The room was very nice and matched our expectations. Great location. The employee at the front desk was maybe a bit eccentric, but very friendly and helpful.

Kollman Rooms and Apartments is right on the riverfront in the non-car zone, so it's right above a ton of cute restaurants and bars. This is the main heart of Ljubljana, and it's walkable to the major museums, the castle, and galleries. The apartment itself was clean and looked out right onto the area. It wasn't loud at all because the windows were really well insulated.

The property was truly in the centre of the city - a stone’s throw from the river. What a great location and wonderful rooms. We didn’t have the full apartment but our ‘room’ included a vestibule with fridge and kettle, wine glasses and coffee cups - everything we really needed. The Mercator grocery shops (3 of them) were each only 4 minutes walk away. A fabulous stay in a lovely city!

We had a great room on the corner overlooking the river. Brilliantly located, and the room was very comfortable. The only thing (and I might have expected something that wasn't offered in the room type) was that there was only one teaspoon and no bowls, but a member of the reception team supplied them when I asked.

Very disappointed.
I would not stay here again. Chose this place for our stay in Ljubljana due to the amazing reviews and location but we were very disappointed. It doesn't say this property was half a hostel. It was loud. We got the suite, which was more expensive, but weren't informed that we would be walking up to the 4th floor with our luggage. It was not pleasant. Our unit was also dirty. I had to clean the bathroom myself. There was dried urine on the toilet seat and someone's hair in the bathroom. The floors hadn't been cleaned. Just overall gross. Also, have to walk about a mile to park your car if you have a vehicle. Just be aware.

Dear Anonymous guest,We need to respond since your review is in complete discrepancy with other reviews. We are sorry that our accommodation did not met expectation but there are a few things we need to clarify. First of all, Kollmann rooms and apartments are not a half hostel. It is true that AdHoc Hostel have the same reception on the ground floor but Kollmann rooms and apartments are located in the separated building. Furthermore, hostel guests are not allowed to be present in the building where Kollmann rooms and apartments are. Secondly, we do not advertise that there is an elevator in the building because there is no elevator. We listed our facilities 100% realistically but apparently you had not red our description before you made a reservation. The building is protected under cultural heritage laws and it was build in 1750. A vast majority of buildings in Europe like ours do not come with an elevator. A property always lists the facilities, amenities which are available at the property. They do not list facilities which are lacking. For instance, if there is no swimming pool listed under facilities than there is no swimming pool available at the property. Similar logic applies for an elevator/sauna/helipad or you name it.Our rate for cleanliness is very high since cleanliness is among our highest priorities. We are very sorry that you did not come to reception regarding cleanliness issue. We assure that each unit is cleaned after each check-out. Of course worker can do a mistake. We just do not understand why you did not come to the reception once you entered the room. Probably because it was cleaned? In 10 years nobody has had experience like you while staying at our place. If there is a mistake from our side we always try to fix the problem as soon as possible, but we must be notified. Now it is too late. Regarding the parking, please do not spread misinformation because everybody can check on the map and see how far parking facilities are located from our house. 99,9% of our guests know that we are located in the historic city center where is no car zone. It is a pedestrian zone. However, the closest parking place in just across the river. The distance is 350m. The second closest parking place NUK 2 is 450 m away. Much less as you wrote.

Location is perfect!! Easy access to everything . Very central location. The loft we got is very cute . Glad we only have carry on small luggage, otherwise we have to walk the stairs to the top floor . Love to stay again next time .

Room with a view
Lovely room conveniently located in front of the river and the shoemakers bridge , spacious, modern and clean with comfortable bed. Would definitely come back here in the future.

Great stay
Very good location, lots of cafes and restaurants nearby and all the sights within walking distance. Reception was great, they helped with any questions. Room was nice and tidy. Would stay again.

This property makes for an excellent base to explore Ljubljana and to get to convenient pickup points for out of town tours. The property is an easy walk from the train station and sits along the river in the old town pedestrian zone, under the fortress. The room was large with a modern, stylish bathroom. The double windows keep the room quiet once you retire for the evening. Restaurants, cafes, historical areas, the central market are all within an easy walking distance. Ljubljana is charming and this property is a the perfect complement!

