☆ Rental Agreement, ID & Security Deposit Hold ☆
Within 2 days of bookings, we ask the booker to complete a rental agreement and ID verification for local compliance. Guests are required to either authorize a refundable temporary $500 security deposit hold (not a traditional security deposit, not an actual charge, released if no damage/excessive cleaning), OR opt in for a $45 non-refundable damage waiver provided by a third-party insurance company.

The optional damage waiver is $45 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account -- it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of our favorite local spots.

All adult guests must be ages 25+ except members of the same family.

A 13% lodging tax is required for all bookings and will be collected and remitted on behalf of guests.

Standard check-in time is 4:00 PM and check-out is 10:00 AM.
Early check-in and late check-out may be available for a small fee, subject to cleaning schedules. Availability is confirmed the day prior.

~Refunds~
We want your stay to be perfect, but please understand that we cannot issue refunds for factors beyond our control, such as weather conditions. We highly recommend guests purchase trip insurance.

This Florida home features lush outdoor spaces. To help keep bugs and critters out, please keep doors and windows closed at all times. While we have regular professional pest control, occasional sightings of insects or small pests—especially outdoors—are possible and not uncommon in a natural setting. Pine needles in the backyard may fall between our weekly landscaping visits and are unfortunately unavoidable. Refunds will not be issued for pest encounters or outdoor debris.

Additional cleaning may be required for stays over 10 days. Please reach out to inquire about longer stays.

Violations of our house rules may lead to guests having to leave prematurely without a refund.

For property protection and insurance purposes, security cameras monitor the front and back entrances and must remain active at all times. To respect our neighbors, a noise monitoring device is installed indoors and outdoors to measure sound levels only—it does not record audio.
