The Backyard steals the show
We had never been to Sandbridge before so we really didn’t know what to expect. We enjoyed this extremely peaceful neighborhood, but there really isn’t anything other than the beach that’s accessible by foot. The house worked well for 6 adults and a newborn … but I can’t imagine it being comfortable for 12 people as advertised. The backyard area is every bit as beautiful as pictured and we spent most of our time there. We appreciated all the beach chairs, wagons, bicycles, boats, pool toys and cornhole. Grill and outside fridge was a huge bonus as the kitchen workspace is limited. The house is extremely clean and well maintained. The owners take great pride in the house — including meeting for check in to show you around, and a mid-week pool check in (that could be a little awkward if you’re not expecting it as owner doesn’t announce himself). Also, be advised if you rent via VRBO, your pre-check-in welcome email may give the wrong check in time — when in doubt, check with owner as he does not welcome early arrivals.

Perfect location
The house was on the canal which my kids loved fishing. The outside setup is everything. You have to drive 10-15 to get to a Walmart or Food lion. The beach is within walking distance. We say dolphins everyday we went.

We absolutely loved staying at this home. The pool, all the toys and supplies for the beach was very much appreciated. We spent a lot of time outside with the pool. It was well lite at night and a lot of seating. I would recommend this Home.

Great vacation home for our group!
The home was very clean and well stocked with everything we needed. Awesome pool and great location on the canal. The walk to the beach was short and there was a grocery store and restaurants nearby. The owner was very helpful and responsive to our questions. We would definitely stay here again!

A Fantastic Spot
We picked this spot because it had a pool, was on a canal with bay access and was close to the beach. We enjoyed the spot so much that some of us never made it to the beach! Great family space, immaculate and great hosts! Sadly, the house across the street from the Property burned down while we were there. Kevin was over that morning at 2:00 AM, hooked up a generator (as we had no power) and was back and cleaned up the ash and soot the next morning and washed all our cars. 10/10

We enjoyed our stay, despite the horrible house fire across the street. The inside of the house was clean and ready for us. The outside is a lovely area that is both fun and relaxing. The children loved the pool. The house is on a very quiet street and It is a short, easy walk to the beach. We would return to Sandbridge in the future.

Summer relaxation
We thoroughly enjoyed your home Kevin and beautiful backyard. The house and property were clean and well kept up. The kitchen was well stocked with everything we needed for cooking. Thank you for providing paper towels, toilet paper, garbage bags, tissues and laundry detergent so we didn't have to get them. We loved the screened in porch for our morning coffees and devotion time. Perfect backyard for sunbathing and eating outside at your picnic table. Pool was clean .... we wish the weather had been a little warmer to enjoy..... maybe next time. Thank you for sharing your beautiful home with us.

Perfect House for our Family Vacation!
This was the perfect house for our family vacation. I'll start with the location. The beach (almost vacant!) is about an 8-minute walk from the house. We had 4 kids with us (2-11 years old) and none of them complained about the walk. We would go to the beach in the morning and then again at night to catch crabs! Back to the house. It sits on the canal which was very peaceful. A canoe, kayak, and paddleboard were included with the property and my family used them every day. There were life jackets (3) for the kids and even a toddler life jacket. The dock was great for fishing (which we also did every day). The outdoor area was amazing. My father stayed in the cabana/gazebo (I'm not sure what to call it) the entire time. The cabana had a fan, Bluetooth or Wi-Fi speakers (not sure) and lights. The outdoor furniture was newer and very clean. The grill area had a polished concrete eating space with barstools. There were plenty of chairs around the huge pool (5 ft deep) so there was seating for tons of people! There was an outdoor refrigerator as well. Depending on the time of day, there was very big deck on the front of the house which was nice to sit and read on. There was a screened in porch where we ate a lot of meals because it was nice to be outside without having to worry about bugs! The inside of the house was very well maintained and there was adequate space for everyone. The kitchen contained everything that you would need to cook, eat, and drink. There is even a Reverse Osmosis water system which is the best drinking water in my opinion. The beds were comfortable, the showers were great, and there were plenty of TVs throughout the house to keep everyone entertained. Kevin was just a phone call away if we needed anything. He made some great recommendations of restaurants, and he was very friendly. I highly recommend staying here. My family would stay here again if we ever come back to VA!

