The manager was rude and abusive to us and to Expedia when trying to resolve a problem. The description is false - there is no ocean view. Would have been helpful to know we had to provide toilet paper, paper towels and dishsoap. Would be nice to know this is a gated community and a rental car is needed to get groceries, get to swimming pool or eat out.

As a manager, the job sometimes requires you to say no to a guest. The guest called Expedia none stop for 11 days, trying to have her way. The guest booked two separate reservations with a one day break between, and they wanted to leave and go to Portland and keep the keys for the unpaid day. She negotiated a valid point that we incur expenses to check her out and clean the villa. Though it is a good point, there are policies we need to follow. Joyce wanted to not pay for the night, keep the keys and get a refund on the cleaning cost on the second reservation. This is just a mess, and she did not relent through check-in. Sometimes we need to learn to let go. Joyce, booked with airport pickup, and I advised her how large the property is and that she could not walk to Ocho Rios of the beach, and she rented a car instead. I think she is blaming Expedia for not informing her upfront. This could have been a lot smoother if the guest stopped trying to ben the policy and understood that she could not keep the keys if she was not paying for the night between reservations.

I give all the worst faces because me and my husband payed for 5 days and was told when we arrived that there was never any reservations. Really? Our bank statement clearly said otherwise. No one would assist us it was my husband’s bday weekend. Luckily he is Jamaican and he could find something last minute. I will never trust this website or property again.

I am sure travellers can trust Expedia, and our villas have been on Expedia for 7+ years. The villas in the palms are private, so they operate as an Airbnb would operate. Mr Garth booked our villa for his wife, we called him multiple times, and it went to voicemail. Mr Garth's wife showed up without reading any of the multiple messages we sent or returning our calls. She engaged the guard at the gate instead, who rightfully informed her there was no reservation at the gate with her name. The security at the Palms does not work for an individual property owner or provide reservation support. The guard gave the guest our number, and she left and called Expedia instead, who gave her a full refund.

We got there around 4:30pm. The host did not leave our booking with the security people. Expedia tried contacting the host and the number did not work. We were stranded in a place we do not know. We then had contact from Expedia 4 days later saying the person said we could spend the remainder of our vacation there. We thought they had a cheek and declined. A very poor service with a lack of communication. The accommodation may be nice but the checking in process was appalling. We never found suitable accommodation until 12:24am when we drive to Kingston and checked in to the Marriott.

When this guest's arrival time came and went, we contacted Expedia to find out if she cancelled, and we were not notified. Mainly, our concerns were that we called and messaged so many times and got no response. Expedia said everything looked ok and they would reach out to the guest. Four days later, Expedia located the guest and informed us that guest planned to come and check-in. We later learned that the guest booked via a travel agent who took the guest's money and booked a reservation on Expedia.com. The travel agent booked on Expedia.com and kept the Expedia itinerary with all the property information and check-in instructions. They then issue the guest an itinerary from their agency with little to no information, not even our number. When the guest arrived, their travel agent was closed, they did not have our number, and they did not have Expedia's number. The guest was banking on walking into a hotel lobby with staff instead of the private villa, which is what we are. We accommodated the guest and treated the guest well, and Expedia refunded the travel agent for the four missed days.

Property was in a decent gated area, but is poorly ran, communication is very poor. Pictures of property shown on Expedia is not what we got felt like it was bait and switch. There were no trash bags, no extra toilet paper or towels, place was poorly cleaned, iron did not work, bath tubs took a long time for water to run out. I reached out to property manager with my concerns and she advised me she would contact the person who took care of property, I was never contacted back but on the day I was to check out she showed up before 7am to collect destination and cleaning fees which she should have collected when we checked in 1 week prior. I asked why I was not called back and her excuse was she went to a funeral. I definitely would not stay there again next time I’ll do an all inclusive.

Don’t waste your money
This is not a villa, it’s really an air bnb gone wrong. There is no ocean view. The phone number is a Whatspp number that a person may/may not answer. There is no transportation to the house even though they say it’s avail. They were so disorganized, it took me 5 hours to find the house. I was so disappointed in the actual location and accommodation I left and found a different hotel. Just don’t.

