This home is equipped with a backup generator, so you`re covered even if the power goes out
Bears! Kindly avoid placing trash outside the back door, on the porch, or on the balconies. Do not leave any ice chests outside on the porch or the bears will get into them.

Garbage: Trash cans get picked up out of the bear bin next to the driveway parking early Wednesday morning. Please make sure all trash is in bags and in the plastic cans Tuesday evening. Trash can not be outside of bags or outside of cans in the bear box. Make sure there is room between the cars on the driveway so that the bear box is accessible. Again, never leave any food related trash inside the garage or bears may break into the garage. If you create too much garbage then please take it with you. Do not overfill the trash cans or leave trash in the garage or there will be a $100 charge. South Lake Tahoe does not have a garbage dump so we can not dispose of extra trash.

Parties/Noise: In order to respect our quiet, family neighborhood, and to adhere to Airbnb rules, we do not allow parties in the house (this includes birthday parties), and we kindly ask that things are kept quiet after 10:00 pm. This is not a neighborhood for parties whatsoever.

Parking: Parking is only permitted in the driveway. Street parking is not allowed by the City of South Lake Tahoe and you can be fined $1,000 for doing so.

Check Out: Checkout is 11:00 am. Late checkout is $100/hour. Please let us know the time you plan to check out so we can pass this information on to the housekeepers. We do a thorough cleaning between guests but we kindly ask that before leaving, place dishes in the dishwasher and start it, and take out the trash to the bear bins only. This helps us keep down the cleaning costs for guests. Please leave the home generally as you found it.

Restrooms: Please do not flush anything but toilet paper down the toilet.

Smoking: Our house is a non-smoking home, please only smoke outside. No smoking of cigarettes or weed inside the house or there will be a $300 fine.

Candles: We do not allow candles in the home, this is a fire hazard.

Damage: We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it. There is stain remover under the sink in the kitchen for the carpet and bedding.

Utilities: Lights/Heating: We kindly ask that you switch off lights and lower the thermostats when leaving the house.

Pets: Pets are not allowed. This home has a lot of carpet and no yard, so it is not ideal for pets.

Furniture: Please do not rearrange furniture. We have had guests rearrange and damage the furniture. It is also difficult for our housekeeper to put it back where it belongs.

HOT TUB SAFETY RULES & WAIVER
Use of the hot tub is entirely at your own risk. By using the hot tub,
you acknowledge and accept all risks associated with its use and
assume full responsibility for yourself and anyone in your party.
Please follow these safety rules at all times:
• Children must be supervised by a responsible adult at all times
while in or around the hot tub.
• Never use the hot tub while intoxicated or under the influence of
alcohol, drugs, or medications that may cause drowsiness or
impair judgment.
• Always check the water temperature before entering. Hot water
can cause burns or overheating.
• Do not use the hot tub if the water appears cloudy, dirty, or if
the cover has been left off for an extended period.
• Limit soaking time to approximately 10-15 minutes at a time to
help prevent overheating.
• Exit the hot tub immediately if you feel dizzy, faint, nauseous,
overheated, or uncomfortable.
• Pregnant individuals and anyone with heart disease, high blood
pressure, diabetes, or other medical conditions should consult
their physician before using the hot tub.
• Do not dive, jump, stand, or roughhouse in or around the hot
tub. Wet surfaces can be slippery.
• No glass containers in or around the hot tub.
• No food in the hot tub.
• Do not use electrical devices in or near the hot tub.
• Do not remove or tamper with any hot tub equipment, controls,
or safety features.
• Please shower before entering to help keep the water clean.
• Replace the cover immediately after use to help maintain water
temperature and cleanliness.
• Secure and lock the hot tub cover after each use. Failure to do so
can create a serious drowning hazard and may attract bears and
other wildlife. Guests assume all responsibility for any injury,
damage, or loss resulting from failing to secure the hot tub cover.
• Please report any maintenance concerns immediately so they
can be addressed before further use.
RELEASE OF LIABILITY AND ASSUMPTION OF RISK
The owners and property managers are not responsible for injuries,
accidents, illness, loss, or damage resulting from the use or misuse of
the hot tub. Guests are responsible for ensuring that everyone in their
party follows these safety rules. Failure to do so is at the guest`s own
risk.
⚠️ Emergency: If someone becomes unresponsive, overheated, or
injured, call 911 immediately.

Garbage disposals are for small food residue only, not for disposing of food. Please scrape all food into the trash before rinsing plates. Putting food into the disposal often causes clogs and plumbing issues. If a plumber must be sent due to improper disposal use, related charges may apply. Thank you for helping us keep the plumbing in good working order.

BBQ: Please clean the BBQ after you use it. This is very important or bears will get to the BBQ.

Lost Items: Please do not forget anything in the home. We can not package and ship things that are left behind.

Please do not unplug anything in the home. It is difficult for the next guest if lamps are unplugged, and there are items in the home that operate the door lock and doorbell. If you don’t know what it is, do not unplug it. Do not unplug the wireless router or modem or it will shut down the door lock and you may get locked out.
