Alta & Montira are two exclusive villas designed for guests seeking comfort, privacy, and a refined holiday experience. Located in the picturesque town of Svetvinčenat, one of the most charming destinations in Istria, they are known for their proximity to rich history, stone-paved streets, and the distinctive Morosini-Grimani Castle.

With a total of 660 m2 of living space and a spacious 1,800 m2 garden, Villas Alta & Montira offer complete privacy and exceptional comfort for up to 16 guests, with the possibility of accommodating up to 20 people using additional beds.

These elegant villas perfectly combine contemporary design, luxury, and authentic Istrian charm, creating an idyllic setting for a dream holiday far from the everyday rush.

On the ground floors, guests will find four spacious, air-conditioned bedrooms in total, each featuring a king-size bed (180 x 200 cm), Smart TV, and a private ensuite bathroom. In addition, there are four separate bathrooms located in the hallways on the ground floors.

The upper floors feature eight elegantly decorated, air-conditioned bedrooms, each equipped with a king-size bed (180 x 200 cm), Smart TV, and carefully selected details that create an atmosphere of warmth, peace, and comfort.

Four bedrooms have private ensuite bathrooms, while the remaining eight bedrooms share four common bathrooms. Guests can enjoy luxurious BVLGARI bathroom amenities, including shampoo, shower gel, and hand soap.

Two additional convertible beds (140 x 200 cm) are available in two bedrooms.

All rooms exude sophistication, natural light, and elegant details. The upper floors open onto four spacious terraces furnished with tables, chairs, and loungers, ideal for enjoying a morning coffee while admiring the surrounding Istrian landscape.

Guests also have access to two modern, fully equipped kitchens fitted with high-quality appliances, including Nespresso coffee machines with capsules, toasters, microwaves, and numerous cooking utensils.

Two dining areas with large tables for eight guests each provide the perfect setting for sharing meals, conversations, and authentic Istrian delicacies accompanied by a glass of local wine.

From the living rooms, guests can access two sunny terraces, each featuring a heated 50 m2 swimming pool (10 x 5 m, depth 1.5 m), ideal for relaxation, refreshment, and sunbathing.

For younger guests, there are also two children's pools measuring 1.5 x 3.5 m with a depth of 0.3 m.

Around each pool, guests will find eight comfortable sun loungers, two parasols, an outdoor shower, a dining table with eight chairs, and a lounge set for five people, creating a perfect environment for relaxing evenings under the stars.

Guests can enjoy the peace and greenery surrounding the property or prepare delicious meals on one of the two outdoor barbecues (wood or charcoal), accompanied by the scents of pine and lavender and the sound of crickets.

Pool heating is available from 05 October to 29 March at an additional charge of 200 euro per pool per reservation.
Pets are welcome upon prior request, with the note that they are not allowed in the bedrooms.

Security deposit: 600 euro.
For groups under the age of 25, the deposit is 1000 euro.
