HOUSE RULES:



It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted vacation rental with the City of LA. We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.



This is a short-term rental property only. No Tenants rights apply. You must check-out on the date your contract finishes.



* Minimum age to book is 25 years old. Valid photo IDs will be required from all Adult Guests.



* Check-in is after 4 pm | Check out is at 11 am.



MAX NUMBER OF OCCUPANTS 10 - includes infants. Extra Guest Fee applies

The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. "Occupants" includes small children, infants and any and all visitors. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $100 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.



NO PARTIES OR EVENTS - due to the City of LA's strict ban of parties of large groups we need exact head counts of your guests at all times.



A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip in writing prior to the arrival date.



NEIGHBOR COMPLAINTS

Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines.



CITY OF LA NOISE ORDINANCE - QUIET HOURS: 10 pm – 8 am. No Outdoor Music or Loud Voices during this time.



NO SMOKING Smoking is allowed outside only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors.

Beautiful and immaculate property! Well stocked kitchen and to have private bathrooms was so nice! Great location and views! Highly recommend making reservations and eating at Yamashiro which is within walking distance! Also a short drive to see the Brady Bunch house and the Knots Landing cul-de-sac! Highly recommend this property!

The cushions on both patios outside were ripped very baddly. BBG cover was ripped very badly. The door stops were off the wall. Location was great and it was clean except carpet on main floor back bedroom needed a vaccum. The umbrella did not close on the patio. Overall, nice place.

The property was very clean. Location was near Hollywood Boulevard and minute from downtown LA. Property managers were prompt in there responses pre rental and during the time of stay. I would definitely recommend this property.

Beautiful property in Hollywood Hills

The property is beautiful and spacious. The home is very clean and well decorated and met the needs of our extended family of 10. The outdoor decks are very nice and the views are wonderful. The beds and bedding were all very comfortable. The neighborhood was surprisingly quiet. The only drawback to the house was the parking. The garage is very small as was clearly advertised in the listing, and we were unable to park our SUV in the garage without having to exit the car through the hatchback. Other than that, our stay was perfect.

Hollywood Adventure

We came to LA for family vacation as my teenager children had strong interest in some of the attractions in the area and we also have extended family in Thousand Oaks. This was a perfect location to get to all areas of LA, which is always a challenge with traffic. We were able to walk to Chinese Mann Theater on first day, but learned that the hills can be challenging. The view at this house is absolutely gorgeous, but never felt that it was very loud. Felt very safe in this neighborhood. The house was very clean and well-appointed. Would highly recommend this property!

Post Wedding Retreat

We stayed here for a few days after my son’s wedding in Thousand Oaks. The view was fabulous and a great way to rest and recover before heading back East. We appreciated being able to spread out and each person having their own bedroom and bathroom. I highly recommend staying here.

This beautiful home was absolutely perfect for our stay. Situated in a quiet neighborhood in the Hollywood Hills with spectacular views of Hollywood and LA, we had lots of room to spread out in comfy spaces. Danny, our host was very friendly and helpful. This was the best house for our family vacation! The house is amazing- completely redone and so beautiful! A luxury house with great views

This house in Hollywood Heights is spacious, clean and well furnished. The kitchen is fully equipped. There are two decks, one off the living room and one off the master bedroom, and the views are priceless.
