Host was amazing. Our flight got canceled the morning of. He was very accommodating and understanding. Perfect views. Private beach. Perfect, clear water. Very little shade on beach with stairs. Friendly staff. Would recommend.

Very Beautiful Condo
We really loved the unit and the building. Very spacious with 2 1/2 baths and two bedrooms. The balcony area was also beautiful with nice cushioned lounge chairs. Perfect for sitting and reading a book! Communication with the owner John was good as well. we brought a few things to his attention and he did get back to us within less than a day. None of the issues were urgent. My only real suggestion would be to invest in some blackout curtains for the master bedroom. Full sun by 5:30 AM. we would definitely stay in this unit again. I loved the location and the fact that it is only one floor up and we could walk the stairs. The pool is resort like and grounds are beautiful!

Week of paradise at the Cliff
Listing as advertised. 4 of us had a great time in Sint Maarten. The infinity pool is clean and beautiful. The view down to the water and beach added bonus. Basically a private beach down the private steps to the beach. Sand so soft and the water clear when waves die down. We were able to do snorkeling at the beach. Just have to time when waves diminished. Normally not an issue on most days. Easy short walking distance to our favorite beach, Mullet Beach. Food at Rosie’s was amazing there on the beach. Water crystal clear. Organic market for groceries worked great. Prices seemed very reasonable. The Cliff is definitely worth making your home for a getaway.

Awesome Property
Staying this past week at the Cliffs was one of our best vacations ever. John's property is top shelf and we have nothing but praise for the property, location and beach access. The infinity pool is incrediable, grounds are well maintained, unit overlooks the pool and ocean which was a highlight of our stay. Excellent location on the island providing a quiet relaxing stay. We will definately return to this property at the Cliffs.

Beautiful location
It was a beautiful condo and the grounds were perfect, everything from the beautiful pool to the garden, to the accommodating staff. There was a bar serving drinks by the pool which was amazing and the restaurant downstairs was delicious. The location was situated near everything in the island (nothing was more than a 20 min drive, even beaches on the French side). The private beach below was beautiful quiet and secluded. If you wanted more of a crowd, Mullet Bay was a quick less than five minute walk. The condo itself was beautiful in terms of layout and super spacious for us. The only reason I didn’t give it a full five stars was because it didn’t seem that it was given a good clean before we moved in. I cleaned it myself when I got there but this did not ruin our vacation at all, we came Easter weekend, arriving Good Friday and I know a lot of people were off and getting ready for Easter! It was such a beautiful condo that it does not deter me at all from going back. Thank you for letting us stay in your beautiful place!

Great vacation.
The property was lovely and the staff was great. The proximity to mullet bay and the beach was a bonus. The cross breezes in the condo meant we didn’t need AC for the entire visit. Having the condo stocked with our grocery list was a big plus. The pool and the landscaping were beautiful and created a relaxing environment. On a negative note, the dishwasher did not work and the sink leaked from the disposal side. Also, there were problems with the hot water boiler and hot water was intermittently hit or miss. All things considered, though, we would definitely consider another visit to The Cliffs.

Incredible location - Stunning views
The Pros: The Cliff is a very new building located on a stunning small and very private beach. It is not far from the airport but far enough from the noise and bustle of Maho/Simpson Bay. It is also a short drive from some of the nice French side locations like Marigot. The sun sets are stunning and there are some nice easy dining options near by. The Cons: I'l preface by saying some of this was well outside the control of the host, but we did encounter some issues while visiting. - The elevator was out of order several times...being on the 6th floor this did make it a little tough for us and our two kids. - We lost water for almost 2 days. It sounds like this was a major issue with the building and they did work hard to get it fixed quickly. But communication could have been better, we only got a note from the building about the issue almost a full day after the water stopped. Overall we would highly recommend the property and will likely come back again. The issues were small and likely rare. You will love with the Island and the beach...cant' recommend Sint-Maarten highly enough.

