Convenient and comfortable!
Enjoyed our two week stay in Gary’s condo! Doesn’t have air conditioning but we didn’t need it, just opened sliding doors, as other guests suggested, to allow wind to cool off the place. Kitchen had everything we needed. Nice spot to launch from, really enjoyed exploring the island. Lots of birds around including turkeys, saw whales’ splashes from the balcony, of course lots of goats in the area and a few donkeys (they couldn’t have cared less about us!) We would stay there again and have referred friends!

Perfect Location
A well stocked two-floor end unit condo facing the ocean with Lanais on each level. No air, no problem. When you open windows on both ends and invite the trade winds to flow through, you will enjoy what Waikoloa residents have had for years - a perfect climate.

Overall good stay
The price was great, so that is the number one selling point! Rooms were not too bad, and had a great view from the master bedroom lanai and the living room lanai. No AC, but in the evening it cooled down nicely, so we slept well. M only issue was the automatic door locking mechanism was a little on the fritz. Luckily he had a locked backup key we could access, but i would recommend getting a more reliable door lock. Maybe the door itself was a little tight and the motor had a hard time unlocking. I had to pull the door a little to relieve the load. Pool was great and the hot tub as well. Location was good. I would recommend this place to anyone looking to visit the island.

A great Hawaii family vacation
Our family had a great stay at Gary’s condo. The views are amazing, and the condo is very nice and clean. We enjoyed the pool, billiards, basketball and foosball. Gary provided some great beach gear umbrellas, chairs, snorkel gear and beach toys. Close enough to some awesome beaches. Gary was a great host. We will definitely return.

Great Family Getaway
The condo was a perfect homebase for a week on Hawai'i Island. Our daughter and family from New England enjoyed exploring gorgeous beaches not far from the condo, shopping at conveniently located shopping venus and even a day trip to Volcano. We enjoyed a nature walk off the Saddle Road, visiting Waimea and friends in Hilo. The unit was clean, well appointed, comfy and we enjoyed amazing sunsets off the livingroon balcony. The two teenage girls were a little tight in the third bedroom. But they didn't mind...they had their own bathroom. We would start the days together with breakfast together and end our days enjoying the pool area and playing Bananagrams together in the evenings. Everyone we encountered were friendly and helpful. The unit had most everything we needed. And the grocery store was just a couple minutes away for anything else. The grill was right outside the unit just steps away and we even played a couple racks of 8-Ball at the pool table by the recreation area. All in all, it was a fabulous family vacation, with a flock of friendly turkeys onsite to greet us each morning and the kids and grandkids have scores of incredible photos to keep the memories fresh for a long time to come. Mahalo, Gary for being super responsive whenever we had questions!

Gary was great to deal with, check in process was super easy! Condo was clean and has everything you need. Location is excellent. We really enjoyed the pool and sport court facilities. My only complaint was the layout of the kitchen. For a family of 5 who ate most meals at the condo, the small footprint and poor lay out got frustrating but definitely not a deal breaker. Overall great experience. We would love to go back and stay at the property again.

Hawaiian condo with fantastic views
This Condo/townhouse is in a fantastic location and has the most wonderful views. It is about a 20 min drive from a lot of the most beautiful beaches Big Island has to offer. We found it pretty central to any of the activities we chose while visiting. The condo easily accommodated our party of 6, with its 3 bedrooms and 3 full baths. The space has 3 lanai areas to sit and enjoy as well. The BBQ is located just steps away, the pool and recreational room in about a 1 min walk away, and there is a great grocery store that is about a 3 min drive away. The condo is located in a quiet area where we always felt safe. The area is kept very clean and tidy. The condo its self was well equipped with everything you need and more to cook a meal. Gary offers a T.V. With a huge selection of channels in every room. There is a washer and dryer available for use as well. Gary has the condo stocked with beach chairs, snorkel gear, and coolers to help make your beach days wonderful. Gary was very responsive when we had an issue in the condo, and quick to have the situation rectified. Overall a wonderful experience and would recommend this VRBO to anyone. Very nice condo in convenient location. It was great having the beach chairs and boogie board to use. Great Condo! Amazing Trip!
Our daughter stayed at this condo so I am posting this review on her behalf: "Had a wonderful and relaxing stay! Enjoy the great layout, wonderful breezes, gorgeous views and fund pool/game area. Great location on the island. Close to delicious restaurants (must try Ono Loa Grill in Kona for an amazing burger), beautiful beaches, snorkeling spots and visited some historical sites. The open kitchen/living space is really nice for meals and enjoyed walking up to the beach view in the master bedroom. Never heard the neighbors. Owner issued a credit to cover the cost of thrown out groceries since refrigerator stopped chilling food the last couple of days of our stay. He responded quickly and courteously when he texted about the fridge. Would definitely stay here again!" Gary, thank you for your speedy response to the fridge problem. I really appreciate it. For those considering this rental, Gary was very responsive to my inquiries. I visited the condo while our daughter and family stayed there and I was impressed with how clean, quiet, roomy and comfortable it was. Our grandchildren especially loved the pool and game room!

