguel was top-tier, and it was so nice showing up to a fully stocked (food and alcohol) kitchen - thanks to the grocery stocking service. But one last time - Yanet was amazing. She helped coordinate transportation, covid tests, a boat charter, and a beach club reservation (which ended up being closed due to a staffing shortage - and within MINUTES she had made us a new reservation at a different place that ended up being the best part of the trip). I am forever grateful for everyone that made this weekend one of my favorites of all time :)

This property is absolutely beautiful and the location was perfect. Comfy beds and plenty of space. The house was clean and Yante was very quick to respond when we need any help. However we arrived in the evening and they close off some the streets at night and it was very difficult to get to. The security guard actually had to come to us and drive us there. I think if it was day it would have been easier but the house is not marked which makes it difficult to find. We had chef Miguel cook dinner for us one evening and we decided chefs choice and it was absolutely DELICIOUS! They had a cleaning service come in the middle of the week and tidy up and bring fresh towel which was really nice. Other than that you’ll be in walking distance to all you need.

LOVED this condo!
Traveled with my sister, our large group of 24-27 yo kids and their SOs for Christmas week. This condo is in a perfect location: 1 block from the middle of 5th street, 1 block from beach, 2 blocks from excursion pickup and 5 blocks from Wallmart (think limes). We had chef Miguel cook for us 2 nights which was wonderful. The rooftop deck was great for morning coffee and evening drinks with poker. Evening music is loud (3 clubs are 1/2 block away) but had no problem sleeping. Earplugs, bath items, beach towels and tote are provided. There is also 24 hour security and water dispensers both in the kitchen and on the rooftop deck. There are a lot of stairs (4 stories) without bannister, which was good exercise for out group but maybe a problem for older folks. Would certainly rent this condo again!

This villa is even better in person than in the picture, the rooms are huge and very clean, bathrooms are stocked with everything you need. The roof top is incredible, and the staff were very attentive and super friendly. Extraordinary, Superb, Perfection
Where to start? This was an absolutely incredible experience from start to finish. We were a bachelorette group of 11 girls, and Yanet really held my hand all the way through. She was incredibly attentive and responsive via WhatsApp for all of my questions and scheduling updates. I felt like I had a friend living in Playa del Carmen to help me plan my trip. We did not deserve Yanet - she truly is exceptional. The space is absolutely beautiful - pictures do not do it justice. The finishes are impeccable, and the outdoor/indoor floorpan really compliments the exotic vacation feeling. Also a special shoutout to the 24/7 security - Carlos, thank you for answering our questions and making sure we were always safe (and on time for transportation!). We also opted for breakfast each morning which was one of the best meals I've ever had - everything was fresh and flavorful and the food just kept coming. Really the best move for a largo group that could be on different wake up schedules. On that note- we also opted for maid service which was perfectly efficient and thorough. They really went above and beyond to keep the villa in tip top shape the entire time we were there. Location was perfect for us - lots of hustle and bustle. The clubs are lively, but we also found some very cool smaller and quieter scenes. A great place to explore- we were able to walk through cute shopping areas to the beach during the day. Cannot recommend the transportation services enough - each trip was on time, quiet, clean, and all around efficient. By far the easiest way to get around. We opted for transportation to and from the airport and also to Tulum Beach. Especially with how busy Tulum Beach was, it was incredibly reassuring to know that our ride home was already arranged. In summary, I cannot recommend Downtown Villa enough. Absolutely five stars from end to end, I cannot wait to come back.

The perfect Playa Del Carmen stay!
This property was absolutely perfect for our trip! I traveled with a group of 12 women in their late 20s-30s for a bachelorette, and we had the most amazing time. This villa has the most stunning rooftop and is in the middle of everything you could need while staying in Playa Del Carmen. There is a convenient store right nextdoor, and you're walking distance to the best restaurants/bars. The property manager was beyond professional, timely, and helpful in communicating with us leading up to the trip, as well as during, to make sure our stay went smoothly. They helped us schedule transportation, book a boat, COVID tests, etc. The only thing to note is that there is no air in the first floor common area/kitchen, but plenty of AC in each of the rooms, as well as a huge fan they provide for the rooftop. We'll absolutely be staying here again if we need to!

My girls and I planned this trip for my Bachelorette week, and I wish we could have stayed for another week. The location was spot on and in walking distance to everything, but the thing is, the house was so nice, we barely left!!! From Mrs. Erma's delicious breakfast in the morning, to Chef Miguel's wonderful dinners on the roof, we were so spoiled, and our belly was happy!! Concierge service is 5 star all the way. Very responsive and attentive. The attention to detail made me and my friends feel so special. 24 hour security made us feel so safe, but you forgot they were even there (which is a good thing). The roof!!! The roof was more gorgeous than the pictures. We arranged for a bartender one night, and he was AWESOME!! He remembered everyone's names and what they were drinking. We felt like we were at a club. The house comes fully equipped with anything you could ever need. Its spotless, beds were so comfortable, and water pressure in the showers were amazing. Oh, and the AC is pumping. Perfect for those days you're out and about, and you walk into the house to that refreshing cool feeling. Every one we encountered was so sweet and professional. Don't even think about it, book this house!! We're already trying to figure out when we're going back!!! Everything felt so luxurious, you would have thought we were taping an episode of Real Housewives!!!! Thank you for everything!!

