-We are readily available via the VRBO app Monday-Saturday 9am-6pm and will respond quickly during business hours!
-PARKING IS LIMITED. Due to the small narrow road our cabin is on parking is TIGHT as we share parking with the cabin next door.
-CABIN IS NOT REMOTE. We are located in a resort community near Dollywood. We are not in a secluded remote location.
-DRIVING TO THE CABIN. Please note: There may be some twisty roads.

-The cabin is in the woods. You will likely see and hear critters. There is no attic. If a squirrel crawls on the roof you will hear it. If it’s raining you will hear it. If you see a bear during your stay whether in the community or in the street do not feed it. Stay away from it. They are dangerous. Bears are RARE!
-Rates are subject to change until management confirms your reservation.
-All guests must be 21+ with the exception of children with their parents. (Please contact us prior to booking if you do not meet this age restriction. We do evaluate on a case by case basis)
-Absolutely NO PETS or animals of any kind! If you sneak in a pet you will be charged an additional $175 cleaning fee and you will be asked to leave.
-4 Human Maximum. If you bring more humans than accounted for on your reservation we will charge you $100 per human over said number.
-No smoking of any kind. $100 fine
-Absolutely no fires! Unauthorized fires (including candles) will be charged $100 plus damages.
-The hot tub is for guests 21 and over only. The hot tub is ready to go and should be set no lower than 95 or more than 104 degrees at all times. Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. Use the hot tub AT YOUR OWN RISK!
-No late check-out or early check-in. Sometimes early/late check-in and check-out can be accommodated for a fee of $25/hr.
-No refunds for weather/natural disasters/power outages/other things that are beyond our control.
-We have stocked the cabin with some start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay. Condiments, zip locks, charcoal, and coffee are NOT provided.
-Quiet time is 10:00pm - 8:00am. If you are a night owl this property is NOT for you.
-By confirming your reservation all parties hereby agree to adhere to the attached Rental Agreement.
-Fireplace is in service October 1 - April 1 per County Regulations.