The property was as described. It was located near some good places to eat. I enjoyed Fat Tony's, In and Out for the Shwarma, and the Thai place down the street. Mario's is nice on location as well. The pool is incredible and has a great view of the sunset every night. The beach is also nice and was accessible when we visited. We would rent here again if we came back to this island.

The Cliffs is a beautiful property and so convenient to many beautiful beaches. The infinity pool is gorgeous and both John and Stacey are so easy to work with, I highly recommend. The Cliff is a breathtaking place!
I belong to the group of individuals who claim that life is too brief to revisit the same location repeatedly. However, I've now defied this rule for the seventh time. I can confidently declare that St. Maarten has become a home away from home for us. This exquisite and opulent property is ideally situated, with the beach, restaurants, bakeries, and casinos all within easy walking distance. The private beach at the Cliff is both stunning and serene, and Mullet Bay Beach is just a 5-minute stroll away. St. Maarten has everything one could wish for. We will undoubtedly return. Life is fleeting, but places like this remain timeless.

We loved this property- it’s beautiful and has lovely pools and a small and special private beach. Just lovely! We would have appreciated check-in and check-out instructions. If you come to this property, ring yourself through the property gate and the receptionist will have your details of rental, keys, and will give you a tour of the beautiful grounds. Mario’s Bistrot is the restaurant on the property and a special place to be tried. We will be back!

This condo was prefect for our week in paradise! Amazing ocean and pool views from the condo with private stairs down from the pool to the ocean. The complex is beautiful and extremely quite. The condo is very open and comfortable for 2 or a group to entertain (but no parties allowed). Location was great with 6 terrific beaches within 2 to 8 minutes by car, as well as restaurants in Cupecoy, Port Cupecoy, and Maho. John and Stacey were the best to deal with and very responsive. We had an issue with the safe and Stacey found a workable solution immediately. Highly recommend this stay!

I can’t say enough about how magical our stay was. The condo is absolute perfection. We walked to Mullet Bay a couple of times and spent the last day on the private beach just in front of the condo. The Infinity pool is beautiful and clean and the staff was so friendly! I even managed to get a massage in the spa with we were there. I will definitely be back!

This is our second time back at this unit and again had a great time. You cannot beat the location with ease of walking to grocery, restaurants, and the beaches. Stacey was helpful in arranging babysitting and reservations for Pinel Island. The new outdoor infinity pool is amazing.

Great Location with unbelievable view from living room balcony!
Rental was perfectly located! Private beach was just down the steps and lovely, public beach was less than 5 minute walk, grocery store across the street and lots of restaurants within walking distance. The front desk staff answered every question asked and gave great suggestions. It was even possible to have fresh baked goods delivered to the door to have with coffee while watching the sunrise. When there was a problem with the showers the management worked on fixing it three times until perfectly repaired.

Great stay at The Cliff
We greatly enjoyed our stay at this condo. Everything was up to our expectations: the cleanliness, the interior layout, the comfortable beds, a well-equipped gym in the building, the semi-private beach and the superb infinity pool. And what about the spectacular view from the condo's terrace! Ah, the happiness of having lunch and having an aperitif while contemplating the sea! In addition, it should be noted that the owner was very responsive, such as when we pointed out to him that there was no toaster in the condo: a toaster was brought to us early the next morning. Only small downside: the kitchen would benefit from being better stocked with plates, pots, glasses and utensils. For example, during our visit, there were only 4 large plates, which meant that they had to be washed after each meal. Notwithstanding this single point to improve, I recommend this rental without reservation.