Excellent Property and location!
We had a delightful stay at the DTV. The communication with the property manager and the information provided by the concierge made staying in this location a breeze! We came to the area to scuba dive and loved staying at the Villa. The rooms were amazing and very spacious with beautiful bathrooms. The roof top deck was absolutely the gem of the entire villa. There is also a beautiful deck on the other side of the house that provided more seclusion to enjoy a book. I highly recommend a BBQ by chef Miguel but don't make the mistake we did and wait until the last night. He cooked so much amazing food that leftovers would have been delicious! The 24 hour security was such a blessing to have. They were always so helpful but you didnt even realize they were present on the property. I felt very confident in the information provided by the Concierge. I was able to get assistance and answers during the planning of our stay and every single day we were there. I will ABSOLUTELY be returning to this property.

Fantastic house!
This house was perfect! It was in a great location right next to everything and all of the staff was super helpful. We have told all of our friends about it and they will be going to stay. They had shampoo, lotion, irons and games! We stayed at a different house after this for 2 days and it was NOTHING like it, we all wanted to go back to this house.

Fabulous Central Villa
We stayed here to celebrate a friend who is getting married. Prior to arrival, the owner answered lots of questions and was extremely accommodating throughout these challenging pandemic times. We sincerely appreciated that. The villa was clean and HUGE! with lots of indoor/outdoor living. We loved the location and also Lido Beach Club right across the street! Great food and drinks! We also did have Chef Miguel bring snacks and also had him cook dinner one night. I definitely recommend doing both of those! The best pico de gallo EVER and I'm still craving his mango cashew spinach salad. The rooftop of the villa is everything you would expect and the pictures are very accurate. We did hire a yoga teacher to come one day and did rooftop yoga. Amazing. The security and staff were extremely friendly and accommodating as well. We liked that there was 24/7 security, it gave us peace of mind. I cannot say enough good things about Yanet, the concierge. She helped us get set up for Covid Testing while there, and had Abel (groundskeeper, also awesome guy!) walk us to the location and get us set up. She is incredible and can help you with any needs, even last minute needs like taxis to Tulum. We sincerely appreciated and enjoyed our stay here. The villa really was beyond expectations and every single person who stayed wants to return to this villa in the future. I hope to be back soon! Thank you to the entire team!

Beautiful Property, Fantastic Staff
Absolutely loved our stay at the villa and would definitely recommend to anyone. The place was gorgeous and the staff very friendly and attentive. The concierge was also very knowledgeable and helped us put together our trip. Hoping to come back to Mexico and stay here again soon!

Perfect place, and trip, would go again!!!!
Security guard was there 24/7, housekeeper was there each morning. We had Miguel the chef come in for Breakfast and Dinner one of the days, the food was delicious. There were 2 floors of rooms that had air conditioning, outdoor chairs, etc. I would book here for the roof (3rd floor) it was perfect for what we needed. There was room for 16 of us. Thank you Downtown Villa!!!!!

We had a truly amazing and positive experience staying at the Downtown Villa for my friend's bachelorette. The concierge representative (Yanet!) was incredibly responsive, professional, and helpful in planning our trip and assisting throughout the weekend. The villa was beautiful, clean, luxurious, and practical and the location couldn't be beat. We felt safe and accessible to everything we wanted to experience. Highly recommend!

This place is amazing!
We just returned from our stay at the DTV in Playa del Carmen and I'm still smiling. The property is simply incredible - huge rooms, very clean, perfect for large parties/families. The staff was incredible - very responsive and trustworthy. The location is right in the middle of town, close to beach, shopping, tons of restaurants. We had Chef Miguel cook for us one night and it was so delicious we asked him to come back again the next night! Incredible food and service. The beds and blackout curtains are the best - I slept better than I have in the last 10 years! That said, it's located in a pretty busy area with night life/disco across the street, so earplugs help, but it wasn't a problem for us. The rooftop deck was where we spent most of our time, simply amazing!

Most Unbelievable Property & Staff!!!
Everything about this property was pure perfection. The listing is EXTREMELY accurate. The rooms are immaculate, the staff is extremely attentive & kind. Yanet Cuevas was an actual dream. She was AMAZING! She helped plan our entire bachelorette party, from the dinner reservations, to dance lessons, to airport transfers, even helped with decorations, Yanet was a life saver! The trip would not have been amazing without her so THANK YOU! I highly recommend this property.

Amazing home and amazing staff
Just returned from celebrating my bachelor party in Playa Del Carmen, and I couldn't have asked for a better place to stay. Downtown Villa is truly an amazing property just steps away from the beach and seconds away from awesome restaurants, bars and clubs. The pictures and videos honestly don't do justice to just how luxurious this property truly is. Ana and Yanet were so great to work with over the past few months while planning this trip, and the rest of the staff we're nothing short of amazing as well. I just returned from my trip 2 days ago but there's no doubt in my mind I'm coming back to stay at this villa! Absolutely no complaints and I'd like to thank Ana and Yanet for making this a truly memorable trip.
