Not ideal if you have a low-slung sports car, but fine for all standard cars. Keep in mind that I regularly drive this road in a Smart Fortwo without any problems.<br><br>The entire barn on our property is for your exclusive use. It has two floors with direct access from the garden. On the first floor, you’ll find a living area with a sofa and a well-equipped kitchenette (refrigerator, freezer, sink, dishwasher, stove, cutlery, table linens, and everything else you’ll need), along with a table that seats 6 people. <br>On the first floor, there is also a double bedroom with French doors overlooking the property’s courtyard. The bathroom is part of the bedroom itself but is separated by a small hallway, allowing you to access it from the living room as well. The ground-floor bathroom features a shower, toilet, bidet, and sink. It has the same fixtures as all the other bathrooms.<br>On the first floor, you’ll find two double bedrooms, each with an en suite private bathroom.<br><br>- shared pool (15 x 7 meters). The pool area is fenced for children’s safety. You will share this area with a maximum of 16 other guests from the other two units we rent (each of the other two units can accommodate 8 guests). My family and I visit the villa only a few times, mostly on weekends if one of the three units is available.<br>- Parking area right next to our property with direct access from the farmhouse grounds.<br>- A small laundry area is available on the property for your use, to be shared with any other guests. There is a washing machine (no dryer).<br><br>NOTE: Please, no wild parties. We prefer to maintain a quiet atmosphere. Children, of course, are welcome.<br><br>PRICE INCLUDES:<br>- Bed and bath linens: you’ll find the place already prepared for a comfortable stay.<br>- Pool towels: 1 per person upon arrival.<br>- Wi-Fi<br>- Air conditioning<br>- Final cleaning (However, we kindly ask you to take your trash with you before leaving the property and to leave the kitchen in good order, with no dishes to wash, etc.).<br>- On-site parking area next to the villa’s garden<br><br>PRICE DOES NOT INCLUDE:<br>- City tourist tax: 2.5 euros per night per person for the first 5 nights of a stay (children under 14 are free)<br>- Any additional cleaning or changes to bed and bath linens<br><br>Our property is located in a rural area. It’s the ideal place if you’re looking for a true Tuscan vacation, less than a 15-minute drive from all kinds of services, shops, and restaurants... (YOU MUST HAVE A CAR). The area is perfect for those who love to connect with nature without missing out on visits to cities of art (such as Florence and Siena) and the most characteristic historic medieval Italian villages like San Gimignano, Volterra, and Certaldo Alto. While staying here, you’ll also have the chance to see deer, roe deer, and other animals in their natural habitat—all while relaxing by the pool! The entire property is fenced<br>. You’ll also find plenty of excellent wineries in the area!<br><br>- Florence Airport: 60 km (about a one-hour drive)<br>- Pisa Airport: 70 km (about the same travel time as from Florence Airport)<br>- San Gimignano: only 8 km! (grocery stores, bars, pizzerias, restaurants, gas station, banks, pharmacies...)<br>- Certaldo: 16 km (20-minute drive)<br>- Volterra: 28 km (amazing scenic drive), on your way to the famous Gulf of Baratti and Populonia along the coast with stunning beaches—an ideal route for a full-day trip. To reach the Baratti area, allow about 2 hours by car.<br>- Siena: 50 km (about 40–45 minutes). Siena isn’t very big, so you won’t have any trouble finding parking here.