Birthday celebration
My family and I celebrated a 60th birthday here and had a wonderful time. We are 6 adults and 4 kids and were very comfortable. The highlights for us were fishing on the dock, using the kayak and paddle board, swimming in the beautiful pool every day, and of course visiting the beach (8-10 minute walk). The cabana with Bluetooth speakers was a great spot to take a sun break in the afternoon or hang out in during the evenings. The screened in porch right off the kitchen was perfect for eating meals! Kevin was prompt with any questions we had and was a great host. House was very clean and kitchen was well stocked. Sandbridge is a beautiful, quiet, family oriented location. We can’t wait to come back!

Wonderful home....uncomfortable ending
This house is just as great as advertised: very clean, excellent location and walkable to the beach, amazing outdoor pool area, lots of amenities, etc. You can tell the owners take a lot of pride in their home and keep it maintained. We had a great week living here. Upon leaving, I sent the owner a message thanking them for the lovely stay and how pleased we were with everything. Later that day, he responded with : "Hello Erica, there seems to be all kinds of issues with the front porch door. It is brand new and now won't stay closed. The screeed in porch door knob is loose. Just wondering what happened? Also the bedroom door is loose and falling apart. Did you forget the door code and try to break into the house taking the doors apart? I say all the time if there is any questions or problems please call me. Now I have 3 doors to repair." We were still traveling the long route back home, but I was so confused at the message that I immediately phoned the owner. One of the doors he was reporting damage to we didn't even open one time! (The door from master bedroom to the porch). Another door we noted did have a sticky deadbolt and had some trouble locking it closed on the first day. We were able to slide the deadbolt in several hours later and then avoided opening it for the rest of the stay (door from dining room to porch). It did not seem noteworthy enough to notify the owner about since we were able to lock/close it without too much trouble and assumed with the excessive heat and humidity of the week, that the wood was probably just a little warped/expanded from the climate. I never noticed a loose doorknob. We are pretty easygoing and don't look for problems to report. The owner did eventually acknowledge that the damage he saw may have been from weather or from previous renters. But the email and phone conversation seemed unnecessarily aggressive and put a negative spin on the vacation experience.

Erica, Your biggest problem as not letting me know there was a problem with the door or anything else. When you don't let me know about simple things that can be fixed as soon as they happen then we have problems. I can get a contractor to fix anything during the week but when I learn about these things on Saturday I have no time to fix anything. Can't get a contractor on Saturday and the next renters are now screwed with broken things. NOT Fare. I want you to have the best time ever, that's what it's all about. I tell everyone every week if there is any problems, questions Please let me know I am here for you to enjoy your vacation to it's fullest. But when you wait to say anything until Saturday after you leave. Everyone gets screwed. I'm not charging you a dime for anything. I'm very happy you enjoyed your vacation. But I do have a right to ask questions on what happened to the house and why you did not tell me until the last minute Thank You Kevin & Julia Heinsman

GREAT PLACE
Great place for family vacation. We had 2 grandparents, 4 parents, 1 girl teenager, 2 girl twens, and 2 8 yr olds. They loved the pool, the kayak, paddle boat and canoe. Short walk to beach, although we rented a golf cart to shuttle to the beach and sugar shack for ice cream. The property is as . Adescribed. Kevin is easy to work with and replies almost instantly if you have a question. We had no issues while we were there. There were plenty of beach towels and pool toys. The only recommendations I would make is to install a handrail on the stairs going to the basement. I recently had an operation and it was hard to navigate without a hand rail. Also a few more dish towels for the kitchen would be nice. The extra ice maker in the kitchen is an added bonus. Also enjoyed the Keurig to make cappacino. The BBQ was great and we eat several evening meals outside by the pool. All in all.....great place, we do this every 2 years and will be hard pressed to find a place this nice with all the amenities.