We enjoyed our stay at Gary’s condominium. The place is clean and well stocked with whatever we needed. The neighbor is very friendly and the location is pretty close to the places we wanted to visit. The only thing I didn’t like about the listing is that there are two pictures of the same bedroom, but the bed has different linens on it. This lead me to think that there were two queen beds and the master bedroom. That isn’t the case. Gary is very communicative and concerned that his guests have a good stay.

Five adults of us stayed for 5 nights. The unit was adequate. It could really use some comfortable furniture and the down stairs bedroom does not comfortably accommodate use of the 2 twin beds because there is a very large desk that takes up a good portion of the room with the trundle in use. Upstairs bedrooms are quite nice. It was very convenient having the coolers/beach chairs available and the Paniolo grounds are nice. Beach towels.. there were only 2. Market is 10 minute walk which is great. Gary was very responsive and fair with regard to the dishwasher not working. However, after our 5 days here we spent another week in a unit offered by the Shell Vacations and the room was much more updated and furnishings MUCH more comfortable, and overall less expensive without all the VRBO fees. Therefore, I would call Paniolo directly if we wanted to book in the future.

My family of 6 stayed in this lovely condo over spring break. With three bedrooms and three bathrooms this was perfect for us! The view from the master is breathtaking. It was super homey and had everything we could ask for. The local grocery store is within walking distance. It’s easy access to great beaches and hiking. They provide beach chairs, umbrellas, boogie boards, beach towels, and coolers. We were very sad to leave. We are going to tell all our family and friends to stay here. We loved this condo and hope to return many times!!!

It was so nice coming into the unit and discovering it was cleaned well. (We've stayed in other units by owner that have not been as clean so this was a plus.) The kitchen was fully stocked with things like spices and salt and pepper and every utensil or plate that you could need, even Tupperware for picnic outings which we did a lot of. We had four adults with us (myself and my husband and two kids in one room (we ordered two cribs from Kona Kids - they are awesome!), our brother in law in the downstairs room, and his girlfriend in another room. **Each room had its own ensuite bathroom!!** Even the main floor smaller bedroom with the desk in it had a bathroom and a sliding door to both rooms, which became our brother in laws separate area. This was a highlight each having our own bathroom and shower! There are also stairs in this unit. One thing i do need to mention is that this unit does not have air conditioning. We have two little ones ages three and under 1 and it was very hot for them. Our 3 yr old wouldn't like to go to sleep at night because of the heat. It was very very hot for all of us, so we ended up going out for full day outings just to get out of the heat. Sometimes it was hotter inside than outside. That being said, they do provide you with extra fans which we had on constantly. This unit is family friendly and maybe more appropriate for older kids. We enjoyed our stay and are so appreciative that we found a unit that was affordable and in a nice area.

I don't know what the problem was with this guest. I know she was asking to stay an extra day or get a late check out and I was unable to accommodate due to the next guest check in in the same day in a matter of hours. I don't know if this is why she posted such a poor review? She never expressed any dissatisfaction to me other than not being able to stay longer. I can say that we visit the condo twice a year and constantly replace the linens and pots and pans. The furniture is mainly Rattan and is in very good condition. No other guest has complained, in fact all other reviews have been great as you can read. I will update upon our next visit next month and see if I can figure out what she is talking about. I will use this opportunity to see if there is anything we can do to improve our guest's experience. Updated: We visited the condo in Nov/Dec and as usual, we did replace one frying pan and threw a couple out. Added many more linens and a new comforter for the Master bedroom. We buy new linens every fall and keep a very ample supply in the condo with spare sets to change linens during the guest's stay.

