'Rooms are very tired, dated and not standardised, carpets very dirty in rooms. Television reception was so poor that made viewing anything not possible. Wifi worked, not all televisions were smart in that couldn't view streaming services. Some rooms still have single glazing, meaning cold and very noisy. The kitchen was okay but missing many things like bowls, poorly equipped. Entrance was unlit, making later arrival difficult as unable to see entrance and unable to enter code. Cleaning...

'Not enough room for parking unless you have a small car.Code key system for room very hit and miss. Very nice room when you get in,clean and spacious.'

'Anna and Ian were fantastic hosts. Nothing absolutely Nothing was too much for them. Breakfast continental was gorgeous. Those homemade oatcakes we're so tasty!. The whole house is like a beautiful museum. So many quirky bits and Bob's. The room a spacious amazingly quiet at night for a great night's sleep in such a comfortable bed. If we're ever in Lincoln, this is the place to go again. Many thanks'

'When we arrived at the property we called to get the code for the door the gentleman was very polite , we then got into our room and it was spotless bedroom very spacious for 3 of us the shared kitchen was sparkling had everything you needed having your own fridge freezer in the bedroom was a nice touch. location was nice very quite beds was very comfy only thing I would say is the shower head could do with updating to fit the style of the room as the room was very up to date and stylish, I did...

'The lady who runs the hotel is great and can't be more helpfull. I stayed in a single room which was compact but enough for one person and it had a 3/4 bed which was nice. For a clean, comfortable ensuite room within walking distance on the town the hotel is amazing value. Breakfast was extra but well worth the additional £8'

'The hotel felt dingy and unclean. I'm sure it was nice one day, but that day was a long time ago. Also the access code to the room keys was left on the unattended reception with a list of the guest names, I'm certain this against data protection laws.'

'Great location and very welcoming hosts'

'Really clean and well presented, have tried to book again for August but not available for the dates required Will keep an eye for future visits to the area'

'Well what can I say absolutely amazing stay. Can't fault anything breakfast filled us until tea time and plenty of choice. We stayed in the family room and it was ideal for us ensuite bathroom and the room was cleaned everyday. Definitely booking again. The hosts very friendly nothing a problem.'
