When I booked Cannaregio Particular I knew that I was booking an apartment and that would be no reception, this was fine. I received an email from the property asking what time I would arrive in Venice so that someone could meet me and my boyfriend and let us in. I filled it out months in advance saying that I would arrive at 3pm which is in their check in time slots. We arrived at 2:57 and expected that someone would be around shortly to let us in. At 3:10 we began to worry that no one was coming and tried calling three different numbers that had been listed in places for this property, none of them were valid numbers. We finally got ahold of a man who told us to call another number. When we called that phone number we were told that they would send someone. We didnā€™t have a calling plan for Italy so these phone calls are going to cost me a lot of money plus the fact that we waited in total for an hour in the blazing hot sun to be let into our room after we made an appointment and showed up right on time. We had a nice stay but this process obviously doesnā€™t work and should be changed.

PĆ©simo servicio, la seƱora llamada Marina muy prepotente cobrandome los impuestos de la ciudad, y todavĆ­a se querĆ­a quedar con el cambio. Dijo que nos tenĆ­amos que ver en la puerta a las 14:00 y llegĆ³ 20 minutos despuĆ©s de la hora que ella mismo estableciĆ³. El AC no servĆ­a y tuvimos que dormir con la ventana abierta y se llenĆ³ de mosquitos la habitaciĆ³n y nos picaron todos. Estaba MUY sucia la habitaciĆ³n, en el piso habĆ­a muchos cabellos de mujer y ligas de cabello igual en el piso y en la regadera. Es la peor habitaciĆ³n en la que me he hospedado. Espero puedan hacer algo al respecto.

very scary and uncomfortable experience
I took my mother for her first trip to Europe. I was very excited about this place because of the pictures on Hotels.com and also because of the location. When I arrived there, there were holes on the floor, with dirt everywhere. The bathroom was filthy and the electric sockets, exposed. A very rude lady banged on our door at 11pm (which made my mom very scared) to collect the cleaning fee of 35 euros (I was waiting for a message telling me when she would show up). I tried to tell the lady how impolite that was and she kept talking over me without listening to what I was trying to say. As I was waiting for someone to tell me when she would arrive, I didn't have money on me and had to count my coins. I told her that maybe I would not have the money right that time and I would have to go to a cashpoint, which made her very nervous. I wanted to say about the problems with the flat and she pretended she couldn't understand what I was saying in English, speaking with a very loud voice. Summing up: I paid 35 euros for cleaning fees to stay in a filthy flat. I did not want to ruin my mom's trip so I did not contact the owner of the flat to argue about it. Considering the type of people who takes care of the flat, I was even afraid of contacting the owner and having my trip ruined.

Decepcionado.
Para empezar, encontrarl el hostal es una locura porque esta en un callejon y no esta seƱalizado con nada, es decir, es una puerta normal y corriente como si fuera un piso. Si llegas antes de las 12 te tienes que esperar por donde puedas porque no te atienden ni para dejar las maletas. Si te pasas de las 6 o 7 de la tarde te clavan 50ā‚¬ mas. La entrada de este esta destrozada, sucia, las escaleras con un monton de polvo y pintura, total un caos. La habitacion pues bueno, nada mas entrar te clavan 30ā‚¬ De la supuesta limpieza del cuarto que estaba de polvo hasta las sillas que deje el abrigo y al cogerlo estaba en vez de negro, blanco. El WC con mierd..., pisadas en el suelo, no hay donde colgar las tohallas...pff e infinitas cosas. El aire acondicionado no se puede usar en invierno segun ellos. Tienen un radiador en la esquina que no se calienta ni a el mismo. Pasamos muchissimo frio. No podiamos Destaparnos para levantarnos del frio que hacia. Lo unico bueno es la ubicacion pero por lo que te cobran, os recomiendo ir a un hotel porque entre el supuesto gasto de limpieza, las tasas de turista y el alojamiento, la broma te sale como ir a un hotel de ā­ļøā­ļø Minimo. El trato del hombre es bueno aun que por lo demas podrian espavilarse un poco por lo menos en la limpieza y la calefaccion.

The instructions how to get to the hotel were not very accurate, but I found after looking for 20 m. They donā€™t do daily cleaning, but the place is clean. I just didnā€™t like about me having to take care of our trash, and if we leave trash in the room, we would have got charged ā‚¬30.

