GUEST ACCESS
Guests have access to the entire home, with the exception of the storage closets on the upper level, main level, and lower level. Don’t worry, lots of closet space left for you to store your things!
HOUSE RULES AND INFO:
TRAVEL & VEHICLE INFO
-Four-wheel drive is required Nov–Apr (minimum AWD in October & May).
-Roads are plowed but timelines vary; please come prepared with chains and/or winter tires.
-No refunds are provided if the home is accessible but your vehicle is not equipped for mountain conditions.
HOT TUB
-The hot tub may be locked between guest stays for safety.
-Access is provided once the Guest Rental Agreement & Safety Waiver are signed.
-Use is not guaranteed and may be unavailable for refilling, maintenance, or weather beyond our control.
-Refunds for amenity downtime are reviewed case by case.
-Water is tested and photographed before each guest. Please notify us if water appears cloudy after use.
HOT TUB MANDATORY RULES:
• Shower and rinse swimwear before use.
• No food, drinks, or glass near the tub.
• No adult activity, urination, or vomiting in water.
• Keep cover closed and latched when not in use.
• Children under 12 not allowed; 12–17 must be supervised.
• No pets in the hot tub.
**Use at your own risk.
PETS
-Pets welcome with pre-approval and a $90 fee per pet, per stay (max 2 dogs; no cats).
-Please share breed and weight when booking.
-All pets, ESAs, and service animals require an Animal Addendum via our Guest Rental Agreement.
-Unauthorized animals may result in eviction or fees.
PET RULES:
• Pets must be listed and approved before arrival.
• Dogs must be potty-trained and non-destructive.
• No excessive barking or unattended pets.
• Pick up waste and keep pets off beds.
• Extra cleaning or damage fees may apply.
**Per Colorado law, emotional-support animals are not considered service animals.
EARLY CHECK-IN / LATE CHECK-OUT
-Cleaner and maintenance schedules are tight — early or late stays are rarely possible.
-If the night before or after is open, you can reserve it at 25% off to guarantee it.
-This allows us to block the night and adjust our cleaner’s schedule — otherwise, we risk losing a full night’s booking if the home can’t be cleaned on time.
-Requests within 72 hours of arrival may not be able to be accommodated.
DRIVEWAY + SNOW CLEARING
-We plow the driveway and shovel walkways when possible during your stay.
-Ice melt and shovels are provided for emergencies.
-Guests may need to clear around their vehicles during heavy snowfall.
-No street parking is allowed on county roads due to plowing restrictions.
-Towing is likely if you park in the street and is at the guest’s expense.
-**In winter, high snow on the back deck may make the grill inaccessible at times. We shovel as best we can, but we cannot guarantee winter use.
TRANSPORTATION
-Ride-share services (Uber, Lyft) are rarely available. We highly recommend having your own vehicle.
HEATING & WOOD STOVE | NO A/C
-The home is fully heated and includes a cozy wood-burning stove (starter firewood provided).
-You must watch our tutorial video before use.
-There is no air conditioning — mountain air and provided fans keep the home cool even in summer.
FIRE RESTRICTIONS
-Per Clear Creek County regulations, no open flames, fire pits, or propane grills are allowed.
-Violations may result in county fines.
ALTITUDE NOTICE
-Our home sits at 10,000 ft elevation. Drink plenty of water and take it slow if you’re not used to high altitude.
STAIRS & ACCESSIBILITY
-Stairs are required to access the home. The property may not be suitable for guests with limited mobility.
GUEST RENTAL AGREEMENT & ID VERIFICATION
-Guests must complete a Guest Rental Agreement (and ID verification for 28+ nights) to receive arrival instructions.
-Agreements are securely managed through Hospitable, an Airbnb-approved platform.
-No off-platform payments are ever required.
SECURITY CAMERAS
-Exterior cameras (front entrance, garage, backyard) are used for weather monitoring and safety.
-Cameras record video and audio and must not be tampered with.
DAMAGE
-Guests are responsible for any damage or missing items during their stay.
-Repair or replacement costs may be charged through Airbnb’s Resolution Center with documentation.
SUPPLIES
-A starter supply of paper goods, toiletries, and cleaning products is provided.
-Guests may need to replenish items for longer stays.
UTILITIES & OUTAGES
-Power, water, Wi-Fi, or service interruptions may occur in mountain areas.
-Refunds are not provided for temporary outages beyond our control.
CANCELLATION POLICY
-Our cancellation policy applies to all cancellations, date changes, or shortened stays.
-Trip insurance is strongly recommended to protect against unexpected weather or emergencies.
DISCOUNTS
-We offer early-bird, last-minute, midweek, and extended-stay discounts — ask for details!
NO EVENTS OR PARTIES
-No parties, weddings, or large events allowed per county license.
-Small elopements or gatherings within our guest limit / 4-vehicle limit may be approved on a case-by-case basis with prior notice and a small additional fee.
FAMILY-MANAGED HOME
-We’re a small, family-run rental, and we truly appreciate your care of our home and communication during your stay.
-Operating and maintaining a remote mountain home comes with unique challenges, and we’re grateful for guests’ patience if any unexpected issues arise.
LOST & FOUND
-We are not responsible for items left behind after check-out.
-If found, we’re happy to ship belongings at the guest’s expense (plus a small handling fee).
-Unclaimed items are donated or discarded after 14 days.
PACKAGE DELIVERIES
-We’re not able to accept or guarantee delivery of guest packages. We cannot accept mail under any circumstances.
-Carriers sometimes misdeliver or leave items exposed to weather.
-If you need to receive something during your stay, please ship it to a nearby Amazon Locker or local pickup location instead.
-The host is not responsible for helping guests track or return their packages.
