Parkridge is a gated community and provides the convenience of being 5 minutes from the interstate and UTC Mall center. The condo is within walking distance to Youfit, Lockwood Ridge Cinema, and many restaurants. It is also a short drive from University Golf & County Club, Wholefoods, Detwiler's Farm Market, downtown Lakewood Ranch, downtown Sarasota, Lido beach, St Armands, etc.

We have taken great care to ensure that you have everything you need to feel at home during your stay.

★Living Area:
Upon entry to the second floor, there is a spacious living area that features a sofa, coffee table, arm chair, and a small desk chair.

★Kitchen:
The kitchen is fully equipped with an oven, refrigerator, dishwasher, toaster, and Keurig with drip coffee maker.
It also offers a breakfast bar that accommodates 2.
A new sponge, dish soap, trash bags and dishwashing detergent to get you started are included.

★Dining:
The dining area features a large table that comfortably seats 6 guests for dining and entertainment. Each bedroom has a smart TV.

★Bedrooms:
The entrance to the master bedroom is located between the living area and kitchen. It features a queen size bed, 2 nightstands, a dresser, smart TV, and access to the terrace.
The second bedroom includes a queen size bed, 2 nightstands, and smart TV.
The third bedroom features a full size bed with 2 nightstands and a smart TV.
Bedding & linens are included.

★Bathrooms:
The master ensuite bathroom is attached to the master bedroom and includes a walk-in Italian shower and toilet. This is where you can access the large walk-in master closet.
The guest bath is close to the third bedroom and features a tub/shower and toilet.
Towels, a blow dryer and essential soap products are included.

★Patio:
This tranquil, screened terrace is accessible from both the living room and master bedroom. It has 2 chairs and a small coffee table to enjoy the pond and greenery below.

★ Pool
You have access to the Parkridge heated community swimming pool. The poolside deck provides ample space to relax and enjoy your stay!

★Laundry:
The unit includes a washer/dryer in the hall closet by the guest rooms.
Basic detergents are supplied to start you off.

★Parking:
Parking is available in the garage and driveway, as well as additional spaces in the parking lot outside the condo.
The maximum allowed vehicle length is 17 feet, with a height of 80 inches.

★Miscellaneous:
Secure community with gate system.
Self check-in starting 4 pm & self check-out by 10 am.
If you wish to receive mail, it must be sent to our Orquera Florida Investment office - Sarasota downtown.

Sarasota Airport – 5 min drive
Downtown Sarasota – 10-15 min drive
Lido Beach - 20 min drive
Siesta Key Beach - 30 min drive

★Important Notes & Rules:
This rental requires approval from the Home Owners Association (HOA), which involves a background check and takes up to 14 days to process before arrival. The $150 application fee (per single applicant or married couple) is the responsibility of the tenant and not included in the booking fee (fee amount subject to change.)
Use community pool at your own risk, no lifeguard on duty, supervise children at all times.
No parties and non-smoking.
AC cannot be lower than 70 F and heat cannot be higher than 77 F.
Don't leave doors/windows open when AC/Heat is running*

★Add-on:
Traveling with a little one? We offer a Pack 'n Play for use during your stay for a one-time fee of $50. This includes clean, fitted sheets for your convenience. Just let us know in advance if you'd like to add this to your booking!