A shot at Paradise!
I loved this property. The house was spotless and well laid out. The kitchen had everything you could need or want to prepare a meal. There was even an extra ice maker( which came in handy). The bedrooms were a good size and had enough space to store the clothes we brought but never wore. There were several different seated areas outside with comfortable chairs and pillows. We only used three bedrooms and utilized the linen and towel service, which was included in the price. They even had a basket of beach towels so I never used mine. There were bikes and corn hole to be used. BUT the best was the backyard. It was an oasis! My heaven! The pool was glorious. Having the canal as a backdrop was marvelous. We used the canoe and the kids used the wake board. The grounds were clean and there was plenty of relaxing areas both in and out of the sun. We never got to go swimming at night it was a bit to cold but the pool had lights. We even had a lovely chat with the neighbor across from the canal. I would recommend this place to anyone. Well worth the price.

“Best vacation ever!”

Lovely space for large groups!
We had a lovely time at the Villa Rosa, and Kevin and his wife were excellent hosts! The property was clean inside and out, which we later found out was because they personally check and clean the house each week after guests check-out. During our visit, we had a group of 10 friends staying at the house together, since we were in town for a wedding. A couple of us shared beds, but we all slept well and had a comfortable, well-rested week. One of our favorite parts of the stay was “grilling and chilling” in the spacious backyard and patio area, especially because the house was fully stocked with all the utensils and cookware our cooking needs. We bought most of our groceries from the local Lidl which was about 15-20 minutes away driving. We also enjoyed paddle boarding, playing corn hole, and swimming in the pool. The beach was an easy walk (~5 - 10 minutes) and one morning we went to catch the sunrise and were fortunate enough to spot some dolphins! We hope everyone has as wonderful a stay as we did during our time in Sand bridge :)

Great Getaway
Myself and friends were looking for a safe way to collectively celebrate birthdays, get out of town, and still enjoy the normalcy of a vacation. This house was perfect for our getaway. Having our own secluded access to a pool and other water activities, plus the beach only being a short walk or bike ride away allowed us to forget the pandemic and really relax. Kevin was great in answering a lot of our questions and was very responsive when asked for even the most minor of items. After being home I did receive texts about missing items that ended up being due to the previous renters. Everything was cleared up, but be sure to do a thorough inspection during the tour with Kevin to ensure to avoid the same. Overall, I highly recommend this stay.

Property is wonderful. Gorgeous spot on the canal. So nice to have the pool. 9 minute walk to the beach. Owner met us to show us around the house not wearing a mask and making sarcastic comments about covid. If you are in the business of rental property during a pandemic, you might want to at least pretend to take the virus seriously.

Great property! Perfect beach home for a family vacation on the bay side. Clean and great layout. As stated 10 to 15 minute flat walk to the beach. Pool is excellent. Plenty of quality chairs and water toys. You can easily enjoy the channel/bay water with the water toys. Little more difficult to get out into the main bay without a powered boat then we would have though. Still enjoyable and were able to catch catfish off the dock mostly in the early evenkng into dark. Downstairs bathroom is convenient for the outside area, better than walking upstairs. Just remember to keep the doors locked as it is a thrufair from the pool area. We hope to be back at some point if not next year! Highly recommend.

Everything we hoped for!
There were so many great amenities at this house. We loved the pool and all of the floats. The cabana was the lovely and great for shade. We enjoyed using the various boats to explore the inlets and the bay. It’s less than a 10 minute walk from the front door to the beach and my 7 and 10 year old kids didn’t Mind the walk at all. The hone was very clean and the kitchen had all the gadgets etc we needed. We loved every minute at this home!

