NO PARTIES OR EVENTS - Zero tolerance policy for parties. $1,000 fee if the police visit our home due to a neighborhood complaint.

MINIMUM AGE - Every adult within the rental party must meet a minimum age requirement of 28 years, except when the guest(s) under the age of 28 are the offspring (son, daughter), nephew, niece, or are directly related by blood to one of the other adult members in the group. If your group includes any adults below the age of 28, please reach out to us for potential approval before booking. Age verification will be conducted through our ID verification process after your booking is confirmed.

NO SMOKING - Absolutely NO smoking or vaping of any substance in the property, in the garage (if applicable) or within 10 feet of a doorway. If smoke is detected or signs of smoking, there will be a $1000 FINE. No exceptions. If you smoke outside, please extinguish cigarette thoroughly and place the butt in a can or bottle. Do not flick onto the property (wildfires are a serious problem here).

NO PETS - No Emotional Support Animals are allowed, whether inside the home or on the premises. Please note that under the Americans with Disabilities Act (ADA), emotional support animals do not qualify as Service Animals. If you possess a legitimate service animal, please inform us about your service animal as soon as your booking is confirmed so that we can make reasonable accommodations. Per Airbnb policy, no animal (support or ESA) is allowed to be left alone at the home without prior approval.

OCCUPANCY - Please do not attempt to bring more guest into the home than are reserved. Our town has strict STR regulations. These regulations restrict the number of persons allowed in a short-term rental based on parking, square footage of the home, and sewer/septic size. Bringing additional non-booked guests into the home could result in a cancellation of your booking without refund.

NOISE - We respectfully ask that you respect quiet hours for the home or complex.

LATE CHECKOUT - Checkout is 10am. If housekeeping arrives after checkout and the guest has not vacated the home, the guest will be charged for housekeeping’s time until they have vacated the home. This fee does not award the guest possession of the home after checkout.

FURNITURE - Don’t rearrange the furniture. Guests will be charged for any scratches on the floor due to the dragging around of furniture.

RESPECT OUR HOME - No shoes inside the house. This is our home, not a hotel, please be respectful of our property & our things. Excessive cleaning will result in an additional fee for the guest.

PARKING - Each property has an established maximum vehicle allotment. Vacation Rental Co has no control over other HOA management parking restrictions. Therefore, it is the responsibility of the guest to know their property's vehicle allotment and display the given parking permit (if applicable) as instructed at check-in.

DAMAGE - Report any breakages or damage when they occur. The sooner we know the quicker we can fix it.

POOLS & HOT TUBS - if advertised as part of a property, some are seasonal and sometimes closed. If advertised, please inquire to confirm whether these amenities will be open and available for use during your stay.

KEYS – There will be a fee to guests for lost keys or parking passes. Please leave those items as directed in your arrival instructions.

SIGNING RENTAL AGREEMENT – All guests are required to sign the separate standard VRC rental agreement for stays of less than 30 nights. This will be emailed to all guests as soon as they book. For stays of longer than 30 nights, VRC will email a different, long term rental agreement, since VRC doesn’t abide by Airbnb’s long term cancellation policy. Please inquire about our long term cancellation policy prior to booking.

The size and layout of the kitchen, living and dining room was the best of any of our trips to Steamboat. Each space was large enough for everyone to be together, and many could easily be in the kitchen at once. Easy/walkable access to skiing, grocery and restaurants.

The condo was very comfortable for our family. The living room was spacious enough for us to all have plenty of room. The kitchen had everything needed to prepare meals. The location was good and quickly-responding shuttles took us everywhere we wanted to go. We would definitely stay here again.

Our stay at Bear Lodge was lovely - start to finish! The unit was immaculate- kitchen had spices and some odds and ends. The underground parking makes it very easy to access the unit and our car was nice and cool. The balcony affords a nice treed view over the pool to the mountain. The property manager responded instantly with any questions. Our family, including a toddler and infant, enjoyed the roomy living area and the wonderful pool. The large dining table was perfect for large family dinners. Would definitely stay there again! Loved our stay!!

Thermostat was broken which resulted in very uncomfortable conditions for all of us. Temperatures were so hot that we basically had to keep the doors open and fans blowing for the duration. When we complained we were told that it would be fixed, which it was not and to open the windows. The check in process was not what was described in the instructions.

The condo was fantastic in almost all regards. I highly recommend others wishing to have a great place to stay while skiing at Steamboat. Great location and facility. Only issue, though minor, was that the thermostat control of the property left the property a little too warm for our liking. Opening of windows and doors to cool the property was wasteful.

