This stunning modern villa can be found on the coast of the Plemmirio Nature Reserve and offers a private swimming pool which can be heated (between 15 of October until 15 of April) overlooking the sea and a direct path to the sea below and a rocky access. The location is stunning and peaceful, with a Pizzeria at 950m from the house and a short driving distance (20 minutes) to Syracuse town.

The villa itself develops over 200 square metres and two levels.

On the ground floor, we find the entrance into a large and bright air conditioned living room with sofa overlooking the sea through large windows, TV, a fireplace to warm up cold nights, dining area with open plan kitchen equipped with fridge, electric oven, induction hob, dishwasher, washing machine, microwave oven, coffee machine, kettle and small kitchen appliances. The living area also offers a bathroom with toilet and sink. The dining tables are for 10 people both inside and outside. The sleeping area on this level consists of one suite with beds that can be separated in two singles or can form a king size bed, sea views, en-suite bathroom with shower, satellite TV, air conditioning, security safe.

On the first floor we have two more suites. One suite with king size bed, sea views, en-suite bathroom with shower, private terrace, satellite TV, air conditioning, security safe. The other suite is a little larger and offers sea views, a king sized bed, en-suite bathroom with shower, private terrace, satellite TV, air conditioning, security safe.

The outside area offers a total of 100 square metres of terraces. The swimming pool (10x4m; 1.6m deep) is private and can be heated (between 15 of October until 15 of April). The access to the sea is only 50 metres away via a footpath.
