This 4-bedroom, 3-bathroom large family residence is loaded with premium features, including a hot tub, air conditioning, a family recreation lounge with pool table, and a spacious attached garage. Gardner Mountain Retreat is permitted to welcome 8 adult guests, plus up to 5 accompanying children under 14 years of age, in accordance with South Lake Tahoe City guidelines, making it an ideal choice for families and groups traveling with youngsters.

The Space
This masterfully planned residence boasts an airy, open-concept main floor ideal for spending time together, anchored by a floor-to-ceiling modern fireplace, a large smart TV for family movie nights, and fast Wi-Fi for remote work or schooling. Guests must follow all City of South Lake Tahoe Vacation Home Rental ordinances and the rental agreement provided upon booking. Violations may result in penalties. We’re happy to answer questions about the home, local recommendations, or extended stays. We want you to feel at home and have the best possible stay at our South Lake Tahoe vacation rental. These guidelines are here to keep the home comfortable, safe, and welcoming for everyone.

Guest & Parking Limits
* Maximum of 8 guests, plus up to 5 extra children under 13 years old, for a total of 13 guests with the extra children included.
* 4 vehicles max - 2 in garage, 2 in driveway, no street parking (violations may result in fines and towing, per the local rental ordinance).

Noise & Respect
* Quiet hours: 10PM – 8AM (strictly enforced by the city).
* The local hot tub hours are 8am to 10pm. It is not allowed to be used between 10pm and 8am.
* Please be respectful of our home, neighbors, and community.
* This is a family-friendly getaway — no late-night or loud parties. If your goal is a big, disruptive event, this is not the right home.
* No bachelor or bachelorette parties, or similar celebratory events are permitted.
* Mature groups who know how to enjoy themselves responsibly are very welcome.

Age & Responsible Booking
* The primary guest must be 25 years or older and present during the stay.
* No third-party bookings — the person who reserves must be staying at the home.
* This is a zero-tolerance policy for minors booking or groups of kids coming up to party.

Trash & Wildlife
* South Lake Tahoe is bear country! Please place all trash in the on-site bear box to keep wildlife safe (and your deposit protected).

General Guidelines
* Serious violations may result in penalties or removal from the property.
* No parties, smoking, or events.
* Security cameras monitor entryways and driveways only (no indoor recording).
* The City of South Lake Tahoe requires all groups to agree to a Good Neighbor Agreement, before checking in. We will be in touch after your reservation is confirmed to coordinate reviewing and signing this. Thank you!
