Gezellige lichte loft-conversie op een prachtige locatie in het land

Deze loft op de eerste verdieping ligt op een privéboerderij van 10 hectare en is de perfecte landelijke schuilplaats. Het gebouw is een 500 jaar oude stenen schuur, onlangs omgebouwd tot een lichte, luchtige, moderne studio. Net naast de deur is de boerderij waar de eigenaar woont en staat klaar met aanwijzingen en informatie.
Er zijn trappen tot aan de voordeur, dit is een lichte open ruimte voor maximaal twee personen. Deze nieuwe kwaliteitsconversie biedt een kingsize tweepersoonsbed, tv en dvd-speler, bank, eethoek en een volledige keuken met kookplaat, oven, koelkast en magnetron. De doucheruimte is omheind met verwarmde handdoekenrek, hoekdouche, toilet en wastafel. De Hayloft is volledig verwarmd in de winter en geventileerd met twee dubbele ramen in de zomer.
Buiten is er een prachtige tuin van 3 hectare met een tafel, stoelen en barbecue.
Alle linnen en handdoeken zijn voorzien van koffie en thee.
Houd er rekening mee dat de trappen tot aan de Hayloft steil zijn en in de winter glad kunnen zijn, ook al zijn er dubbele leuningen om te helpen met de veiligheid.
De lokale pub ligt op 35 minuten lopen op de wandelpad en verwelkomt honden in de tuin. De South Downs zijn dichtbij en bieden de wandelaar met mijlen ononderbroken uitzicht recht op zee. Petworth House, een National Trust eigenschap met veel mooie kunstwerken, ligt 30 minuten ten westen. Parham House, een Elizabethan huis in de buurt van de South Downs ligt op 15 minuten in het zuiden. Het dichtstbijzijnde strand ligt op slechts 10 mijl afstand. Londen is bereikbaar via het station Billingshurst op slechts 5 mijl afstand. De reis is slechts 1 uur in het Victoria Station.
Wij verwelkomen een goed gedragen hond om uw bezoek te delen.

Gorgeous country getaway

We loved our stay in this spacious studio. Everything we needed was provided and it was clean, comfortable and in a lovely location for country walks. The only wrinkle was on arrival the keypad was worn so that the buttons were illegible and the host contact number listed on VRBO was out of date. We would advise future guests to confirm entry code and phone number directly with the host ( not through the app) in advance of your stay

Great location

Check-in was fine once we worked out the buttons on the gate keypad which are worn. The Hayloft was cosy and had everything we needed.The level of cleanliness was a significant issue. We raised this and was informed that there had been a long-term occupant who had cleaned it and it wasn't the usual standard. We were offered a free night's stay in the future because of this. It did mean that we were uncomfortable in the Hayloft as we had to clean the bathroom and kitchen ourselves to make it useable.The location is great. Very close to vineyards, the South Downs and Knepp Estate.Alison is very friendly, welcoming and offered suggestions for local dog walks.

Property was not ready on arrival, bed not made, heating not turned on, no clean towels, bins not emptied, the electric gate entrance was hard to read in the dark as keypad was very worn, there's no lights at the entrance gates to help you see, the property is a little tired and in need of updating, the owners contact number is not correct so overall a disappointing stay, will we return for a third, no. Sorry Alison but we can't give you a good feedback.

Fine lodge in a quiet location

A small, fine lodge, clean and cozy and adequately equipped. Very good and big enough for one person. There is not enough storage space for two people and the table would be too small. The quiet location is particularly good, you can sleep with the window open. Parking in front of the door is also very convenient. This lodge is highly recommended.

A lovely place for R&R

This studio apartment was a lovely place to stay. We received a very warm welcome from the host and a prompt solution to the one small issue that occurred during our stay. The description of the property we felt was accurate, we had noted the fairly steep outside steps to the front door. Also to note, due to the rural location of the apartment we didn’t have mobile reception via our networks but could use the WiFi network (with WhatsApp) to communicate. The small kitchen area is well designed and had all the appliances and apparatus we needed. The owner provided us with access to a freezer if needed. We would happily stay again.

A great base to explore Knepp and the South Downs

The property (studio Apartment) felt larger and more comfortable than I had expected. We had everything we needed, and felt welcome and relaxed. Alison was a great host, accommodating my folk music playing spouse's practicing, and giving us information about visiting Knepp at dawn. When the unseasonably warm weather got hotter she brought us a fan and when we were going to an outdoor theatre production, generously loaned us banana lounges. The main purpose of our travelling to this area was to visit Knepp, but the whole week was really enjoyable, in large part because we were staying at Laybrook Farm. A highly recommended base for exploring this area.

Upstairs flat, comfortable with everything I needed as a single person. The owner Alison was friendly and accessible and my guinea pig was made welcome. Ample and convenient parking but the property wouldn't suit anyone with mobility issues. Information about the local area, facilities, WiFi, etc. was readily available. Close to lovely countryside, RSPB, National Trust, Kew, etc., also local footpaths for an evening walk.
