- KITCHEN with gas stove, refrigerator, freezer, dishwasher, oven, kettle, moka pot, capsule coffee machine, wine glasses, kitchen utensils, and dining table;

- BEDROOM with a double bed, wardrobe, dresser, and flat-screen TV;

- BATHROOM with raised shower stall, sink, bidet, and toilet.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: private outdoor parking (also suitable for RVs), unlimited Wi-Fi, air conditioning (split system in the living room and bedroom), independent heating, window screens, washing machine, iron and ironing board, clothesline, and hair dryer.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of October 6, 2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Check-in is available starting at 3:00 PM, either in person or via self-check-in.

The method to be used, at the discretion of the operations team, will be communicated before your arrival.

If you check in late—after 9:00 PM—in person, the following rates will apply:

- From 21:00 - 23:00- 25.00 euros

- From 23:00 - 24:00 - 30.00 euros

- From 12:00 a.m. to 1:30 a.m. - 40.00 euros