GREAT BIG ISLAND PROPERTY
We just spent six weeks at this property and it was very hard to leave. It had become our home. The property is conveniently located to shopping and near by beaches and easy road access to all sights on the Big Island. The condo itself has everything you need. A well stocked kitchen, beach equipment, laundry in unit, comfy beds and a outstanding view of ocean, mountains and beautiful sunsets.

We were there in January and had the windows and doors open got a great cross breeze and enjoyed out stay. The condo is beautifully situated for enjoying some of the best beach experiences on the island!
Gary’s condo is so lovely and equipped with a great selection of beach gear! We enjoyed a wonderful vacation there with our daughter and my mother and her partner. It was very comfortable for two couples and a child and our daughter loved having her own bathroom and lanai! We loved cooking breakfast in the well stocked kitchen and then going on adventures to the incredible beaches in the area (Hapuna and Mauna Kea we’re our favorites and sunset at Lava Lava was another highlight) or further to snorkeling in Captain Cook or waterfalls in the Hilo area. This condo is perfectly situated for seeing all that the island has to offer, but if you want to spend long days on incredible beaches than this location is A MUST! And it was so fun to have snorkel gear, boogie boards, chairs, coolers, and towels available for our use on beach days. The facilities at the complex were also very nice and we enjoyed relaxing in the hot tub and swimming in the pool after some longer drives. A word of warning for travelers with young children, however, the hot tub is only for those seven and older. And the security guards check regularly!

We are grandparents hosting teenage grandkids ... with extended family in another rental nearby. Appreciated all amenities, including nearby pool, hot tub, and beach equipment. Comfortable for eating, sleeping, family game-playing, lanai sitting for gorgeous sunrise & sunset views. Located near Waikoloa Village KTA with excellent food & drink choices and other handy stuff. Recommend Blue Hawaiian helicopter ride nearby & Lava Lava Beach for many water sports and Hapuna Beach for surfing huge waves. Near variety of shops on Waikoloa Beach Drive & luau at Hilton was tops. We would do this all over again in a heartbeat!

Beautiful spacious 3 bdrm with views to remember
We really loved staying here. It has an amazing view from the lanai that has the ocean and Hualalai mountain! It has really easy access and is close to the main street and to the market. It has basically everything you need in terms of kitchen stuff, towels, sheets, beach stuff. The work out room was good enough for what I wanted to do. I would definitely stay here again.

Best VRBO for family fun! Thanks Gary!
4th trip to Hawai'i, 1st time to the big island. Booking experience: flawless! Even spoke with the owner on the phone to request an adjustment and he was very gracious and kind. Check-in: flawless! We arrived late, easy access options, easy to get necessary pool access and parking pass for 2nd rental car. Condo: I can't add much to the rave reviews already given. However I will say this was the most comfortable condo we have ever rented and we VRBO often. Nearby shopping: A grocery store with all your needs is a block away (KTA) and I attest to the local fruit selection there, local and awesome. Lava Java satisfied the local breakfast cravings, shareable sized plates, Subway for the lazy cooler packing beach days. Gas station nearby, about 10 cents a gallon higher there but at 32 miles/gallon (Maxima) it wasnt a bad deal. Beaches: go early for access parking fills up quick an Mauna Kea (great snorkeling, manta rays at night), Hapuna State Park and the beach 69 just to the south of there are also excellent. Sunsets at Lava Lava Beach Club are very beautiful (no purchase necessary but a good coconut mai tai). End the day with a soak in the very nice pool and enjoy the clubhouse and patio too! Queens Highway mile marker 90 lava tube is a nice stop but be careful of the traffic and pedestrians, even if not stopping here. To close, you can visit Kailua Kona and stay at this condo and have the perfect, quiet family vacation at a house that feels as good as home, if not better. Thank you Gary for sharing your home with our Ohana! Mahalo and Aloha! We hope to rent again in the future! Oh last thing, since we are foodies. Waimea "The Fish and the Hog" restaurant has delicious local caught fish and smoked meats locally raised at Parker Ranch, try the banana cream pie! Ok, Im done. Thanks Gary!!!!! The King Family

