House Rules
Quiet Hours: We love our neighbors and in order to stay in good standing with them quiet hours are strictly enforced, 10pm to 8am.
Age Requirement: Must be at least 25 years old to rent.
No Smoking / No Parties: Strictly enforced to maintain our peaceful setting.
Security Deposit: $500 deposit and guest agreement are required.

As your host, it’s our goal to make your stay as comfortable as possible. Our mission is to help our guests create beautiful memories in our cozy home.
• Please do not wear shoes inside the home.
• No parties or events, an extra $1500 cleaning fee will be applied if a party is thrown.
• Check-in is at 4PM or after by accessing a key through a lockbox and check-out is at 10AM.
• Please observe quiet hours from 10pm-8am out of respect for our neighbors.
• There is no smoking or vaping in the house. If you smoke outside, please pick up the butts and dispose of them safely.
• The base cleaning fee covers basic cleaning. Additional fees may apply if anything is damaged by more than “normal wear and tear” by dirt, spills, bodily fluids, etc., for using extra cleaning methods.
• For your convenience, we have left detergent for both the dishwasher and washing machine.
• If anything is broken or damaged or isn't working properly, please let us know ASAP.
It is always recommended that you get travel insurance for unforeseen circumstances.
Guest agrees that failure to vacate the premises within the specified timeframe or at the end of the Guest’s scheduled stay shall be deemed trespassing, and Owner shall be afforded all protections, rights, and remedies available at law or in equity to any property owner against a trespasser. In addition, Guest shall incur a fee of $150 per hour for each hour Guest remains on the premises. The hourly fee shall accrue without limitation, be invoiced daily, and become immediately due and payable upon receipt of the invoice.
Hot tub Rules
-Please shower before and after using the hot tub to protect the linens.
-Use at your own risk. No lifeguard on duty. We are not responsible for accidents or injuries.
-Local ordinances require the hot tub cover to be replaced and securely strapped when not in use to prevent entry by young children and to keep it heated.
-Spa cover is not designed to support weight. Please do not stand or sit on the hot tub cover.
-Do not enter if the temperature is above 104 F
-No glass in or near the hot tub
-No jumping, diving, or pets
-Limit your hot tub time to 15 min and cool off before using it again. Long exposure may result in nausea, dizziness, or fainting.
-Warning: Please consult a physician before using if you are elderly, pregnant, have diabetes, heart disease, high or low blood pressure, or any illness, or if taking prescription medications.
-Please do not use the hot tub if you have diarrhea or any disease transmittable by water.
-Do not use it under the influence of alcohol or narcotics.
-No children under the age of 5 should use the hot tub, they are much more prone to overheating.
-Children must be supervised by an adult at all times.
Please adhere to the following pool rules and warnings to ensure a pleasant experience for everyone:
- No lifeguard on duty
– Swim at your own risk.
- Children must be supervised by an adult at all times in and around the pool, including the backyard.
- No running, pushing, or rough play in or around the pool area.
- No diving or jumping into the pool.
- No glass containers in the pool area – Use plastic or shatterproof alternatives.
- Pool hours: 8:00 AM to 10:00 PM – No swimming outside of these hours.
- Proper swimwear is required – No cut-offs, jeans, or street clothes.
- Please shower before entering the pool to remove lotions, oils, and sunscreen.
- No pets allowed in the pool or pool area.
- Keep the pool area clean – Dispose of trash in designated receptacles.
- No smoking in or around the pool area.
- No excessive noise or loud music – Be considerate neighbors.
- Maximum occupancy of 12 in the pool area must be observed.
- In case of emergency, call 911 and notify the property manager immediately.
Please only flush toilet paper. Feminine Hygiene products, paper towels, q-tips, baby wipes, flushable wipes, cotton balls, etc., need to be disposed of in the wastebasket.
No video productions without written consent from the property owner.
The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. In the event Owner files suit to enforce its rights under this Agreement, Guest will be responsible for paying any attorney fees incurred by Owners in connection therewith.
Except as stated herein, the Guests are renting the premises in its As-Is condition upon check-in date and agrees to take good care of said premises. This care includes not making any alterations, additions, repairs or improvements and/or any removal of the Owner’s personal property from the premises without the approval of the Owner/Agent. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make reasonable efforts to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair, maintenance, and inspection. Owner is not responsible for any inconvenience that may occur and no refunds/rent reductions will be made due to failure of such items.
By electronically agreeing to this lease, the Renter has read, fully understands, and agreed to all the terms and conditions included in this agreement. Renter is aware that this is a release of liability and a legal contract and signs it
(or electronically agrees to) of Renter’s own free will.
