Welcome to Hello Sunshine, a six-bedroom lakefront retreat where the dock becomes the living room and the lake sets the pace for everything else. Set in Freshwater Estates on the public side of Lake Anna, this 4,000 sq ft home sleeps up to 16 with three full bathrooms, a game room built for rainy days and late nights, and a private dock with covered boat slip, a jet ski floating dock, and swim platform. Start the morning with coffee on the covered dock pavilion. By noon, the kayak is on the water. By evening, the fire pit is lit and no one wants to go inside. With an open main floor that keeps everyone connected, a chef's kitchen ready for real cooking, and a back deck off of the family room. This is the kind of place where the agenda dissolves by noon. Two hours from D.C. and a world apart.



The Space:

MAIN LEVEL

The open main floor is where the trip actually happens. A great room with vaulted ceilings, hardwood floors, and a stone fireplace anchors the space, flowing into a fully equipped kitchen with gray cabinetry, granite countertops, center island with breakfast bar, oven with a built in microwave, and everything a serious cook needs. The dining table seats 10, with additional seating at the breakfast nook and back deck.



Three bedrooms on the main level:

- Bedroom 1 (Primary): King bed, en-suite bath with soaking tub and walk-in shower, double vanity

- Bedroom 2: King bed, hall bath with shower

- Bedroom 3: Queen bed, hall bath with shower



LOWER LEVEL

The lower level is where the fun lives. A sprawling game room with foosball, ping pong, air hockey, large sectional for movie nights, bar counter with stools, and a cozy day day with trundle for additional sleeping.



Two bedrooms on the lower level:

- Bedroom 4: Queen bed, hall bath with shower

- Bedroom 5: Two full beds, hall bath with shower



ROOM ABOVE GARAGE

- Bedroom 6: Queen bed, full bed, and bunk bed. A flexible space that works for kids, teens, or overflow guests.



OUTDOOR LIVING

The outdoor space is where this property truly shines. Below, a paver patio with lounge chairs leads to the lakeside yard, stone fire pit with built-in seating, and terraced steps down to the private dock.

The dock includes a covered boat slip, jet ski floating dock, swim platform, and a covered pavilion with Adirondack seating and ceiling fan. Kayaks included.



LOCATION

Located in Freshwater Estates on the public side of Lake Anna. Community boat ramp access. Approximately two hours from Washington, D.C., one hour from Richmond, and 45 minutes from Charlottesville.



Guest Access:

To get inside the rental, when standing in front of the door, you will see a YALE smart lock keypad. First wake up the lock by pressing the Yale button, then enter the access code given to you by host into the smart lock keypad, finally press the check mark. The deadbolt will unlock. Turn the door handle and push the door open to gain access.



The Neighborhood:

Hello Sunshine is located in Freshwater Estates, one of Lake Anna’s most desirable waterfront communities. Positioned near the heart of the lake on the public side, this peaceful neighborhood offers easy access to 9,000 acres of pristine water—perfect for boating, tubing, kayaking, fishing, and swimming. The cove is part of a no-wake zone, offering a quiet, safe space for families to enjoy the water. The area is serene, scenic, and friendly—ideal for guests looking to relax and unwind while still being just minutes from local restaurants, breweries, wineries, and conveniences.



To maintain the peaceful character of the neighborhood, we kindly limit occupancy to a maximum of 12 adults.



Getting Around:

Reaching Hello Sunshine is easy, with convenient access from Richmond, Charlottesville, and Northern Virginia. The home is located in Freshwater Estates, a quiet, residential waterfront community on the public side of Lake Anna—central to everything the lake has to offer. The driveway at the home provides ample parking for up to 10 vehicles.



Please note: parking or driving on the grass is not permitted, and we do not allow parties, events, or outside guests. We strive to offer a peaceful, family-friendly experience for all of our guests—and our neighbors.

**Additional Information:**

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- Min Age of Primary Renter: 25

- 12 Adults Maximum

- No Events Allowed.

- There is a No Wake Zone in the water behind the home.

- The backyard is not accessible to people with limited mobility.

- Free Parking for up to 10 Vehicles. (No Parking or Driving on Grass)

- No Pets Allowed.

- Boat lift is not for guest use.

- Exterior security cameras on rear balcony and front driveway (disclosed per policy)

- Minimum stay: 3 nights (7 nights during summer peak season, Saturday to Saturday preferred).



Guest Requirements:

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use keyless entry smart door locks and give you space but are available if you have any questions or need anything.