El armario roto, se caĆ­a a piezas... LlenĆ­simo de mosquitos, mĆ”s mosquitos en esa casa que en Venecia entera. Limpieza 0, necesita una capa de pintura y limpiar todos los mosquitos muertos que la gente deja en las paredes. Y las paredes de papel, se oĆ­a todo. Ruido del bar que hay debajo, todo lo que hablaban los de al lado, cĆ³mo caminaban los del piso de arriba... Horrible! En cuanto a cosas positivas, el aire acondicionado era perfecto, estĆ” muy cĆ©ntrico, en Canareggio, al ladito de la estaciĆ³n de tren y a unos 20 minutos de Rialto y San Marco pero vas por calles muy cĆ©ntricas y no se te hace pesado. La atenciĆ³n es buena, se molestan en enviarte un email el dĆ­a de antes con las instrucciones, pero no ves nunca a nadie, dejas las llaves en una caja cuando te vas y las coges de ahĆ­ mismo cuando llegas.

Nice little hotel outside main tourist center.
Located in less touristy area. About 5 minute walk to bus stop in St. Jocopini Square where there is an great inexpensive cafe and delicious local resturant. Bus is about 6 stops from Old Florence area. Or an easy 25 minute walk.

Try a little harder
It's not that difficult to wipe a dead mosquito off the wall, clean black mildew out of the shower, check whether a light bulb works, provide reliable WiFi, or sweep the floor... Apparently at Cannaregio Particular, it is. Nice location. Crumbling floors, very smelly bathroom, threat to be charged 30 Euros if you don't take out your trash, according to the directions written only in French (pretty sure it's against the rules to throw out rental trash in public bins?). As we were leaving, "guests" below were detailing how disgusting their room was and were cleaning it with random supplies in hallway. Just need to step up the cleaning and allow guests to feel like they're on vacation, not stress about mold and trash. Should have paid a little more $$$ for a different place.

Die Wohnung ist eigentlich schƶn, etwas ringhƶrig.Der Boden sollte unterhalten werden. Er ist am zerfallen und daher an verschiedenen Stellen sandig oder schmutzig. Vereizelt ist die Elektroinstallation nicht korrekt ausgefĆ¼hrt, was Gefahren fĆ¼r die GƤste darstellen kann. Das Wifi funktionierte oft nicht. Es wurden keine IP Adressen vergeben. Dank unseren Kenntnissen konnten wir das aber selber lƶsen.

Small, nice, good location
Just enjoyed a great trip in Venice, the apartment was nice and quirky. It was what I expected it to be. Donā€™t expect a 5 star luxury hotel experience. The price was very reasonable and was in a good location, lots of food shops nearby. My little family of 3 were comfortable. Great little kitchen that was very useful and the shower was better than most. Had a great email from the agents with recommendations on getting to the place the day before arrival. There was some ā€˜minorā€™ things that let the place down. The bathroom definitely need some minor TLC, the mirror had a large crack through it and needed replacing. Also, the silcone around the shower needed replacing, as well some some of the tiles could do with a deep clean (not major), I would of assumed all of this would be done before spring breaks start. Not enough bed linen, had to request more and took longer than it should have to arrive (nearly 2 days). Iā€™m pretty sure this was a one off. Overall satisfied with the stay.

VORSICHT - Nicht drauf reinfallen!
Ich kann absolut nichts gutes Ć¼ber das Zimmer - besser gesagt, Absteige - schreiben. Die Absteige war gĆ¼nstig, keine Frage, aber auch dafĆ¼r noch viel zu teuer. Von vorne, wir sind in der Absteige angekommen und der ganze dreck von den Vormietern lag noch im Zimmer. Auch die HandtĆ¼cher und der Vorherige Bettbezug. Kommunikation dazu war eine Katastrophe. Die Dame an der Hotline spricht grausames Englisch, versteht nur die HƤlfte und ist die Inkompetenz in Person. Irgendwie haben wir es geschafft dass die Absteige eine Stunde spƤter im Schnelldurchlauf gereinigt wurde - dachten wir zumindest - ! Die Ɯberzug Decke vom Bett war die gleiche wie bei den Vormietern und der komplette MĆ¼ll lag auch noch im Zimmer. Die Couch quietscht so dermaƟen laut, dass man nicht aufstehen kann, ohne die ganze Etage zu wecken. Die WƤnde sind mit Moskitos tapeziert, was den Schimmel im Badezimmer und der Dusche schon wieder angenehm gestalten lƤsst. Es ist Ć¼berall total staubig! Die Decken sind von dicken Spinnenweben geschmĆ¼ckt und die WƤnde - an den Moskito freien Stellen - dreckig, sehr schlecht gespachtelt und einfach nur ekelhaft. BarfuƟ aus der Dusche war eine Ɯberwindung und generell war der Boden sehr dreckig. Auch stand der dreckige Putzeimer noch im Zimmer und irgendwelche Kartons in der Ecke. Wir sind absolut keine zimperlichen GƤste, aber das war das eindeutig schlimmste was wir jemals gebucht haben. Nie wieder und absolut nicht zu empfehlen. Einige Bilder anbei!

