Perfect for a Group Ski Trip
Every year we plan a trip to Ellicottville to get a few days of skiing in. This year we had a mixed group of families with kids ranging from 15 to 6. This house had the perfect set up with lots of sleeping options, common space, and plenty of fun for the kids between the games, PS3, pool table, pac man arcade, and campfire. The hot tub was also nice after skiing all day. This is the second property we have stayed at of the owners. They are absolutely wonderful. Their properties are always clean, fully equipped with everything you could possibly need, and they are very responsive. This was also our first time staying a little outside of town. We originally thought this might be a slight inconvenience but it's such a quick short ride and with the house being so perfect for our group, it had no effect on our experience. We would definitely stay at this property again!

A great spot for an Ellicottville getaway
We really enjoyed our time at the ski chalet. The property was clean and well equipped and comfortable for our large crew. It is located close to tubing, skiing and the shops and restaurants in E-ville. Two thumbs up.

Well stocked kitchen. Small issue with Internet but we think it was spectrum's issue so what can you do. Only negative is the basement shower nozzle needs replacing.

Perfect Cottage for a Big Family
Pictures really don’t do justice to this beautiful and thoughtfully organized house. We were a big group of 10 adults and 6 kids. Everyone had a place to sleep, enough towels, enough blankets, and places to lounge and sit. The vibe of the cottage was really fun: a vintage and working pac man machine, pool table, lots of classic VHS tapes, puzzles, books, games for kids and adults, and of course lots of rooster themed decor which the kids got a kick out of. There were space heaters for cooler parts of the home, we all had hot water, extra pillows, ample dishware. It was perfect, I highly recommend this house if you are a big group looking for a relaxing cottage to stay at.

several items not working
Heat continued to trip off, we had to manually reset, after the owner had an electrician come to the property, that would have been fine though, but after skiing , we went to use the washer/Dryer in the home , but the dryer was broken . Clothes were soaked till we left the following day. sink backed up continuously.

The defective part in the heating system has been replaced with a brand-specific replacement, ensuring that this issue is resolved to prevent any future inconvenience. We replaced the heating element on the clothes dryer and we now have a second dryer on-site to ensure our guests always have access to a working dryer. We also identified the issue with the kitchen sink and have added a special filter to catch food debris, preventing future drainage problems. Girls Weekend
Great house with a lot of room. It was perfect for our girls’ weekend away. It had plenty of beds to accommodate a large group and it was close to downtown Ellicottville. We will definitely rent this property again!

Awesome house
It was perfect for our group... 13 of us. Some of us enjoyed the main floor playing games at the table. Some hung out in the basement playing pool, Pac-Man, and the piano. Some enjoyed the hot tub! Truly a great place ..very clean, roomy, and comfortable!

Great place!
This place was even nicer than expected! There was a crib, booster seat and step stool which was very helpful with my small children. There was plenty of space for my family of 19 and the kitchen was stocked to accommodate our early family thanksgiving celebration. Had a fuse blow and the host responded quickly and solved our problem. Everything was great. The family had a blast!

Great Place, Peaceful, Private
This home is beautiful, peaceful and private. It is well stocked in the kitchen, pots, pans, dishes, glasses ETC. Plenty of room for everyone. Outside, we had a wonderful view of changing leaves and plenty of fire wood for our campfires. Also a shout out to the owner, David Carley. We had a furnace issue the first day and he had it fixed immediately Thanks

This is a great place to stay. Great flow throughout the house and property. Plenty of places to sleep and hang out. We had 17 people and never once felt cramped. Would definitely recommend!

Overall great location: private, yet easy drive to Ellicottville. Issues with heat. Couple beds were noisey in the rooms with multiple beds. Some cookware needs to be updated (cookie sheet was nearly black). Very obvious low on upgrades, quick flips for staying. Nice fire pit. Hot tub was nice too. Served intended purpose.

Girls trip 2023
We stayed here for our annual girls trip. There were 14 of us and we had plenty of room for everyone. The hot water never ran out! The kitchen is well stocked with dinnerware, pots and pans, and basic grocery supplies. The view from the deck was so pretty with the changing leaves and the fire pit is awesome, with plenty of wood provided. Lots of things to do and see in the area, from zip lines to wine tastings, and plenty of restaurants to enjoy in the nearby town. I would definitely recommend this house to others.

Friends and Family Ski Getaway
We've stayed at this house 2 times now, and will be booking again for our annual ski trip/getaway to Holiday Valley. The house is exactly as described, roomy, comfortable and clean. It is located 10 minute drive from skiing, restaurants, bars and grocery store - it's super convenient. The hosts are always available in case of any questions or concerns. We never had any issues. Looking forward to booking this again!

We had 17 adult women for a long weekend, cousins of different generations. We had a great time. The open concept is perfect for gathering around the table island even living room area to play games and I’ll be able to talk. We had 3 families sharing the house with kids ranging in ages from 9 to 15. There was plenty of room, lots to do. The kitchen had all the space and things we needed to cook meals. The lower lever was a great space to hang out after skiing all day. We would definitely return.

The property worked very well for our family group . Ages 2-71. Great views and privacy. Convenient location 10-15 minutes from Ellicottville and holiday valley. Only 3 bathrooms and 1 of those was in the master. But didn’t present any real problems for us

We (8 children, 8 adults) stayed 5 days at the Rooster Den and had a wonderful time! The property was clean, fully stocked with everything we needed and more, and was nice and close (5 min drive) to Holiday Valley and the quaint town of Ellicotville. We would definitely stay again:)

Nice weekend
This is my second time renting here for a family weekend We were a group of 7 adults and the house suited our needs perfectly. Enough bedrooms for all and very family friendly if traveling with children. We had one small issue with the water when there but the property manager reached out right away and the issue was fixed in no time at all. Great communication. The house could use a little TLC as it's seen a lot of happy gatherings over the years but there was nothing that took away from our good time. Lots of time in the jacuzzi, many games of pool played and nightly fires at the fire pit. Can't go wrong. Would rent again.

This home is beautiful! The fall views were amazing. The space is open to accommodate everyone! The rooms were clean & comfortable The kitchen was well stocked with everything we needed. Have been traveling down to the Ellicottville area periodically for many years and used many different rental properties. This home is a great balance of comfortable features and ease of use in a great, quiet location. Hosts are very friendly and thoughtful.

It was a great property and my group and I had a lot of fun. Wood, propane was provided which was a very nice touch and one less thing for us to pack! Everyone enjoyed sitting around the fire and in the morning around the island having breakfast. Overall our stay was very enjoyable

Not what I was expecting
We rented this house July 18-21. Main reasons for renting this property was for how many it sleeps, it had air conditioning and all household/kitchen supplies were included. The A/C was not working. The room temperature of the upstairs got up to 87 degrees. We couldn’t even stay upstairs because it was so hot. The owner said there wasn’t much he could do about it but he would have a tech come out. No tech came out and we weren’t contacted that he wasn’t coming. We couldn’t even sleep upstairs and 18 people do not fit comfortably downstairs. If you have more than 12 people come out - bring utensils! They only have utensils for 12. The kitchen is also not stocked that well with big utensils, pans and mixing bowls. The house and property itself was nice but I wouldn’t rent again.

Family Falls
For a large family this house was ideal...spacious, hot water for all, views, and area was quiet. It's a little outdated but what it lacks in decor it makes up in space. Town is in close proximity an we went to Niagra Falls an had a blast. Would recommend to all large families. 👍😀