Beautiful property, nice to have access to hot tubs just steps from the building. Underground parking was appreciated in the snowy environs. Convenient shuttle to the ski resort. Key card access allowed flexibility for our group with different arrival/ departure times.

The property and location wereperfect for my family and the shuttle service amazing. Over all a good experience. The condo had plenty of room for 6 adults. Upon check in there were a few things that went wrong like lock box not working, then keys didn't work, no T.V. or WiFi for 24 hours. After notifying proper people these things were handled immediately.

After a nice long drive with 3 children we were excited to get checked into this condo. Upon arrival I followed all instructions given to me, but the key provided wouldn't work at any door. I went to the front desk, called 4 numbers listed on the instructions, but only one answered that was an answering service and didn't even know where I was staying. One guy doesn't even work there anymore, should probably remove his number. The on call person was supposed to get in touch with me... they didn't... so I had to call again. Long story short, it took about 4 hours for someone to resolve this issue and all the while it was as though I was a bother to most involved. Asking me to hurry back because they were there now.... ha! I had waited there for 2 hours before going to get my children some dinner, and when you finally get it figured out I'm supposed to hurry back for your convenience. Terrible treatment of the customer and there still wasn't a working key until the next morning at 10:00 so we couldn't leave. Will not stay again, nor will we stay anywhere managed by the same company.

The unit is beautiful and in great shape. Incredibly well appointed with all the space and ammenities we could possibly need. However, the building gets incredibly hot and you can’t control the heat or AC (there is no AC which is normal for mountain properties) from the unit. In the winter it’s probably not an issue but in spring time when the weather outside is more moderate, it can be difficult to cool the unit down. There isn’t a lot of cross ventilation so moving air throughout is difficult. That being said, the owners are aware and they provide instructions to try to mitigate as well as a lot of box fans to help. But it’s still difficult and we had to keep all doors and Windows open at night to keep the place comfortable. For a building with units in this price range (in terms of purchase) personally I would find that absolutely indefensible. Overall though, very clean, very well appointed, great location close to the mountain. The first night was a bit uncomfortable until we reallzed how much we would need to control the temp.

Steamboat is our new favorite ski town! We loved this condo. It was spacious, clean, well stocked, convenient to everything. Parking in the garage was easy and convenient. Pools and hot tubs were nice and warm. Night skiing was a blast. Tubing at Saddleback Ranch was great. Matthew was very attentive, pleasant, helpful and laid back. Restaurants in Steamboat are awesome. We also had a private chef bring us a wonderful dinner that we just popped in the oven (chicken parm - DELICIOUS!) - Chef Damon - mtchefsteamboat.com. Also had a custom fire fighter cake made at Steamboat Baker. It turned out so good! We did white cake with chocolate butter cream icing inside. The detail on the cake was amazing and it tasted even better! They delivered right to the office. Highly recommend this condo!!! No complaints. We will be back.

We traveled with 6 people. 4 adults and 2 children. We flew into Denver International and had a 4 hour drive to Steamboat Springs. We had contacted Matthew as we were told 30 minutes prior to arrival. The check in was a little confusing but we figured it out. We did put a call in and never received a call back during our stay. The place was Gorgeous! We had plenty of room and the couch was like being at home. We appreciated the amount of space and the large table very much. We never needed anything even in the kitchen. It was as if you walked into your own home and everything was in place. We will definitely be back!

We really enjoyed this property, and recommend it. We had a great stay. Pros: The location is ideal for a summer stay. It is proximate to the Iron Waffle for morning coffee, and easy enough to walk anywhere in the mountain area. (Or a 30 minute walk to City Market, if you prefer.) The unit has a lovely balcony and an excellent Weber Grill. Notwithstanding other reviews, the A/C was more than up to the task of an 88 degree summer day; the unit stayed quite cool. The master bed is exceptionally comfortable. The kitchen is well stocked. Cons: I will say that for a winter trip, it is a problem that there is no place that could be used as a pantry. We used the cubbies over the (limited number of) coat hooks, but in the winter those would have been needed for other things. The TV in the living room is dated and should be updated. One of the three bedrooms... has no windows. In some jurisdictions that would not be legal. It's fine, but know what you are getting. Here is the biggest con, which is not unique to the unit and which the owners should rally to have fixed. The key card system is nuts. We started off with 6 keys, but they deactivate quickly, and by the end of two weeks we had gone through more than 25. The front desk suggests they deactivate around phones, or credit cards, or other keys -- but in fact they deactivate while sitting alone in a bad pocket. It means that you can't be confident when you leave that you will be able to get back in -- and of course the front desk is in another building and has limited hours anyway. The cheapest hotels in the nation have figured out how to do this, and the Trappeur's Crossing owners should insist that their management figure it out as well.
