Perfect!
We had a very good time at Giorgio's place with our 3 kids between 8 and 13 years oud. A nice house with a perfect view and a good swimmingpool for hot days. Very quiet surrounding and a lot to see and to do. Not only visiting Rome is an option, but also beautiful villages and marvelous nature like Monte Tancia. The contact with Giorgio before and during our stay was very good and he was always available to help. We hope to visit this place again.

Großes Landhaus mit überragender Aussicht
Wir haben die Unterkunft für 5 Tage für einen Golfausflug unter Freunden gebucht. Das Haus ist sehr groß, mit 3 getrennten Schlafzimmern und 2 Bädern, was für unsere Gruppe ideal war. Alles war makellos sauber. Wir haben die großzügige Terrasse mit der tollen Aussicht über die römischen Hügel ausgiebig genutzt. Die Kommunkation mit Giorgio lief schnell und unkompliziert. Danke für die schönen Tage.

splendida location
le foto non rendono l'idea della bellezza del luogo. la villa è adagiata su una collina di ulivi, panorami mozzafiato e tranquillità. Cucina perfettamente attrezzata con moderni elettrodomestici forno, lavastoviglie, un piccolo frigorifero più uno enorme con congelatore nel locale di servizio. Due bagni di cui uno con doccia walk-in, barbecue e lavatrice. Host molto disponibile e gentile. Torneremo.

Amazing beautiful views and pool excellent
The property was amazing the pool was big and we had lots of fun there the owners were so helpful and friendly the local town was close and had everything you need restaurants and local shoes etc. the views were superb Rome is only an hour drive perfect place we will be returning at some point thankyou

Fabulous holiday
We were blown away by the incredible view upon arrival and the pool was glorious. Giorgio was incredibly attentive to our every need - answering our queries immediately, providing local information he thought might be of interest and providing things we needed within minutes! The house is full of lovely artworks, we especially liked the watercolour paintings. We had a truly special holiday, thank you Giorgio.

Beautiful villa in the hills outside Rome
We had a wonderful time at Giorgio's place. We are 3 friends who stayed for the month of September and enjoyed every moment of our stay. Livia and Girogio were so friendly and made sure we had everything we could need - Giorgio very kindly kept the swimming pool open into October for us! The house is even more beautiful than the photographs and in a lovely, quiet area with spectacular views of the Sabine Hills and Rome. The kitchen is fully equipped, with three lovely bedrooms and two bathrooms made this the perfect space for us and the few friends that came to visit. While a car is essential, the local train station in Poggio Mirteto Scalo (about a 15/20 minute drive) meant that getting into Rome was easy and cheap. I highly recommend the area and Giorgio's place - thank you so much!

schönes Haus in schöner Umgebung
Das Ferienhaus liegt wunderschön gelegen in einem Olivenhain, mit herrlichem Ausblick auf die Landschaft. Hier ist für ausreichend Ruhe und Erholung gesorgt, Das Haus ist stilvoll eingerichtet und die Kommunikation mit Giorgio verlief sehr unkompliziert und er war bei Fragen sehr hilfsbereit. Ausflüge nach Rom oder in weniger bekannte sehr schöne alte Dörfer und Städte, oder an Badeseen oder Meer, sind mit etwas Fahrtweg auch gut machbar. Wer also fernab vom Tourismus etwas Ruhe sucht zum lesen, oder gerne Rennrad fährt, kann hier einen sehr schönen, erholsamen Urlaub verbringen.

Goed onderkomen in de buurt van Rome
Fraaie vakantiewoning voor 6 - 8 personen. Mooi uitzicht en fijn zwembad. Sommige zaken wat verouderd maar dat mocht de pret niet drukken. Grootste nadeel is dat in de avond en nacht de honden in de omgeving zeer goed te horen zijn.

kære katrin, vi vil gerne præcisere, at i dette år så specielt på grund af den store varme og tørke kom vilde dyr ned fra bjerget om natten for at lede efter vand og mad. hundene mærkede deres tilstedeværelse og gøede for at drive dem væk. det skete normalt aldrig. en varm hilsen

Beautiful large house with a wonderful atmosphere and wonderful views. Private, quiet surroundings, and still only 10 minutes by car supermarkets, restaurants, gelateria and more. Everything works, and owners are super kind and helpful. Thank you very much, Giorgio and family! The pool was perfect for playing, relaxing and cooling down, you can also swim in the river 10 minutes away.

