Sleeping Arrangements

The villa comfortably sleeps 8 guests across 4 bedrooms:

First Level
• Bedroom 1: Queen bed with ensuite bathroom.
• Bedroom 2: Two twin beds (shared use of main bathroom; half bath available in hallway).

Second Level
• Bedroom 3: Two twin beds with an ensuite bathroom.
• Bedroom 4 (Master Suite): King bed, lounge area, kitchenette, ensuite bathroom with jacuzzi, and flat-screen TV, two dining rooms and living room, Súper huge walking closet, plus incredible view to the ocean and mountains.

All property and bedrooms are equipped with air conditioning and blackout curtains for maximum comfort.

Fresh Linens & Towels – 2 bath towels, 2 hand towels, 2 washcloths, a makeup remover cloth, and 1 beach towel per guest.

Personal Care Kits – Shaving set, toothbrush & paste, mouthwash, makeup wipes, cotton swabs, nail file, and sewing kit. Plus, hotel soaps, shampoo, conditioner, body wash, lotion, and soap.

Kitchen Essentials – Regular 10-cup coffee machine, espresso maker, Bustelo coffee, hot chocolate, marshmallows, and sugar (supplies are limited; guests are responsible for restocking).

Starter Toiletries & Household Items – Shampoo, conditioner, shower gel, toilet paper, paper towels, garbage bags, dish soap, sponge, and a small amount of laundry detergent.

Beach Gear – Chairs, a cooler, and basic beach essentials for your seaside adventures.
Note: Supplies are limited; guests are responsible for restocking as needed.

• Construction Notice: From September 27, 2024, through early October 2025, there will be weekday construction (Mon–Fri, 7:00 am–3:00 pm) in the neighboring unit. Please review this before booking.

• Security: Exterior surveillance cameras are located around the property and patio.

• Check-in: 4:00 PM | Check-out: 11:00 AM
• No Smoking: $500 fee if violated.
• No Pets: $300 fee + removal from property if violated.
• Quiet hours: 10:00 PM – 8:00 AM.
• Maximum occupancy: 8 guests (strictly enforced, includes visitors).
• Subletting is not permitted.
• Towels/linens must be used appropriately; stained or damaged items will incur charges.

Power & Water Disclaimer: Puerto Rico may experience occasional utility interruptions. Refunds will only apply to unused nights if services are interrupted for more than 3 hours.

All bookings require signing a short-term rental agreement within 48 hours of booking.

TRAVEL INSURANCE

We strongly recommend that all guests purchase travel insurance, especially during the peak months of Hurricane Season, which are July to October.
Travel insurance is inexpensive and will reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, this will depend on what the coverage purchased covers. Make sure to review and understand the options before purchase.

Turn off all lights and A/C units before leaving the property.

Maximum occupancy: 8 guests.

General Conduct

No jumping on beds.

No eating in bedrooms.

No confetti or party decorations.

Confetti cleaning fee: $50

Cleanliness & Check-Out

Clean the grill before check-out. Unclean grill fee: $50

Wash all dishes before check-out. Dirty dishes fee: $50

Remove all garbage before check-out:

Use the Tropical Room door to access the outside garbage bins (keys provided).

Trash left inside will result in a $50 fee.

Please also empty the bathroom trash before departure.

Bathroom Use

Do not flush toilet paper. Use the bins provided in each bathroom.

Laundry & Damages

Lost, stained, or damaged towels: $25 each.

Do not wash sandy clothes or towels — shake out excess sand outside first.
Damage to the washer/dryer from sand will be charged.

Any broken or damaged items will be charged to the guest.

Check-In / Check-Out

Early check-in: Available upon request, subject to availability (additional fee applies).

Late check-out after 11:00 am: Available upon request, subject to availability (additional fee applies).

Pool Table

Cover the pool table after each game.

Any damage from rain or misuse will be charged.

Lighting
