Amazing Stay.
Our stay here was amazing. Tiffany was an amazing hostess. The service was wonderful. The breakfast was delicious. We felt so pampered. We would highly recommend the Katy House to everyone.

We had a charming experience staying at The Katy House. Tiffany made us feel so welcome and at home and the breakfast was fresh and delicious - we really enjoyed the blueberry pancakes which were a family recipe! We loved the atmosphere of Smithsville and would recommend this as a relaxing and memorable place to visit. The guesthouse is beautifully furnished and it is exceptionally clean. 10/10 review from us!

The bed-and-breakfast is in an amazing location, and the facility is beautiful and well-kept. The owner of the property was very kind, and the state was excellent. I highly recommend.

Anniversary Trip
Clean and comfortable. Great location to night life in town and great location for visiting towns in the area. 30 minutes from several towns with boutique’s and antiques. Very friendly staff and great breakfast.

We stayed in the Katy Tower. Words can not express how beautiful the room was in person. The attention to detail was superb, the sheets were incredibly soft, and the bed was comfortable! Breakfast was delicious, and Tiffany's personal touches made us feel comfortable and welcomed. If I could give all the stars, I would! I highly recommend staying here to everyone!

This is our 1st Bed and Breakfast experience and we loved it. Tiffany greeted us with a great big smile and showed us where everything was such as fresh baked cookies, coffee and tea area, family board games and magazines. She offered us fresh cool wet towels with eucalyptus due to the heat outside which I thought was a nice gesture. She gave us recommendations of places that were opened to eat. Honey’s pizza was delicious and walking distance. My husband and I really loved her hospitality. Breakfast was amazing and plentiful. We sat as a family with others in a big table of 10 where we got to meet and greet others and shared our stay. There was WiFi available and smart tv. Front of the house had rocking chairs and swing bench to enjoy a peaceful morning, afternoon or evening. Antique shops are in walking distance which we enjoyed walking in the evening. Overall a great, quiet getaway. We really loved it and will definitely stay again!

Katy House is a wonderful place to stay! The house itself is beautiful and the staff is equally as wonderful! They are so attentive to your every need. Warm, fresh homemade cookies in the afternoon...a 5 star home cooked breakfast each morning...what more could you ask for. We stayed in a cottage and it was the perfect place. Would recommend Katy House a million times!

Loved this house!! Absolutely beautiful in so many ways, the details in all spaces. The balcony was perfect for reading and enjoying a view of main street. All the cute shops and restaurants are in walking distance. My truck and coolers in the back were safe all night parked out in the street. Tiffany is so sweet and helpful. The room was amazing, great amenities would love to stay again and bring more friends.

Tiffany and Joe are wonderful hosts!! Such a historic site, beautifully redone and unique. Very knowledgeable about Smithville and all there is to do. Our experience was so wonderful! We stayed in the Katy Tower room and it was absolutely adorable and so clean. Tiffany kept in touch the day of check in and was so communicative with respect to anticipated time of arrival, check-in procedure, parking and dietary restrictions. Our room had a deck with chairs overlooking the property-a perfect spot to enjoy a bottle of wine after a long day of traveling in Texas spring thunderstorms. We enjoyed breakfast in the garden before departure; in fact, my husband still has not stopped talking about the eggs! Katy House was a perfect stay and we cannot wait to return. Extra bonus: beautiful dog on site.

The Katy House is truly a gem with well appointed tasteful decor and lovely art pieces that makes you feel you stepped back in time. Our host Tiffany was an absolute pinnacle of someone who excudes love and care towards her guests from the moment you meet her she does her upmost to ensure you feel welcomed and that her home is your home. Breakfast was delicious with fluffy blueberry pancakes from her family reciepe. It is not often you stay somewhere where the pure enjoyment of opening ones home is extended to all those that at first are strangers, but when you leave gives you a warm feeling of home. I will be back again and highly encourage others to stay in this lovely slice of heaven.

We came to town for a marathon my husband was running. Smithville as a whole was so cute and quaint. And the Katy House was just the cherry on top. Shelby, the property manager, was very pleasant and accommodating. The room was a DREAM and breakfast outside on the patio was so delicious. I highly recommend this property.
