HOUSE RULES

1. Must sign the rental agreement upon booking.
2. A $300 security hold will be placed until 2 days prior to arrival and released 7 days after departure, provided no damages are reported.
3. NO SMOKING ($300 smoking violation fee will be applied to the cleaning fee).
4. NO PARTIES OR LARGE GATHERINGS.
5. NO PETS OR ANIMALS ALLOWED on the property.
6. NO UNAUTHORIZED GUESTS. All occupants must be listed on the reservation. Failure to do so may result in cancellation of your reservation.
7. EARLY CHECK-IN AND LATE CHECK-OUT: $25 per hour, subject to availability and prior approval.
8. DO NOT TAMPER WITH SECURITY OR MONITORING DEVICES. A $50 service fee will apply if a team member is required to readjust any equipment.
9. Government-issued ID verification is required after booking.
10. NO THIRD-PARTY BOOKINGS unless authorized by the host in writing.

Cameras & Noise Monitoring

A noise monitoring device is installed in the living room. It only measures decibel levels and does not record conversations or audio

For security purposes, the property also has outdoor recording cameras located at the front door, backyard, and under the carport. These cameras monitor only the exterior of the property and never record inside the home.

A quick note about occupancy:
Your reservation guest count must include everyone who will be at the home. Only registered guests are permitted on the property unless additional visitors are approved by us in advance. If your plans change, just message us before anyone else arrives.
This includes overnight guests and daytime visitors.
Unapproved visitors or occupancy beyond the property's maximum capacity may result in termination of the reservation.

FREQUENTLY ASKED QUESTIONS

How many people are allowed at the home?
Ten. That's the maximum occupancy, and it's a hard limit on how many people may be at the property at any time — not just how many sleep here. Everyone must be listed on the reservation. If you reserved for six people, only those six may be at the home. No visitors, no drop-ins, no one stopping by. Exceeding it can end a reservation with no refund, and for a crew mid-project that's the last thing anyone needs. Message us before anyone additional arrives.

Is there a security deposit, and what is it for?
Yes — a $300 refundable security hold, and it covers only damage to the property and violations of the house rules. Nothing else. It is not a fee and it is not income to us. Same principle as a hotel holding your card at check-in. You authorize it when you sign the rental agreement, it's placed 2 days before arrival, and it's released 7 days after checkout with no damage reported.

My bank released the hold and then charged it again. What's going on?
That's the bank's process, not ours. Banks — debit cards in particular — handle authorization holds differently, and some release and re-place a hold during a stay. We have no control over it and no visibility into it, so there's no need to call your bank or follow up with us. Magnolia receives no money from a hold. The only way funds leave your account is if we withdraw against the deposit, and we never do that without notifying you first, with an explanation, before anything is taken.

What time is check-in and check-out?
Check-in is 4:00 PM, check-out is 10:00 AM. Early check-in or late check-out is $25 per hour when we can accommodate it. Unauthorized late check-out is $25 per 15 minutes.

We're arriving late after a long drive. Is that okay?
Yes. Your code works from 4:00 PM onward and stays active overnight. Just message us your ETA.

Do you host work crews and extended stays?
Regularly — that's a large part of what this house does. Four bedrooms, two baths, a fenced yard, and a dedicated office space, up to the ten-person maximum. Message us with your dates, headcount, and rotation and we'll quote you directly rather than making you guess at nightly rates.

How does maintenance or cleaning get scheduled during a long stay?
We coordinate around your crew's hours, not ours. Tell us your vacant days and your best window and we'll schedule to it. You'll always get advance notice and a name — never an unannounced person at the door.

Do I have to share personal phone numbers with your vendors?
No. All coordination runs through us in your message thread. If your company policy is that crew numbers stay private, that's completely fine — we'll relay everything.

The hot water in the primary shower seems off.
The primary bedroom shower knob has to be turned to a specific position for hot water — there's a photo in your guidebook showing exactly where. If it still runs cold, message us.

Where does the trash go?
Trash pickup is Tuesday and recycling is every other Friday. Please set bins out the night before and tie off all bags.

Are pets allowed?
No pets, and no smoking anywhere on the property. We keep this house allergy-safe for the medical travelers and families who rotate through it.
