👥 Occupancy Details:

The villa accommodates up to 9 guests, but please note: pricing is based on 4 guests, and additional guest fees apply beyond that.



Guest Access:

📅 On your arrival day, you’ll receive all the necessary information in the morning to complete a smooth and easy check-in. In most cases, one of our hosts will personally welcome you, show you around the house, and share tips and recommendations so you can make the most of your experience.



🔑 Prefer more privacy? We also offer a self check-in option: our team will send you all the instructions, access details, and codes in advance.



🕙 Our Guest Experience team is available daily from 10:00 am to 10:00 pm, ready to assist you with anything you may need.



The Neighborhood:

Casa Oyamel is located within the small Kokoon Pueblo complex, situated in Region 15 — the newest gem in Tulum's expanding district, our villas offer a serene escape with a touch of jungle tranquility while maintaining proximity to the pulse of the town. Only a short 10-minute drive separates you from the renowned beach road, ensuring easy access to Tulum's famed coastline (bumpy unpaved roads are not uncommon in as our small town is now turning into a city)



Within a brief 10-minute journey in the opposite direction lies La Veleta, a coveted area brimming with lively restaurants, charming cafes, and pathways weaving through lush jungle landscapes. Equally close is Aldea Zama, granting exclusive access to a vibrant residential enclave. A few minutes further leads you to Tulum Center, the bustling heart of this lively town. Most guests rent a car, scooter, or ATV's



Other Things to Note:

🚫 No Parties / Noise Policy

•Parties are strictly prohibited.

•Small gatherings require prior approval.



🔇 No loud music after 11:00 PM.

•Please respect neighbors, staff, and community rules.

🚔 Violations may result in a USD 500 fine, police involvement, or eviction.



💡 Energy Consumption

•Turn off A/C units, lights, and electronics when not in use.

❄️ A/C should never remain on when the villa is unoccupied to avoid energy waste.



⚠️ Illegal Items

•Drugs and firearms are strictly prohibited.

🚫 Possession or use will result in immediate eviction and legal action under Mexican law.



🌴 Unexpected Events

•Tulum is a developing town; occasional power or water outages may occur.

These are beyond our control.

⛈ In severe cases (storms or emergencies), staff may access the villa for safety reasons.



🚫 External vendors are not allowed

For safety and privacy reasons, external vendors are strictly prohibited from accessing the villa.





•The company is not liable for interruptions caused by external providers or weather.