Enjoyable stay
Livia & son Giorgio couldn’t have been more helpful & kind especially when we had car rental problems at Rome airport. Their home is a lovely peaceful place for a retreat, a good time to relax. Stunning views - plus a lovely pool.

La casa molto spaziosa e confortevole adatta ad accogliere perfettamente una famiglia in cerca di relax, con una piscina grande e curata. Il terreno intorno alla casa oltre che bellissimo con una vista mozzafiato è adatto anche per gli animali da compagnia È necessaria la macchina per spostarsi ma ne vale la pena, da rifare assolutamente!!

A wonderful holiday home
This is a beautiful spacious house, surrounded by a large private garden with stunning countryside views, equipped with everything you could need for a comfortable stay. A real home from home! There is a large swimming pool, many seating areas and two dining tables outside – you really are spoilt for choice. Everything is obviously well maintained and very well looked after, the furnishings are very comfortable and tasteful and there are lots of personal touches. There were only two of us staying, but the property is easily big enough for eight people. The house is in a lovely rural location, which is very peaceful and relaxing, but you are also well located for local shops and restaurants. If you want to explore further afield, the gardens in Tivoli are about an hour away by car and Rome is easily accessible in 45 minutes by train from Poggio Mirteto station (we found it easiest to book tickets at www.thetrainline.com as tickets are then immediately available on your phone). We caught the train to Tiburtina station in Rome and then used the underground Metro to both the Colosseum and Vatican City stops (Metro tickets can be bought at Tiburtina station from the ticket machine near the platform). We must say a big thank you to Giorgio who met us on arrival and also provided lots of useful information prior to our holiday. We absolutely loved our stay and did not want to leave!

Our stay in Italy
We've had an all around great time in this beautiful property. It was clean, had everything we needed and was situated in a beautiful location. The pool was great to cool off on the hot days, as well as the shady area right next to it. There are 3 full bedrooms and one sleeping couch on the sitting area upstairs. We had hoped for 4 full bedrooms, but could manage with just the three. The patios outside are placed in a way that one of them is always in the shade, while one is sunny. Very nice for some breakfast outside without getting too hot. There is always a nice breeze and there are fans all over the house if you need them. The shops are very close by and there are lots of little towns near by that you can visit and look at. Rome is just an hour away and a perfect day trip. When one of the windows broke during a big thunder storm Livia helped us right away and organised for a glass maker to fix it for us. One thing we could suggest is, that if you're travelling by car, you follow the coordinates provided by the host, as it is quite difficult for non-natives of Italy to find the house just by adress or directions. But other than that it is quite easy to find with a navigation system, the road there are, while a bit pot-holey, quite nice and offer a great view of the hills. All in all a great stay and we will definitely try to come back one day! Thank you to Livia and her family for making our stay go as smoothly as it did!

Wonderful place with a breathtaking view
Amazing place to stay. The house is beautiful, situated in a wonderful place, a breathtaking view, absolute quietness, ideal for who wants to relax or as a base to visit the region. The place is near lovely old villages and near Rome. The pool is a pleasure, also with a good size. We loved our stay, thank you Livia for you hospitality and good care. Would highly recommend this place!

Schöne Abende am Kamin
Sehr schönes und gut ausgestattetes Haus auf einem riesen Grundstück mit Olivenbäumen, Salbei und Rosmarin. Livia hat uns schon erwartet und uns gleich mit einem Schubkarren voll Holz beglückt, da die Abende im Oktober doch schon kühl werden können. Die normalerweise vorhandene Heizung war gerade in Reparatur, die Warmwasserversorgung aber lief. Das Wetter war noch gut so konnten wir die Sitzmöglichkeiten rund ums Haus gut nützen, auch den schönen Holzkohle-Grill haben wir öfter angeheizt. Da wir nur zu zweit waren hatten wir reichlich Platz im Haus, das zusätzliche Zimmer unter dem Dach, mit einer Wendeltreppe zu erreichen, haben wir nicht benötigt. Wir haben uns sehr wohl gefühlt. Das einzig negative war die Hundezucht am Hang gegenüber, es gibt in Italien Spanien und Portugal immer Hunde die irgendwann bellen, aber nicht über Stunden. Im Haus selbst war davon aber nichts mehr zu hören.