The perfect place for us in St. Martin
This was an ideal place for us to stay in St. Martin. This unit is located on the first (not ground) floor of The Cliff, an upscale, modern condo in Cupecoy. There is a very nice outdoor infinity pool, smaller outdoor pool, indoor lap pool, gym and spa. The beach is a few steps down from the pool area. It’s perfect to go in the water and swim there, but if you’re looking to lay on the beach, this isn’t the place. The place feels like a 5* hotel. Mario’s Bistrot is also here. The unit itselfwas exactly as advertised. Very clean, with killer ocean views from the living room/dining area. There’s a large balcony with lounge chairs and a sofa, but no breakfast table. The bedrooms face the tennis courts and parking lot. There are 2 nice bathrooms and 3 toilets. Also a washer and dryer. Everything was clean and in good working order. The Cliff is a very short walk from Mullet Bay and also Jordan Village with its Carrefour Express grocery store and several restaurants. Porto Cupecoy with its grocery and nicer restaurants is a 5 minute drive away. The airport is only 10-15 minutes away by car. Overall, we found it a perfect base for visiting St. Martin. We’ll definitely be back. Thank you John and Stacy!

Excellent, Excellent, Excellent A++++++++
If you are in Sint Maarten, this is a must stay. We had a postcard view from our living area/balcony. Just relaxing in the balcony and watching teal colored water will take your breath away. Close to both the French and Dutch sides of the island, the condo is still very private with excellent (and friendly) security personnel. There is access to plenty of shopping and entertainment without being caught up in a tourist hubbub. I have no complaints whatsoever and am beyond please. Our unit was stocked with every kind of appliance you can think of… coffee machine, electric kettle, blender, washer, dryer. We had beach towels and an umbrella for the occasional rain. Downstairs, the indoor pool and Jacuzzi were a delight and open at all hours. Overall, the condo far exceeded expectations. John, the property manager, is a joy to work with.

Beautiful beachfront condo
I stayed at this condo for my relaxing "mini bachelorette" with my sister and future sister-in-law and it was lovely! The property was in a prime location with a quick taxi ride from the airport, walking distance to a grocery store and several small restaurants, a 5 minute walk to Mullet Bay Beach, and a beautiful pool and small private sandy beach on site. The property itself was spacious, clean, and quiet. It had a beautiful and large balcony overlooking the ocean and property. As an extremely ***minor*** aside, the bedrooms did not have TVs in them as stated in the property listing, but this was not an issue for us at all (just mentioning for others who may find this important). Also, the concierge Stacey was so wonderful to communicate with. We honestly could not have asked for a more perfect stay! Looking forward to hopefully staying here on future visits to the island!

Most Amazing backdrop- Ocean View 💙
I generally have no complaints about the actual property. Location is good. However recommend car rental if planning on moving around the Island. OTHERWISE prepare for 15 to 20min walks which may or may not be a problem for some. There is a Private beach with beautiful blue waters and spectacular scenery. In my opinion for good swimmers and if you are snorkeling. I would not recommend at all for children. The Pool is nice and clean. Great protocols thru out property and I considered it to be very safe and sanitary. The front desk personnel were pleasant and very helpful. As far as My particular unit it was not what was represented. DESCRIPTION NOTED 2 MASTERS (ONE OF WHICH HAD OCEAN VIEW) NOT SO! ALSO DESCRIPTION NOTED TELEVISIONS IN EACH BEDROOM. NOT SO!! After a bit of back and forth Property Mgnr finally had Concierge deliver 2 tvs for bedrooms. Be aware these units are managed by a Property Manager from a company called Smaart Vacation. Although none of the issues were big enough to spoil a vacation it was the Property Manager's disposition and condescending attitude which upset me. Instead of acquiesing to the MISREPRESENTATION of the Unit he decided to ground himself in that this was the unit I rented. When I sent him the description from VRBO he then said, "Well you got 90% of what it says in the description " .... except that I paid 100% as ASKED NOT 90%!!!! Description noted that 2 Master Bedroom w/King size bed. ONE OF WHICH HAD OCEAN VIEW. ONLY ONE WAS KING. THE OTHER WAS QUEEN. BOTH HAD BALCONIES THAT FACED PARKING LOT NIT OCEAN VIEW AS DESCRIBED AND AGAIN NO TVS IN ROOMS. Living room did had a LARGE BALCONY THAT FACED OCEAN AND MADE YOU FORGET ABOUT ALL YOUR WORRIES. It's where I sat and drank my coffee every morning.