We'll Be Going Back!!!
We loved staying in Gary's spacious condo with its amazing territorial views. It was clean, comfortable and well maintained. The unit was much bigger than we expected with a large master suite. It was stocked with equipment to take to the fabulous nearby beaches. We found the location perfect for quick day trips to Kona and Hilo along with easy access to shopping and restaurants. The Panioloa Greens condo was quiet, low key and relaxing. We definitely will return to Gary's condo and have already recommended it to our friends and family.

Great place!
We loved our stay at Gary's condo. It was conveniently located, away from the busy resort area but close enough for a quick trip to the beach. The condo itself was a perfect fit for my husband and I with all our kids. It was well cared for and we loved having the beach gear to borrow. The gal who cares for the condo (her name escapes me) was super sweet and helpful. The pool/hot tub and basketball courts were a bit hit as were the turkeys that we'd see wondering the grounds. Gary was super easy to communicate with and very accommodating. We would definitely recommend it to anyone.

Wonderful condo!
We enjoyed this spacious condo, and the incredible views! We have stayed in Waikoloa Village before but never on this side of the golf course. It was only two of us but with 3 bedrooms there is plenty of room for a family. Definitely recommend!

Of course I loved it! It is my condo! What else am I going to say? Seriously though, we always have a great time here. Went to Waimea several times for the farmer's market. Enjoyed the pool and the beach. Bought many new linens for the condo and added hand held shower heads in all three bathrooms. Just keep trying to make it better and better! Melekalikimaka!

We stayed here for a combination trip of business and pleasure. Very clean, with all amenities available for both, including a small office, desk and wi-fi. No A/C but fans and nice breezes to keep you on the cooler side. Short drive to the resort area of Waikoloa if you have a conference. Everything you need for your stay and a day at the beach is right there. Minutes from beautiful Hapuna beach and a short drive to great food in Waimea and areas north. You can walk to coffee in the morning or groceries. A friendly truck with shave ice comes through in the afternoon and the wild turkeys will be your friends!

Great accommodation on the Big Island
Nice condo in Waikoloa Village. It is a bit inland from the ocean but that makes it a bit cooler and you still have a great view of the ocean and just a short drive to get to the coast. I would definitely use again on a future visit.

Remodeling
While we were notified that there would be work done at the complex we went to we had no idea to what extent. The workers break area was just below our condo and they were very loud. They also showed up several times unexpectedly of our second story balconies. The walkway to out condo received new concrete that we had to step over. They also took our balcony furniture and did not replace it. We were told to keep the doors and curtains shut while we were there but first of all we picked the condo for the view and second there was no sir condition so you had to keep Windows and doors open. We also could not use the BBC area as this was there break room. They also left equipment and supplies in our parking spaces. If not for the construction it would have been fine

Unfortunately, I could not control the construction activities during this guests' stay. I asked management to avoid construction during this time as much as possible, however is is obvious there were inconveniences and disruptions. I apologize and offer a credit for a rebooking.

Great Location, great condo!!
Thank you for sharing your condo with us! The view was spectacular! The location was easy drive to beaches, Kona, Waimea, Hilo, Waipi'o Valley and North Coast. Condo is updated and clean. 3 bdrms perfect for our family as grown kids did not have to share bedrooms or bathrooms. Mahalo!!!

Great place to stay.
Cute place. Coffee, store and places to shop just down the road. I had two other ladies with me and the place was perfect. Gary has some beach stuff that really saved us a lot of money so we didn't have to rent or buy our own things, the small coolers were specially convenient. Property had a pool and workout area so during the hot part of the day, there were still things to do. I felt safe in the neighborhood, I would definitely recommend this place to anyone that is looking to spend a week or more in Hawaii!

Great Condo in a central location
Gary's condo was great for us during our month on the Big Island while our daughter went to school and worked. The location was central to the beaches and getting into Kona or going up to Waimea. The property was nicely appointed and we felt right at home. The views are astounding from the mountain of Mauna Kea to the sunsets in the West over the sea.
