Welcome to Coastal Reserve, a luxurious, executive-style beach home. As soon as you walk in the door you are greeted by a stunning view of the intracoastal from the wall to wall windows. This 3 bedroom/2 full bath home sleeps 10 comfortably, so there is room for the whole family. With a dedicated office space you will be able to stay connected even while enjoying the Florida sun. Sit back, relax and watch a movie on the comfy couch in the living room or lounge in the sun by the pool. Just beyond the pool a dock extends into the intracoastal so you can watch the dolphins play all day. The gourmet kitchen features stainless steel appliances, a gas cook top with a pot filler, a French-door refrigerator with water and ice in the door, granite countertops and large island with 3 bar stools, and a coffee bar for those sleepy mornings. It is the perfect place for morning pancakes or an evening family feast. The 4 seater golf cart (included in the rental of the home) is the best way to explore Indian Rocks Beach. Peaceful, quiet, and comfortable, Coastal Reserve is ideal for the whole family.

Kitchen: Stainless steel appliances, French-door refrigerator with water and ice in the door, gas stove top with pot filler, double ovens, Ninja air fryer, farmhouse sink, granite countertops, large island with 3 bar stools, coffee bar with a Keurig duo, microwave. Basic dishes, cookware, bakeware and utensils are provided. Basic spices, cooking oil and coffee filters and/or pods are not always available.

Exterior cameras are present for security and insurance purposes. Tampering with cameras will result in a penalty fee. This property has cameras in the following locations: Ring doorbell (front door) & Ring camera (back dock)

House Rules:

1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.
6. Docking of a boat or any other watercraft is not permitted at this property.

Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.

Pool & Spa Heating: When the pool heater is turned on, the temperature is typically set to 85 degrees unless otherwise stated in the listing. Please note that when outside temperatures reach 60 degrees or lower, a pool heater cannot always heat the pool & spa completely to temperature. By booking this property, you understand that pool & spa temperatures cannot be guaranteed when outside temperatures are too cold. Spas/hot tubs do not heat continuously. They need to be turned on manually and run on a timer.

Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.

Golf Cart Policy: Guests must sign a safety and liability waiver before driving the golf cart. If a waiver is not completed, access instructions cannot be provided.

Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.