Venedig war wunderschƶn, das Wetter spielte mit, das Essen war wunderbar. Leider war das "Zimmer" sehr beengend, das Bad noch mehr. Vor allem die Toilette. Auch die Beleuchtung war sehr schlecht, konnte man im Bett leider nicht lƤnger lesen, wenn der Partner schlafen wollte (Deckenbeleuchtung).

El apartamento esta limpio y acogedor. Situado a 15 min de la plaza y cerca de estacion. Ideal para visitar Venecia. No usamos la cocina pero pareceia tener todo lo necesario. Por ponerle una pega, la calefacion demasiado ruidosa y al no tener puerta q aisle en el salon no termina de ser efectiva

We booked a double room but we found 2 single beds attached which made the sleep uncomfortable because the beds tend to separate during the night. The room is very small but it could feel cosy if more cleaned. There are 2 windows, one was blocked and no net at the window's which means a lot of mosquitos. The toilet was ok but there mould in the shower, very small wardrobe, no tv. Very good location though, 10 minutes walk to the train station, 30/40 to San Marco.

If itā€™s a hotel, then I am a Venetian Dodge
I recently stayed at Cannaregio Particular, which is not a hotel at all. Itā€™s not an apartment either, itā€™s a tiny room slightly wider than your bed, which is also not a bed, but a reclining folding cod for young lightweight sportsmen. There is no space to get on your sleeping place from the sidesā€¦ so, just imagine two fat aging persons, trying to lay down through the leg-end of the bed. And for the full picture you should know, that the bed has a metallic rim (mattress holder) at the leg-end. No problem to crawl over it, problem is to sit on it, because there is no other place to sit! The only chair in the room is occupied by your suitcase, and if a couple have another suitcaseā€¦ thenā€¦ you have an additional problem. You also should know that your room belongs not to you, but to a horde of mosquitos, given you as a plaque, who bit you viciously on the first night. Then you obviously go to the war and leave bloody spots on walls and sheets (I have pictures!) There is no staff; you have a phone number to call in caseā€¦ What case? To change a furniture or mosquitos? You just enjoy Venice and your location, which is the only good quality of your place.

It was very difficult to access the property. The email was not received until after we arrived, expected to punch in a code which a rude person on a poor phone line gave us and which was wrong. Help came promptly. The room was tiny, bed was bad and there were no amenities at all, not even a glass. But this is Venice!!!

Die Lage der Unterkunft ist sehr gut.
Das gebuchte Doppelzimmer hat leider nicht unsere Erwartungen erfĆ¼llt. Von den vorhandenen zwei Fenstern lieƟ sich lediglich nur eins ƶffnen, und das sehr schwer. Auf der HƤngeleuchte Ć¼ber dem Bett lag sehr viel Staub, sodass man ihn beim Bett aufschĆ¼tteln Ć¼berall verteilte. Generell hat es im Zimmer, vor allem aber im Bad an AblageflƤchen gefehlt. AuƟerdem war sehr viel Schimmel in der Dusche. Die Kommunikation mit dem Vermieter verlief sehr erschwert oder zum teil gar nicht. Allem in allem war der Zustand fĆ¼r den gĆ¼nstigen Preis akzeptabel aber nicht empfehlenswert.

TrĆØs bon hĆ“tel, bien situĆ© dans une ruelle Ć  l'abris des touristes et surtout avec un excellent petit resto en bas ! La chambre Ć©tait plus grande que sur les photos, pas de rĆ©ception mais une box avec code pour y trouver les clĆ©s, pratique.

The room was clean, but too small. The bed was not comfortable, but everything was clean. Hard to find, but once you unterstand to look out for the number and not street, it is easy to find.

No Air Conditioning at night by design.
Listing has False advertising. Air conditioning is timed centrally so it does not work at night, making sleep impossible the first night until we and another guest complained. This is not disclosed on the hotels.com listing. No provision for storage of luggage after checkout, contrary to web listing. Manager's agent refused to convey request for partial refund to manager. Manager's agent does not accept calls after 9 PM according to the bistro around the corner, so if you have a problem at night you cannot get help. Room was small with barely any place to put suitcase. No management on site. No TV. No phone.

The owner was very helpful with important arrival information.It was in the heart of Leonardo st. and close to the old Jewish ghetto (foundry) in Italian,the worst area to live at the time.It was small with a pulled out sofa bed that was satisfactory but hard to maneuver out of with no room on the sides except straight forward and had metal on the sides to avoid.No room to put anything but two small chairs to sit or put luggage.Hard to prepare food anywhere as the building may be 400-500 years old,but nice interior.All the buildings are very old and the accommodations are great for a low budget and immediate access to Venice.

Perfect location
Nice little apartment, easy check in, exactly as in pictures, close to train terminal which make it super easy to find. Close to St. Mark's. Location is perfect
