This beautiful upscale luxury condo is located Downtown by Lady Bird Lake. You'll wake up from your king size bed with a city and lake view. You can walk along hiking trails and rent kayaks just steps from the building. The area is in close proximity to dining, shopping, and entertainment. Just one street over from the nightlife of trendy Rainey Street. Minutes to 6th St, South Congress. Rooftop pool with amazing skyline view, peloton bikes, gym. We offer robes, Nespresso, and a Desk space.

This condo in the heart of Austin features a large living room, a comfy king sized bed, a large, flat-screen TV with cable and all the basic amenities for a cozy stay including a bar and a full-sized kitchen. The balcony boasts stunning views of Lady Bird Lake and a spacious outdoor seating for two. You can also take advantage of the pool and gym access including personal spinning rooms.

This condo is perfect for solo travelers or couples visiting the area to take on many activities including hiking at Barton Creek greenbelt and kayaking at Lady Bird Lake.

We are minutes to the Convention Center, South Congress, 6th St, Bat Bridge and just about everything else there is to see and do in Austin.

RENTAL RULES
We love that we can share our home with you but please treat the home, belongings, and property with care. We reserve the right to remove guests without refund for violating these house rules, misuse of the space as a short-term lodging accommodation, or conduct that disturbs the general peace and comfort of other guests, managers, property caretakers, and homeowners.

1. Pool: Guest understands that a pool is available on the property for their use. Guest assumes any and all liability from use of said pool. No glass of any kind is permitted in or near the pool. If broken glass is found in the pool, guests may be responsible for the cost to drain and clean the pool. Please carefully read pool waiver.

2. Parents/Guardians must closely supervise their toddlers and children at all times.

3. Well-behaved and well-trained pets may be permitted with prior approval from the host. An additional fee of $50 per pet per night (2 pets max). Pets must be treated with flea & tick preventative and up to date on shots.

4. No Unregistered Guests. Please abide by occupancy limits. People other than those set forth above may not be on the property at any given time. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, Guest will be charged $50 per additional guest for each day of the reservation and all guests may be evicted without refund and a $250.00USD service fee.

5. The property is privately owned; the owners or property manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners, Bonhost LLC and its representatives are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6. No illegal substances are to be used, sold, or distributed on the property.

7. No parties and/or loud music. Please respect the neighbors and their privacy. Excessive noise may result in termination of your stay without refund and a $250.00USD service fee.

8. Keep the property and all furnishings in good order. If any furniture is moved, please move it back to its original position upon checkout.

9. No Smoking. The security deposit (also called “damage deposit”) will automatically become forfeited for smoking indoors and additional remediation expenses may be imposed.

10. Only use appliances for their intended uses.

11. Practice safety at all times.

12. Parking: Please refer to house manual for parking instructions. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

13. Housekeeping: Please keep the home tidy and follow checkout procedures. There is no daily housekeeping service. Daily maid service is not included in the rental rate. While linens and bath towels are included in the unit, we do not permit towels or linens to be taken from the house. Do not leave wet towels on the furniture.

14. Checkout is at 11AM. Late checkouts may be subject to a $100/hr fee as we often have new guests arriving and schedule cleaners to arrive soon after 11AM.

15. If any fines, damage, or liability are incurred because of guest’s use of the premise whether due to HOA violations or otherwise. Guest will be responsible for such payment.

16. Weather, Disease, Acts of God and Unforeseen Circumstances:
Bonhost LLC, nor homeowner, and their respective representatives, are not liable for any inconveniences, delays or Guests inability to access a unit as a result of any temporary or permanent issues which arise from weather, construction, road closures or conditions, natural disasters, reasons for travel including the cancelation of events or conferences, government orders, diseases, pandemics, viruses, illnesses, closings, pollution or other acts of God which are beyond Bonhost LLC’s control. No refunds will be given for any inconveniences, delays or cancellations due to, but not limited to, aforementioned conditions. We encourage Guest to purchase a travel insurance policy that will allow you to cancel for any reason.

Please note this home has quiet hours from 10pm-7am as the neighbors have small children.

RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT

IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.
THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Darlene Zamorano Brown or Bryan Brown personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area.
THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees, natural risky conditions or otherwise.


THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees, or otherwise while in or upon area.

THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of swimming, canoeing, rafting, climbing stairs, etc. or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.

Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made.

Great Location and Fun Vibe
My son and I stayed here on a visit to see my daughter. The place was perfect with a pull out couch bed. The unit is very clean and well appointed. The rooftop pool is a fun place to hang out and cool off. We could easily walk to downtown, the river walk, and Rainey Street bars and restaurants. The view from the unit is amazing. Would definitely stay here again.

Getaway
The condo provided the perfect spot for a getaway. The living room and kitchen were very spacious and the bedroom was very comfortable. The condo building itself has a fantastic heated pool area, a fully equipped gym and a coffee shop / bar on the main floor. The condo location was perfect for us. We enjoyed runs on the Lady Bird lake trail, Food/Drinks on nearby Rainey street and comedy/live music on 6th Street.

Beautiful Condo and great area!
We loved staying here! My husband said that having the views from the living room and rooftop pool makes you feel like your on top of the world and NOT confined by four walls. We didn't spend too much time in the condo itself since we took advantage of being within walking distance of many area restaurants, walking trails, Rainey St clubs and food trucks (Yum!), convenience market stores, etc but it was very nice to come back to such a nice place at the end of the day and relax out on the balcony or up on rooftop and pool area. The host stayed in communication with us daily, via messaging, and made sure we had everything we needed. The condo is well stocked, clean and has a very comfortable bed. What more can I say? It was just perfect! Thank you Bre!!