We stayed in family in this great unit this summer. The view from bedroom and living room is absolutely amazing. Complex is great and pool nice. Being a few steps away from the nicest beach of the island (Mullet Bay) is a must!

Great property! If you love to relax by the sea then this property is for your.
My wife and I journeyed to St Maarten to visit our daughter who is attending Medical school. The Maho property was great for our stay. We were just down the street from the Medical school. The property had plenty of room for us and easy access to the beach and property pool. The atmosphere is very laid back. The property contact Gwen was great and set us up right from the start when we arrived. Would highly recommend the property.

Back just one day and already planning the next trip
Favorite island? Sint Maarten! Favorite place to stay? Cupecoy Beach Club! Gwen and John provide everything you need to have a wonderful vacation. The Condo is cosy and comfy, well appointed kitchen, high end bedding and the best housekeeper on the island! Great location, just a short drive to anywhere. Every email is returned, every need is met - the "customer service" the concierge provide is top notch. Guess that is why there are so many return guests. It is very hard to leave the stunning rainbows, sunsets and visiting turtles that we were lucky enough to view each day. Can not wait to book next years stay!

The only thing better than a first visit to this condo ...is a repeat visit!!! The house was in impeccable shape, Gwen and her team were terrific on all fronts, and the views, if possible, were even better than last year. ..perfect weather throughout our stay. Great Condo, view and location
Our family of 4 really loved the place. The community was welcoming and our girls were in the pool everyday. There is a happy hour / dinner service at the bar which made it nice for the parents too. The unit was spacious and beautiful. You see the breathtaking sunset every day and hear the crashing of the ocean. The second of cupecoy beach you are on isn’t too inviting for swimming but you can easily get down to it. However Mullet bay beach is only a 5 min walk. We loved the place and the island and hope to be back again!!

There were a great number of positives about this property. The coordination with the concierge was fine and she was charming and helpful. The condo is large and has a beautiful view from one bedroom and the kitchen/dining/living area. The location on the island is great. Here is the negative...we paid for 2 bedrooms, each with an en-suite bathroom. On the first of seven days, the one bathroom had a toilet that did not work and the suspicious thing was that the water was shut off so it was likely a preexisting problem. We were not offered alternative lodging just a promise to fix it.....this went on for eight days and we never enjoyed 2 bedrooms, each with an en-suite bathroom....John did not really see this as a problem and felt that, "sorry..." would suffice. As long as having en-suite bathrooms is not important to you....rent this property, but do not look for any compensation if the delivery is not consistent with the promise...

Dear Paul, Thank you for your review and positive comments! Concerning the flush issue, I would like to be more accurate. In deed, the flush wasn't working well during your stay but I tried during 3 full days to fix it. I did not only say Sorry but went in all hardware shops on both side of the island without any success... This nice unit has a 1/2 bathroom with a working toilet which was 3 yards from your bed so even if the en-suite toilet was an issue you had a great B plan :) About compensation for Dec 15-22 you paid $250/night for a 200 square meter beachfront unit; knowing the market it was one of the best deal you can find on island. So I did not have any room for a compensation for this type of minor issue. FYI for $300/night you had a 17 square meter hotel Room at Mercure with only 1 toilet.. Anyways this toilet now has been replaced by a modern one which works amazingly :) Again sorry about this inconvenience and I will be happy granting you a special discount if you come again in one of the properties we manage Be well John

Very nice and easy stay.
Great ocean front location with direct access to a private beach. 150 meters far from one of the best beaches of the island. Linked to a golf course. Nice, bright, spacious, comfortable, apartment fully equipped.
