The Space:

The house is built for groups. Three bedrooms across a single story, two full bathrooms, and a living area that flows into the kitchen, so the whole group naturally ends up in the same room.

The fenced private backyard is the centerpiece of this home. There's a

BBQ grill, outdoor seating, and enough room for the group to unwind

after a day out. Quiet street, no neighbors looking in.

Full setup for group cooking. Refrigerator, oven, stove, dishwasher, microwave, coffee maker, kettle, and toaster. Pots, pans, utensils, oil, spices, full dinnerware, and wine glasses are all stocked.

Open layout with sofa and smart TV. Connected to the kitchen so conversation carries across the space naturally.



🧺 Laundry

Washer and dryer in the hallway closet. Starter detergent provided.

Central air and heat. Thermostat located in the hallway.

High-speed Spectrum Wi-Fi available throughout the home.



Guest Access:

The entire property is yours — all bedrooms,

bathrooms, kitchen, living areas, backyard,

laundry room, and driveway. No shared spaces.

No host on the property.



Self check-in via smart lock. Your door code

arrives before you land.

and recommended for festival nights — parking

downtown during SXSW and ACL fills fast.



Capital Metro bus routes accessible nearby for

those without a car.



Austin-Bergstrom International Airport (AUS):

approx. 15–20 min drive depending on traffic.

✔️ Pets are welcome with prior approval

✔️ Stays under 7 days: $50 pet fee; per pet, per stay

✔️ Stays 7-15 days: $150 flat rate pet fee; per pet, per stay

✔️ Monthly or long-term stays: $300 pet fee; per month; per stay



Pet Rules:



✔️ Pets must be leashed at all times in common areas and outside the unit

✔️ Do not leave pets unattended inside the unit unless crated

✔️ Pets are not allowed on beds or furniture

✔️ Please clean up after your pet (indoors and outdoors)

✔️ Excessive noise, barking, or disturbances must be avoided

✔️ Any damage, odors, or extra cleaning caused by pets will result in additional charges



🚗 Parking Reminder

Please park on the left side of the driveway.

Do not block the neighbor's driveway, towing is enforced.



🚭 Smoking

No smoking of any kind inside the property, cigarettes, e-cigarettes, hookah, and cannabis included. A fine will apply if violated.



📹 Security Cameras

Exterior Ring cameras active at the front door, driveway, and backyard.

No cameras inside the home.



🗑️ Trash

Kitchen and outdoor bins are provided.

Trash pickup: Fridays | Recycling: every other Friday



⚠️ Device Tampering

Tampering with smart locks or security devices: $300 fine.
