A stately 131-square-meter apartment, accommodating 5 people, on the first floor of a historic building (no elevator; there is a step to enter).

The property, which boasts a splendid view of the city and the Sienese hills, is located in the heart of Siena’s historic center (within the restricted traffic zone), in the elegant Porta Romana neighborhood, a location that allows you to walk to Piazza del Campo and the Duomo.

The apartment is laid out over two levels: the first floor features a living room, two bedrooms, and two bathrooms; lower level with a kitchen.



The interior is laid out as follows:

GROUND FLOOR

- LIVING ROOM with a sofa bed (it does not convert into a bed but remains a sofa), armchairs, a table with chairs, and a TV.

- BEDROOM I (with a movable step for access) featuring a double bed, TV, closet, dresser, and vanity with mirror;

- BEDROOM II with a double bed, closet, nightstands, and mirror;

- BATHROOM 1 with shower, sink, bidet, and toilet;

- BATHROOM 2 with shower, sink, toilet with handheld showerhead, and washing machine.



LOWER LEVEL (access via stairs)

- KITCHEN with gas stove, refrigerator with freezer, dining table with chairs, moka pot, electric kettle, toaster, oven, microwave, dishwasher, wine glasses, and other kitchen utensils.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, independent heating, dishwasher, washing machine, hair dryer, clothesline, iron and ironing board, and fans.



PLEASE NOTE:

- There is a STEP to access the following: the building’s entrance; Bathroom 1; and Bathroom 2.

- The kitchen (lower level) is accessible via STAIRS.

- The sofa bed does not convert into a bed but remains a sofa.

- Neither bedroom has a door; they are separated from the rest of the living areas by curtains and are not soundproofed from the rest of the house.

- NO AIR CONDITIONING, but FANS (the house stays very cool anyway during the hot months).

- NO BIDET in bathroom 2.

- The accommodations are located in a restricted traffic zone (ZTL).

We need this procedure to verify your information and documents and to send the information to the Alloggiati Web police service, which is the Italian procedure for registering guests in Italy.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The heating season and the daily operating time depend on the climate zone defined by the regulations.

Siena Climate Zone D: 11 hours per day from November 8 to April 7.



Check-in will be via online self-check-in; and completing registration is MANDATORY in order to receive instructions on how to retrieve the keys and gain access to the apartment.

Keys can be retrieved free of charge via the smart lock on-site.

The apartment is situated in a prime location, in the heart of Siena’s historic center, just a short walk from Piazza del Campo (an 8-minute walk) and the main attractions. - From Florence’s Amerigo Vespucci Airport, you can reach Florence Central Station by tram or bus, and from there take a bus to Siena, which stops just a few minutes’ walk from the property.



- Siena Station is located 2.5 km from the apartment. The most convenient way to reach the accommodations are by taxi (15 minutes); alternatively, you can take the bus, which departs from the station every 5 minutes and reaches the city center in 5 minutes.

The station is a 35-minute walk from the property.



- If you’re traveling by car, you can park at the paid parking lot at Motor Parkolò SIENA, which is about a 6-minute walk from the property
