Main Level —
Step inside to an open kitchen and dining area, fully equipped for home-cooked meals and easy gatherings. Just beyond, the living room offers an all-season electric fireplace, comfortable seating, and natural textures that invite slow mornings or cozy evenings.

Two queen bedrooms sit off the main living area, each designed with soft lighting, restful linens, and a sense of quiet simplicity. A full bathroom is located nearby.

Sunroom —
A few steps down from the main floor, the bright sunroom features wraparound windows and a touch of the home’s history—its original record player, now a decorative piece. It’s an inviting spot for reading, morning coffee, or simply taking in the light.

Lower Level —
Descend to the lower level, where floor-to-ceiling windows open to mountain views. This space includes a movie and game room with a 65” TV, foosball table, and comfortable lounge seating. Three sliding glass doors lead directly onto the lower deck, perfect for relaxing in the sun or unwinding after sunset. A half bath is also located on this level.

Upper Level —
Upstairs, two additional bedrooms provide flexible sleeping space. One features a queen bed and private full bathroom; the second includes two twin beds. Each room carries the same calming design and thoughtful details found throughout the home.

Outdoor Spaces —
Step outside to discover multiple decks, each designed for a different rhythm of the day—dining, lounging, or simply soaking in the mountain air. The nearby hot tub and fire pit offer peaceful spots to unwind under the stars or share a quiet drink by the glow of the flames. Guests often spot bald eagles gliding overhead or perched in the nearby trees.

A private trail winds down the hillside to the river, ending in a quiet grassy clearing where guests can sit, listen to the water, and take in the views. Please note that the path is fairly steep and may not be suitable for guests with limited mobility.

In the front yard, open space invites play and connection, with room for Cornhole, badminton, and Spikeball on sunny afternoons.

🐕 Pet Policy
Due to allergies and the setup of the property, pets are not permitted at Hygge River House. Guests looking for pet-friendly accommodations can explore several of our nearby cabins that welcome dogs.

Families will find thoughtful touches throughout the home, including a pack ’n play, high chair, and children’s tableware.

⚡ Vehicle Access & Electric Charging
The property is accessible year-round via paved and gravel roads (the final quarter mile). Most vehicles (2WD) can reach the home easily; however, AWD or 4WD may be recommended during winter weather. The driveway accommodates up to four vehicles.

A dedicated EV charging station is available on-site, equipped with both Tesla (NACS) and J1772 connectors for convenient Level 2 charging at no additional cost.

🧯 Safety & Cleanliness
All bedding and linens are professionally laundered between guests. The home is equipped with smoke and carbon monoxide detectors, fire extinguishers, and maintained by a dedicated cleaning team.

🦌 Wildlife & Surroundings
Deer, rabbits, and foxes are frequent visitors, while bald eagles often soar overhead. Though the home is carefully maintained, being close to nature means the occasional insect or critter may appear—please let us know if anything seems out of the ordinary.

🏡 Property Care & Updates
We make regular updates to enhance comfort and style. Furniture or décor may vary slightly from listing photos. During your stay, our landscaping or hot tub maintenance team may visit the exterior of the home; they do not require interior access.

🌊 River Access
A private trail leads down to the riverfront, where a small grassy clearing offers peaceful views of the water. Please note: the path is natural terrain and fairly steep, and may not be suitable for small children or guests with mobility limitations. Proper footwear is recommended.

🛶 Water Access & Recreation
While the riverfront area is ideal for relaxing or picnicking, swimming and boating are not advised from the property itself. A public access point at Deer Rapids Bridge—just a 3-minute drive or 10–15 minute walk away—provides a safe place to launch kayaks or canoes.

Guest Access

Guests have full access to the entire home and all outdoor spaces, with the exception of several locked storage closets and the detached garage used for owner and maintenance access.

The main floor is easily accessible with just one step from the front deck, allowing guests with limited mobility to enjoy the kitchen, dining area, living room, two bedrooms, and main-level bathroom. Remaining areas of the home, including some outdoor spaces, are reached by stairs.

Noise & Music — County regulations prohibit outdoor music after 9 PM, regardless of volume. Please be respectful of neighbors at all hours and keep outdoor noise, music, and other disturbances to a minimum.

Extra Guests — No additional guests are permitted beyond those listed in your reservation unless approved in advance.

Smoking — Smoking is strictly prohibited anywhere on the property — indoors and outdoors. Evidence of smoking (including odors) will result in a $500 cleaning fee.

Prohibited Activities — Fireworks, ATVs, shooting, and hunting are not allowed.

Smart Home Technology — The cabin is equipped with WiFi, Ring security cameras, and a Minut sound monitor for comfort and security. Guests may not disconnect or tamper with these devices. Unauthorized interference may result in cancellation of your stay.

Pets — Pets and emotional support animals (ESAs) are not permitted at this property.* Service animals are welcome in compliance with ADA guidelines.
