BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You may need to restock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. During your stay, you will have access to:

- crockery and cutlery
- dishwasher
- electric kettle
- toaster
We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests may need to purchase food items for longer stays.
LIVING ROOM:
The living room has a Samsung 40` TV with Google TV and a remote, which you can use to access your Netflix and YouTube accounts. This is not a smart TV and does not have access to local/free-to-air channels. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The apartment comes with 1 designated car space. Additionally, paid parking is available on Allara Street or at the Commonwealth Pool car park.
COMMON AREAS & AMENITIES:
You’ll have access to the building’s pool, gym, yoga room, library, common garden, and rooftop. The cinema and rooftop gazebo are available to guests via QR code booking at the building’s entry points. A bike storage room is also provided for your convenience; bikes and locks must be provided by guests.
The common areas are managed by building management and can be closed without prior notice. We try our best to provide the most accurate information. Please check for building announcements at the time of your arrival to confirm the availability of common areas.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

If you have a car, major roads and highways are close by, making it simple to reach Lake Burley Griffin, national attractions, or the airport in under 15–20 minutes. The apartment’s central location means you can enjoy the best of Canberra without the need for long commutes.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT `No Pets Policy` except for service or emotional support animals and `No Smoking Policy`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don`t stock the refrigerator or provide any meals.
8. You are welcome to book if children will be under adult supervision at all times, as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).
