1.- Smoking is NOT allowed inside the house, Smoking is allowed outside only.
Removing smoke smell from house walls, pillows, closets and furniture required a heavy-duty washing it may take days to get read of cigarette odors.
( If it is found a cigarette odors inside the villa, cigarette, burn hole, cigarette ashes or any traces that indicates a guest is been smoking inside the villa You will be charge of up to $ 350.00)

2.- People other than those in the guest party may not stay overnight in the property, Any other person In the property is the sole responsibility of Guest.
Maximum Capacity of 10 people for the villa rate and up to 14 people upon request for additional charge, please contact your host regards the fee per additional guests.
House parties are not allowed with out prior permission.

3.- The owners are not responsible for any accidents, injuries or illness than occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

7.- PARKING.- Parking is limited to 2 vehicle (S) vehicles are to be parked in designated parking areas only.

8.- Housekeeping : Available upon request for additional charge, daily except Sundays.
While linens and bath towels are included in the unit.
We do not permit our linens to be taken from the units. Take the beach towels outside the property under your own responsibility a $ 40.00 charge must be done in case you lose it or if is stole from you.

9.- Hot tub : ( no children permitted in hot tubs without adult supervision. When using the hot tub , remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening.

10.- Water and Septic : The property is on a well and septic systems. The mineral content in the water is high. During a drought. The well water may have and odor. The septic system is very effective, however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime.( If it is found that feminine products have been flushed and clog the septic system you could be charge of up to $ 250.00)

11. 25 yrs Minimum renting age. (during spring break season) April-May

12.- Storms
If there is storm or hurricane, no refunds will be given un less:
•The state or local authorities order mandatory evacuations in ” Tropical Strom/Hurricane warning area” and /or
•Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted and
•Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “ Hurricane Warning “ period.