My family had a great, relaxing week in Sandbridge at this house. Our stroll to the ocean was only a few blocks and the beach is beautifully serene. Sometimes we rose just after dawn to our dock to enjoy a peaceful canoe glide through the channel to the bay. Evenings we played soft music at cabana and grilled near the lit pool. Wonderful beach home
We had a fantastic time staying at this property. The owner was very attentive and the house was spotless when we arrived. The kids enjoyed paddle boating in the canal and especially loved swimming in the pool. The beach was a short walk away, but with 5 kids we ended up having one adult drop everyone at the beach entrance and then come back on one of the bikes that the owner made available to us (a very short ride, no more than 2-3 minutes). We had use of beach chairs, a wagon, toys, etc. all provided by the owner of the home. The beach at Sandbridge is beautiful and not very crowded. We saw lots of dolphins playing in the water and enjoyed going down to the beach after dark and watching the crabs scuttling around the beach. Virginia Beach activities such as the boardwalk, aquarium, lighthouses, etc. are all a 20-30 minute drive, so if you're looking for a touristy vacation then Sandbridge Beach may not be the right locale for you. If you are looking for a relaxing family vacation near the beach with the option of day trips to tourist spots then this home is perfect.

Not what we expected
Unfortunately it was not what we expected...the entire time of our stay we had to deal with the headache of ants all over the kitchen and our food. You couldn’t put a plate down or cup down without having ants on your meal. Definitely an infestation that was not under control. The back yard was very nice which we did enjoy during our stay but the downstairs was very musty. In order to get to the beach it was necessary to drive the family and then there was nowhere to park. This was a hassle especially if you have little ones. All of the amusements and activities for the family and eating establishments were much further than we anticipated (about 20-30min drive). If I visited again I would probably stay much closer to the center of attraction.

Everything is listed on our web site with VRBO-HomeAway in detail. 9 Minute walk to the beach which we supply a beach wagon to take your things to the beach. As far as ants, we never see any ants, we know there are beach ants everywhere but we never see them. We spray weekly but if you leave food out all over the counter it is possible the ants can appear and when we came to clean there was food under the table on the counters no wonder the ants came. I offered to come and spray for the ants and you turned it down and now you are complaining. We have 2 main restaurants rite in Sandbridge and Margie and Rays is a 10 minute ride. Blue Pete's, Red Robin, Outback and many more are about 15 min ride. I told you the pier was south about a 7 minute ride with an entire playground, bathrooms and a fishing pier with a huge parking lot and the ocean is rite there if you don't want to walk. Sandbridge is a unique place off the beaten path which is what people like about Sandbridge, you have a beach & Ocean. You should have read the entire page of descriptions on the vrbo site to make sure this is what you want, everything is listed. We are close by at all times if you have any problems or need anything please call. In 2019 we installed two new spitter A/C & Heating units downstairs to take care of any musty smell and it works great. Unfortunately you did not read the info on the web page.

Beautiful Home!! VERY attentive owners!!
This home is beautiful! It was very functional. We had 3 adults and 3 kids - ages 20, 16 & 13. The kids had their own space downstairs. There was plenty of things for the kids to do - fishing, biking, paddle boating, canoeing and of course swimming. The pool was huge compared to other pools in the area. It was hot when we stayed so it was nice to get out of the sun under the cabana but still be outside with the kids. Kevin was great! Gave us tour of home when we arrived. He was able to answer all our questions and give recommendations of where to eat and what to do. He made sure I had his cell number to contact him if we needed anything. On his suggestion we went to beach at night to search for crabs. It was amazing. Definitely need flashlight but awesome to see so many crabs on the beach. Beach was very short, quick walk. Beach was not crowded at all. We did not have an issue with bugs outside as some reviews previously mentioned. We even used the grill to cook and eat outside without any problems. There is a bug zapper but honestly we didn’t need it. It’s is quite clear that Kevin and his family take great pride in their beautiful home and care about their guests—you don’t get that personal attention from management companies. I would definitely recommend this property to anyone visiting Sandbridge Beach. Quite honestly the house is perfect!! I wouldn’t change a thing!! If we vacation in that area again we will most definitely rent from Kevin again!! Thank you to Kevin and family for making this vacation house feel like home!!