Beau séjour à Castel San Pietro.
Maison agréable située à 1h de Rome . Magnifique vue depuis la propriété. Propriétaires très sympathiques. Point négatif: tout petit réfrigérateur, accès à la 3ème chambre à l'étage par des escaliers en colimaçon difficile pour les enfants et comme dans beaucoup de locations à la campagne, chiens qui aboient toute la nuit.

A very peaceful property.
We had a nice stay at Castel San Pietro. The property is very big and very calm - the house itself is a getting a bit long in the tooth. The pool is private and absolutely great. We had a very relaxing time. Furthermore Livia, our host, is a very nice and helpful person! Our only pain point were the mosquitos. They were very aggressive the whole day long and Autan was our biggest assistant.

this summer 2017was characterized by an anomal climate (incredible hot) with the consequence of an anomal presence of mosquitos, normally almost completely absent

Lovely house in beautiful location and great pool
Spacious house for 6-8 people in olive grove close to a couple of medieval hill villages with restaurants (walkable) and a little shop (2 miles). Need insect repellent and spray in the summer months! Rome & Tivoli an hours drive and Lake Bolsena has a wonderful swimming beach (head for Marta). Owner Giorgio welcoming and helpful.

Fabulous villa set in stunning countryside
We had a brilliant holiday and will definitely be coming back to stay again in the future. The villa is simply fantastic with plenty of space throughout the three large double-bedrooms and the views from the master bedroom balcony are breathtaking. Everything that you could possibly need has been provided and it is lovely eating outside under the vine canopy at the front of the villa with views over the rolling Italian countryside. The swimming pool is great and kept us cool during the hot afternoons - we couldn't keep our 5 year old daughter out of the pool! The villa is located 15mins drive from the town of Poggio Mirteto which is a bustling countryside town with plenty of places to eat and a wonderful Gelatario next to the Post Office - there are a wide variety of shops in the town including an fresh pasta shop (well worth trying their many different pastas) and a pharmacist which we had to use a few times due to my wife suffering from a throat infection; the pharmacy staff were very helpful and spoke decent English. The villa is located in peaceful countryside but you can easily get to Rome from the train station at Poggio Mirteto Scalo which is 20mins drive from the villa and gets you to Rome in just over an hour; the station cafe sells train tickets and you can get a return train ticket with combined all-day Rome Metro and Bus travel for less than £10 and children travel free. We enjoyed two excellent days in Rome and really appreciated not having to drive into the City Centre! There are a number of supermarkets in Poggio Mirteto but we found the 'Coop' to stock everything we needed and it is open every day from 8am to 8pm except for Sunday's when it open from 8am to 1pm... We had a thoroughly enjoyable holiday and would highly recommend a trip to Lake Bracciano (about 1.5hrs drive each way) which is a stunning freshwater lake great for swimming and relaxing. We drove to the town of Bracciano and had a great lunch and spent the afternoon at the beach with a pedalo ride and ice cream! Driving from Rome FCO Airport takes around 2hrs and is relatively straight forward but be aware that the journey involves toll roads (these only cost a few euros) and it is advisable to have a sat-nab to aid the journey. We cannot recommend highly enough the villa and the owners who welcomed us personally to the villa (showing us the way from Poggio Mirteto) and left us in peace the entire holiday. Fabulous holiday! Fabulous house!
We had a wonderful holiday in beautiful surroundings, which far exceeded expectations! The house is spacious, well equipped and very comfortable. The garden is delightful with fruit trees in abundance. The pool area is much bigger than the photograph shows and the sun was on it until 7.30 pm. I would definitely return .
