HOUSE RULES

NO PARTIES OR EVENTS
Parties, gatherings, and events are not allowed on the property. Any evidence of an unauthorized party or event (including but not limited to: excessive trash, decorations, alcohol containers, or noise complaints) will result in a minimum charge of $500 USD and may lead to immediate eviction without refund.

PET POLICY
Pets are welcome on the property with a $200 USD pet fee per stay, which must be included at the time of booking. This fee covers standard pet-related cleaning. If an undeclared pet is found on the property (evidenced by pet hair, urine, feces, odor, or damage), a $250 USD unauthorized pet fee will be charged in addition to the standard pet fee, plus the cost of any specialized cleaning or repairs required. Guests with pets are responsible for cleaning up after their animals in all indoor and outdoor areas. Service animals are exempt from the pet fee in accordance with Airbnb policy.

CLEANLINESS AND MAINTENANCE
Guests are expected to leave the property in acceptable clean condition. This includes all interior and exterior areas: kitchen, bathrooms, bedrooms, dining area, patio, pool area, and grill. Dirty dishes must be placed in the dishwasher, trash must be placed inside the designated bins, and surfaces should be free of food residue and stains.


Standard extra cleaning (moderate mess beyond normal use): a fee equal to the cleaning fee listed in the reservation ($150 USD).
Deep cleaning (excessive mess, stains on walls or floors, neglected appliances, or outdoor areas left with scattered trash and debris): up to $750 USD based on actual cleaning costs, supported by documentation and invoices.


OUTDOOR AREAS AND EQUIPMENT
The grill, pool, patio furniture, and all outdoor areas must be left in the same condition as found. Food must not be left on the grill or patio surfaces. Any damage to fencing, landscaping, or outdoor structures will be charged at repair cost.

COMMUNICATION FOR LOCAL GUESTS
Local guests must contact the host before making a reservation.

UNREGISTERED VISITORS
Unregistered overnight visitors are not allowed. Any unlisted guests will be subject to an additional charge based on the current extra guest rate.

FAMILY-FRIENDLY POLICY
Children and babies are welcome, but their number must be specified in the reservation.

MAXIMUM CAPACITY
The maximum number of guests allowed on the property is 11 at any time.

RESPECT FOR COMMUNITY RULES
Guests must respect and follow all community rules provided within the home or property.

ADDITIONAL FEES
By making a reservation, you agree to the following additional fees:


Smoking: $500 USD if smoking occurs inside the property at any point during the stay.
Early Check-In or Late Check-Out (planned): Available only if there are no reservations arriving or departing the same day. Fee: $30 USD. Times: Early check-in until 1:00 PM / Late check-out until 1:00 PM. Must be requested at least 24 hours in advance.

Early Check-In or Late Check-Out (last-minute): If early check-in or late check-out is requested on the same day of arrival or departure, or if the guest fails to check out on time without prior notice, a $100 USD fee will be charged.
Lost Keys: $130 USD for key and lock replacement if keys are lost.


CONSEQUENCES FOR RULE VIOLATIONS
Any violation of house rules may result in the immediate eviction of all guests without a refund. All rule violations are documented with photographs and timestamps, and charges are supported by third-party invoices.

LIABILITY FOR DAMAGES
If breaking the house rules results in additional costs for repairs or compensations for the next guest, the current guest will be responsible for covering those costs. Claims will be filed through Airbnb`s resolution system with full documentation.

COMMITMENT TO THE RESERVATION
By booking, you agree to act in good faith and commit not to damage the property due to disagreements with Airbnb or the host in case of rule violations.

PHOTOGRAPHY AND FILMING SERVICES
