This unit has several positives—esp the amount of space and the excellent location for the price. It looks exactly like the photos and has a real “wow” moment when you walk in. We stayed a little over 60 days and had previously stayed in another unit in this building without issues. For this unit, two challenges stood out: noise and the windows.The unit is rarely quiet; sound carries easily. When the tenant’s upstairs were home, movement noise was very noticeable. The restaurant below isn’t busy, but during Mardi Gras and weekends they played music from about 10am–10pm, and the bass traveled directly into the unit. In the right‑side BR, normal conversations from below could be heard clearly starting at 9am.Toulouse St traffic is likely worsened by nearby road construction. Traffic often backed up at the light, leading to honking and loud music all day long. Garbage pickup occurred near 3:00am, and there were occasional late night disturbances like power washing by neighbors at 2am. A restaurant employee (“carnival barker”) outside most days talked non-stop. The windows have bars thus they do not open and are not clean. The unit is already dark, and not being able to open windows felt uncomfortable, especially being above a kitchen. Lack of exit options made me uneasy.The rental staff are pleasant and responsive; not always proactive. The manager noted these units aren’t really used for daily living, which may explain why noise concerns aren’t common.