This place in an excellent location in the middle of old town! We lived in the top floor loft style apartment which was cosy, and clean (just fyi - no elevators)..all the staff were super friendly, seamless checking in and out, room had great aircon, and we walked everywhere. Would highly recommend :) Thank you Kollman for a lovely stay.

Suosittelemme - upea paikka joen varrella
Vanhassa kaupungissa joen varrella sijaitseva majoituskohde oli nappivalinta. Huoneemme oli nykyaikainen ja ilmastoitu. Huoneessa oli jääkaappi ja lähellä useita kahviloita/ravintoloita joista sai edullisesti aamupalasta illalliseen ruokaa. Ehdottomasti sijainti oli parasta! Lyhyt matka kävelyille vanhassa kaupungissa eikä bussipysäkille keskustaan vienyt kuin vartti kävellä. Liikkuminen kaupungin ulkopuolelle eri nähtävyyksiin oli helppoa ja edullista. Tosin emme tajunneet jotta bussiliput olisi kannattanut ostaa ennakkoon sillä sellaisen omaavat takasivat varman pääsyn bussiin, mutta aina mahduimne mukaan. Mutta yöpymiseen siis, voi suositella, kympin arvoinen paikka. Vähänlaisesti tarvitsimme apua respasta, mutta asiointi sujui hyvin ja palvelu oli ystävällistä.

Superb location and exceptional service
We travelled as a family and had 2 rooms/apartments (nr. 5 and 6). The rooms were very clean, with nice and tasteful furniture, and the bathrooms appeared brand new. We had a view of the river from the rooms. The apartments are located in the middle of the old and very charming district, but nevertheless we experienced no noise at all! We experienced completely unique service when our suitcases had not turned up and then had to be delivered by courier. The messenger had said he wouldn't go all the way to the apartment hotelbut when the man at the reception heard that, he offered to call the courier and explain to him that he was obliged to deliver the luggage all the way to our hotel.It ended with the man at the reception managing everything and picking up the suitcases for us 300 meters away, as cars cannot drive where the hotel is located. Sublime service from a reception! We subsequently stayed at a hotel with one more star (and thus more expensive) and it wasn't nearly as good at all, so we regretted not booking our entire stay in the city at Kollman! Kollman is truly one of the best places I have stayed on vacation and I have traveled to over 50 countries. Great location, excellent service and super spacious, clean and modern rooms. Many thanks to the male receptionist for superb service and thanks for three good days at Kollmann Rooms and Apartment!

Mycket tyst och fräscht rum i supercentralt läge
Väldigt fräscht och rent rum. Luftkonditioneringen var underbar med utetemperaturer över 30 grader. Stora sköna sängar och ett litet kylskåp gjorde det ännu bättre. Bra ljudisolering ett plus. Vi var högst upp utan hiss, så det blev några extra trappor varje dag.

Great location. Large clean room. Be prepared to walk up 69 steps or more to your room!!! Check in slow - interrupted 3 times as the man wanted to answer other people’s queries. Shares entrance and common area with hostel. Ladies on reception more helpful. Don’t expect housekeeping and shower gel!

Amazing! Kollman Apartments was perfect for our stay in Ljubljana. The location was great- central to everything. Our host was wonderful and gave us great food recommendations. Highly suggest staying there. FYI, there is no elevator, so be prepared for stairs! We did not mind :)

Stay here if you are traveling to Ljubljana!
We could not have asked to stay in a nicer and better located place than Kollmann Rooms during our trip to Ljubljana. Clean, modern, and located in beautiful spot along the river, close to everything you want to visit in the historical center of town. Larissa at the front desk was friendly and helpful. If you can, book Room #7 - it's a corner room with nice views.

Gran lugar
El departamento increíble, muy bonito y con una excelente vista al río. Muy bien ubicado en el casco antiguo, todo está cerca, muchos restaurantes y bares. A pie de la estación de autobuses y trenes a solo 10 minutos (1km) Muy buena atención en la recepción, sin duda volveríamos a hospedarnos en el mismo lugar.
