This listing is for both homes on the lot, rented together, with nothing shared with another group. One home rises three floors, with two bedrooms on the First Floor, four on the Second, and two more on the Third alongside the rooftop deck. Each floor is connected by a flight of about seventeen steps, with hand rails on all staircases. Home 1 has three floors and Home 2 has two. No shower has built in hand rails, and there is no dedicated wheelchair access in either home.

Guest Access:

The home is accessed via smart locks. Door codes and all check-in details will be provided via message and text on the day of check-in. Both homes, both patios, both hot tubs, and the rooftop deck are private to your group, with a door connecting the two backyards.



The Neighborhood:

Our homes sit in East Austin, on a quiet stretch of tree shaded streets with a mix of longtime residents, young professionals, and families. The Boggy Creek Greenbelt is a short drive away, a slice of nature where oaks and pecans shade a trail along the creek, with Rosewood Neighborhood Park and its recreation center and public pool along the way. Coffee shops, bars, and offbeat local businesses are close at hand. All guests receive a list of local recommendations after booking, including favorite spots, restaurants, and activities.



Getting Around:

A car or rideshare is the easiest way to reach most of Austin from here, though the immediate neighborhood rewards walking. Both homes have driveway parking, with four off street spaces across the two and room for up to six depending on vehicle size, plus free street parking on surrounding side streets. CapMetro bus service runs nearby with connections toward downtown and the UT Austin campus.

-We try our best to accommodate early check-ins, but we want to ensure both homes are clean and prepared for arrival. We can often accommodate early bag drop for your convenience. Please inquire if this is of interest to your group.

-Please keep noise to a respectful level out of consideration for our neighbors, especially at night.



BUSINESS DISCLAIMERS

–We have a minimum age requirement for booking this rental. Reservation holder must be 21 years or older.

–We request that guests complete a guest verification process and sign an additional agreement prior to receiving any check-in information.

–We require that guests provide a valid credit card and piece of ID for identification purposes only.

–We do not accept peer-to-peer payment systems or any prepaid debit cards as methods of payment.

–Pets are not allowed at this property.

–Mailing packages to the premises is not permitted.

–We use Arlo/Hikvision and Noise Aware in our homes. Arlo/Hikvision is a video recording system that has been installed at the front/back doors of the home’s EXTERIOR ONLY, for your safety. NoiseAware is a decibel monitoring system that we use to keep in accordance with local noise regulations.



Interaction with Guests:

You will have complete privacy here. Should a rare maintenance issue occur, our ground team is available to assist. Check in is keyless; no need to worry about lost keys!