Lorraine el señora que se encuentra ahí para entregarte las llaves y ayudarte en cualquier cosa, muy amable y confiable. La única decepción fue que el lugar no da a la playa, y por la ubicación parecía que sí, pero de resto excelente ubicación, cuarto, comisad, baño limpio.

When we first arrived had trouble checking in because the unit had not been cleaned yet. The villa had bugs, and we had to provide our own toilet paper when we ran out. Next time we visit Jamaica , we will stay in a all inclusive resort, no more villas.

Thank you for the review. The expectations that the amenities of a villa would be the same as an all inclusive that cost 3 times as much is not a reasonable expectation. It is true this guest had to wait 1 hour and 23 minutes for the villa to be cleaned. The guest was a little frustrated when the manager told her the process could be hurried. It was 11am and the guest asked for the managers' boss and so I was introduced. The guest explained she just checked out of an all inclusive with her family and she needs to check-in immediately. I politely explained that check-in starts at 3pm, early check in is base on availability and the reservation was made only 2 hours prior. I asked the folks at the Deli in the country store to fix some warm sandwiches for the family until the villa was ready. Fast forward 15 days later and the guest called the booking company requesting a 50% refund for having to wait on the villa and buy tissue. I have denied such request for a refund 3 times. In a self catering villa with a family room and full kitchen, guests normally get their own supplies. We provide complimentary supplies and if the guest runs out we are always happy to offer more on request. Once again I agree with the guest, that villa do have bugs. When the lights are on, if you are on the front porch as most guests are during evening hours. The doors to the family room should no be left open, if you wish to avoid bugs and flying insects. Bugs are attracted to the light. This is worldwide and particularly in tropical countries. We did not see the reason to offer a 50% refund and decided to allow this guest to write the negative review she has be threatening to write. Summary: this guest do favor an all inclusive which is 3 times as expensive and had an expectation that the amenities would be the same.

I loved it did not want to leave. This vaill was like living at home, you not have to worry about anyone coming in your place. The main door lock up with a combation not keys which was great. I had a three bed room two full bath and a full kitchen, livingroom, diningroom. I did have a washer but no dry . the clothes have to dry outside on the clothes line. I had a long driveway , and a big back yard. The area was quit and very clean the neigbors where very helpful

Beautiful and Peaceful!
Located in a beautiful gated community. All staff were very courteous and commndating. I thoroughly enjoyed this trip and will be booking this specific location the next time my family travels to Jamaica!

I highly recommend this place!
Had a wonderful time enjoying the warmth of Jamaica and the amenities in and around the villa! It was exactly as described. My family and I truly had a wonderful stay at this villa. The house is well-furnished, clean, and comfortable. We also felt safe within this gated community with 24 hour security. The community also has a nice pool and fitness center. The location was safe and not too far from Ocho Rios and many of the must-see attractions (Dunns River Falls, Blue Hole, Dolphin Cove, beaches, Ocho Rios shopping, dining). Beverly (the house lady) was extremely responsive and helpful. She was tremendously helpful in ensuring our comfort. Can't wait to return! I highly recommend this place!

Amazing stay in Jamaica
We got a message from a guy name Kevin three days in advance. Kevin walked us through the booking confirmation showing us the policies and fees etc. He also helped us to arrange airport transfer. We almost did not book because of the previous review on this property. We are glad we booked this one and think the previous review was bogus...lol The place was nice and exactly as seen online. The staff was very helpful in arranging a town driver who took us everywhere.The amenities exceed our expectation and villa was very spacious. We strongly recommend this one and would definitely return here again.

je déconseille à tout le monde
Quand nous sommes arrivé la dame nous a demandé 25$ par nuit par chambre et on avait 3.Nous avions déjà payé 3500$ avant de partir.Alors pourquoi nous redemander de payer.Il y n'y avait aucunement la vue sur l'océan,la piscine était brisé,la télé était brisé,il n'y avait pas d'eau chaude en plus c'était mal-propre le planché était sale je ne pouvais même pas marché pied nue et il y avait de la crème fouetté pourri dans le frigo et le supermarket est totalement hors de prix 12$ pour un melon d'eau,7$ un 2 litres de lait.En plus elle nous a pas donné de clé.Nous avons perdu notre temps et notre argent 2 jours sur 14 car nous avons changé d'endroit.Très déçu :(
